Guests tend to spend most of their time in the garden entertained by the antics of resident red squirrels and many wild birds. Changeover day
Changeover day is currently flexible. Departure is normally requested by 10 am and arrival from 2 pm.
Notes on accommodation
Properties are available to be rented together or separately. If separately the only person in residence is occasionally the owner, which makes for a completely private and restful holiday.
House comprises.
Kitchen with gas hob, fan oven, microwave, juicer, toaster, kettle, plus Back kitchen with frig, washing machine, dishwasher, gas boiler. The dining room seats 10+ at an expandable table and provides views to the garden and pool;
The salon is furnished with 2 leather chesterfields (3-seater and 2-seater) and other seating is available to use as required. UK freeview tv is in the salon, and for gamers there is a separate snug with PS2, DVD, CD player; there are 2 double bedrooms, both en-suite with fitted wardrobes; 2 twin bedrooms, one with washbasin unit, the house bathroom with wc, bath and washhand basin, and a downstairs wc with wash basin.
Accessibility
The house has level entrance from the street and from the car park at the rear; wc one downstairs and one outside wc.
Outside
The well maintained walled private garden is mostly lawn and shrubs and surrounded by trees. The tiled in-ground swimming pool measures 10 x 5 metres (depth to 1.4 metres) and is private to this property. The pool house is great for showering before and after using the pool, changing, and keeping sun creams and towels handy. The wc is also useful as an outdoor loo. Sun loungers, table and chairs, and a parasol are provided. A small charcoal barbecue provides outside cooking. Meals can be enjoyed in the shade of the cherry tree while watching the local red squirrels and a host of wild birds including finches, tits, thrushes, woodpeckers, hoopoe - and some identified!
The land extends to 10 acres and includes woodland and riverside walks leading to the banks of the Charente where guests may fish.
Market days are Tuesday and Friday with stalls selling fish, greengrocery, and includes local cheese producers as well as, in season, honey. The Saturday market tends toward organic produce.
Coast/Beach
The beaches of Royan are approximately 1 hour 30 minutes drive, La Rochelle another half an hour.
Golf
Golf is available within an hour in the Cognac area.
Travel
Nearest airports are Poitiers and Limoges, each a one hour drive. La Rochelle and Bordeaux are around 2 hours away.
The property is 400 miles from Calais, and is virtually all dual carriageway, so very easy driving but a bit boring.
Distances
The property is situated in the town 5 minutes walk from shops.
A one hour drive takes you to the historic town of Cognac, to Futuroscope, Valley of the Monkeys, Crocodile Planet and Oradour sur Glane, a small town retained its post war condition after being sacked and burnt by the Germans, who also shot almost all the residents including women and children.
Further details
Supermarkets (x 2), restaurants (x 4), hair and beauty salons, banks, bars, bakers, pharmacies, clothing, gift shop, photocopying and the popular canoe club are all between 3 and 5 minutes walk. Canoes, kayaks and bicycles are available to hire and supervised canoe sessions for children with a range of abilities are provided through the Summer holiday.
Horseriding is available within 5 minutes drive.
Booking notes
A one hundred pound deposit for Unit 1, £300 for Unit 2,is payable to confirm your booking; the balance is due 8 weeks prior to the start of the rental. A fifty pound (Unit 1) £200 (Unit 2) damage deposit is payable on arrival.
There is a cleaning charge of £20 for Unit 1, £60 for Unit 2 if these are not cleaned before departure (especially bathrooms and kitchen).
Bedlinen and towels (not pool towels) are provided. A cot and a booster chair are available free of charge on request.

About the owner
I am a retired researcher and now enjoy spending several months a year at my lovely home in France. It has been a 5 year project to renovate, and incorporates the unique detached apartment which is offered for couples to rent and relax in the delightful garden and surrounding riverside woodland.

Why the owner chose an apartment in this location
It took me 10 months to find and, although much too large, this was the only property to meet my 2 main criteria:
1 - in a town a short walk to shops, and
2 - with a large private garden (essential for my cat!); it also happens to have a lovely pool.
Even so, a total compromise - I wanted somewhere not too far from the Atlantic, far enough south to be warm and have longer daylight, near enough to Calais to be able to drive from Yorkshire, and not too far from mountains.
Mansle is an attractive town with a range of shops, while surrounded by rolling countryside and built around the magnificent River Charente.
Unique benefits of the property
Shops and restaurants etc are a very short walk, yet the large garden is a haven of privacy and peace.
The apartment is quite unique, being a single large room that I could not section because of the features which can only be appreciated in its current state, notably the amazing stone palette in the end wall.
