This modern villa has been extensively refurbished in 2006 and is located within 5 minutes walk of the beautiful Provencal village of Aups. The village enjoys a large selection of bars and restaurants and a twice weekly typically Provencal market. There is also a large village pool, children's playground, tennis courts and a large supermarket within 5 minutes drive.

Bedroom 3 - Twin bedroom, at the rear of the house, especially quiet. Space in all bedrooms for a cot.

Bathrooms: Luxury bathroom, corner shower, WC, heated towel rail and vanity unit. Completely refurbished, 2006.
Separate WC also. Bathroom also in studio.
Kitchen: Fully equipped kitchen with electric fan over, gas hob, large fridge freezer, microwave. Enjoy cooking the Provencal way! There is also an elegant dining area with space for 8 people to dine. 2nd fully equipped kitchen in studio.
Utility Room: Washing machine. Outside washing line. Dishwasher.
Living Rooms: Large lounge with two French dble doors opening onto the large covered terrace comfortable seating for 8 people. TV, Satellite, DVD and video. CD player. Range of books and board games, mind you this is Provence and you won't want to be inside that often!
Other: There is a sun room with views which has sliding patio doors to garden. There is a fully equipped indepenent studio.
In front of the large covered verandah with BBQ there is an additional decking area to relax plus terrace around pool to enjoy the views.

Accessibility
The villa is arranged on one floor so ideal when considering the safety of smaller children. There is a mezannine in the in the independent studio for adults with stairs to bedroom. The outside plot is also on one level.

Outside
The garden is completely enclosed with fencing and gates, it also offers a large play area for children and adults alike. Mainly laid to lawn, decking area, large stone terrace area around the pool for sunbathing. The new pool is 9m x 4 m with steps at one end and ideal for swimming. There are 12 olive trees and some mature fruit trees. Large parking area for up to 5 cars. Quiet location within 5 minutes walk of the centre of the village so you can easily buy your fresh croissants from the bakery in the morning etc.

Coast/Beach
Frejus / St Raphael 1 hour drive. St Tropez 1 hour 30 mins drive. Cannes, Nice and the Riviera 1 hour 30 mins drive. Lac de St Croix 10 mins drive where there are beaches and watersports available.

Golf
www.barbaroux.com - this magnificent golf course is 25 mins drive away at Brignoles. Also www.st-endreol.com at La Motte, also with a fabulous spa for the ladies is only 30 minutes drive. Bookings are advisable in peak season.

Skiing
Nearest resort Val D'allos - approx 2 hours drive. This villa is ideal for a winter, 2 centre holiday.

Aups is the ideal base for a holiday in Provence and within easy reach of the French Riviera, Monaco and the Gorges du Verdon. There are a host of Summertime activities including open air concerts, childrens puppet shows, the circus and regular brocante and antique markets.

Booking notes
A deposit of 30% will be taken at the time of booking. Full pre-payment is due no later than 28 days prior to arrival. In the event of cancellation, the 30% deposit is non-refundable unless we are able to re-let the villa. A deposit of £400 (UK Pounds sterling) will be taken at the time of the final payment and will be returned should no damage/breakages occur.
