All properties are comfortably furnished and equipped with leisure in mind. Each property has fully equipped kitchen with dishwasher, oven, fridge (with ice box). Washing and drying facilities are provided in the restored bread oven. Bed linen and towels are provided (guests are asked to provide their own pool towels). All properties have private terraces with barbeques and comfortable outdoor furniture, including parasols. A cot and highchair are available by request. Changeover day is usually Saturday. Our English property manager is available for assitance and also visit at least twice weekly to clean the pool and maintain the grounds. Information on local services, events, festivals and markets is provided in each property. The 12m x 5m pool in front of the properties has fabulous open views and is lit. On the south side of the pool there are sun loungers and parasols to give shade plus tables and chairs for games and snacks. Guests are free to roam the 3 acre grounds

Converted from the stables Les Ronces is an apartment for 2 people with a double bedroom, with antique double bed and fully tiled ensuite shower room, with large walk in shower, heated towel rail and countertop wash bowl. The open-plan living area/kitchen is dual aspect and has access at one end to a sun-terrace and from the other to a private, shady enclosed courtyard, both have patio furniture. The kitchen is fully fitted with a dishwasher, combination microwave oven and grill, electric hob and fridge with ice-box. There is a dining table with comforatable chairs which will seat upto four, but folds for storage. The living room has a comfy sofa, coffee table and is furnished with a selection of books and games.

Les Noyers is converted from the original farmhouse and sleeps 4-6 (+ cot).
Downstairs is a large 7m x 7m dual aspect living room with an original 2.5 m wide chimney and open fire.
Leading off of this is the private terrace with built in barbecue and patio furniture. The room is comfortably furnished with a mix of vintage and modern furniture and includes a double bed-settee.
The seperate kitchen/diner has seperate outside access and is fully fitted with integrated dishwasher, ceramic hob and built in oven, microwave and extra large (125l) fridge with ice-box. There is a large dining table comfortably seating 6 people. There is also a downstairs claokroom and seperate WC.
Upstairs there are 2 bedrooms; the master bedroom has a king size bed and seating area, the 2nd bedroom has a double and 1 single bed, plus cot.
The family bathroom is tiled and fitted with a bath with thermostatically controlled shower over, heated towel rail and shaver point.

A stone barn which sleeps 8 (+ cot), beautifully converted in 2007, retaining many of the original features. The large (7m x 7m) full height living area has a wood burning stove and is furnished for 8, with double doors leading outside.
Leading off this, to the left is a double bedroom with kingsize bed and french doors outside. The family bathroom is fully tiled with bath and seperate walk in shower & can be "ensuite".
On the right and open plan through the original creches is the well equipped kitchen/diner with french doors to the terrace.
Upstairs to the left a large double bedroom, with kingsize bed has an ensuite shower room with walk in shower. On the right a galleried landing leads to a seperate washroom and WC & 2 twin bedrooms, both with 2 single beds.
The kitchen is fully equipped & fitted with a dishwasher, ceramic hob, oven, microwave & large fridge/freezer. The solid oak table will seat 10 comfortably. Outside a private terrace has BBQ & lg table for 10.

 

Notes on accommodation
The property is very secluded and quiet making it a great place for children to run around in and the property is generally child friendly with cots, highchairs and night lights available. A selection of indoor and outdoor games are provided and a small library of books is available in each property.
Outside of high season heating, if it is required is provided by oil filled radiators and the fires/stoves.

Accessibility
Whilst the property has not been specifically adapted for wheelchair users the site is generally level and easy to negotiate on crutches (personal experience!) The barn, Les Chenes, has good access to ground floor rooms suitable for those with mobility problems and the ground floor bedroom/ bathroom suite is great for those who find stairs challenging. The studio, Les Ronces is also all single level and easy to move around in. There is a bath seat and bedframe available on site.

Outside
Each property has a terrace with built in barbeque and patio furniture. These are arranged to ensure that each is not overlooked from the other properties. All terraces have lovely views. The capacity of the outside furniture is at least the same as the interior dining furniture.
The larger than average 12m x 5m swimming pool, with its terracing, (fully compliant with French safety legislation), is situated in front of the properties in full sun all day. There is shade provided by parasols. Sun loungers and seating are provided.
The 3 acre grounds were farmland but there are mature trees for shade and the area immediately around the property is kept mown in season. We are surrounded by farmland and ringed by woodland and we are privileged to get regular visits from the local wildlife, including the deer who will come very close into the building on occasions, we also have resident hares and many species of birds, red squirrels are common.

Golf
There is an excellent golf course at Chateau on the edge of Bergerac approx 18 miles away.

Travel
Driving: from the channel port of Calais it is about an 9 hour drive.
Flying: Bergerac airport is about 30 minutes drive away and is now well served by low cost airlines:
Ryanair from Stansted, Liverpool and East Midlands airports.
FlyBe from Manchester, Bristol, Southampton, Gatwick, Birmingham, Exeter and Leeds/Bradford airports.
If flying a hire car is essential.
Motorail - Only available during the summer with trains from Calais to Brive, about 1.5 hours drive away.

Distances
Les Charmes lies between the Bastide towns of Monpazier 6km ("plus beaux villages de France") and Beaumont 7km. Beaumont is the administrative centre for the commune and has a bank, post office, tourist information centre and a good selection of bars, restaurants and shops including a supermarket open on Sunday mornings. It also has a weekly market.
Another nearby Bastide well worth a visit is Villereal (10km) which has several good restaurants/bars and the largest of the nearby markets.

Further details
If you need a break from relaxing by the pool, then there are always long walks in the countryside around the property, cycling (bikes can be hired in the nearby town of Monpazier), horse-riding is available close to Beaumont, you can go canoeing on the Dordogne or fishing in the many local rivers – a “carte de peche de tourisme” is valid for 2 weeks and can be purchased from the local “Quincaillierie” (Ironmongers).
For those who want to venture further a field – many of the sites and flavours of the region are within an hour or so drive, and include:
• Sarlat – one of the Dordogne's prettiest and most famous towns.
• La Roque Cageac – which hangs onto the cliff side of the Dordogne valley.
• Domme – one of the most imposing Bastides in the Dordogne
• Les Eyzies-de-Tayac - with the national museum of pre-history.
• The caves of Lascaux – with the world famous cave paintings.
• Chateau Monbazillac – where you can taste dessert wines to rival the best Sauternes.
• St. Emillion – a beautiful village and home to some of the worlds best red wines.
• Cahors – with its imposing medieval architecture.
• Bordeaux – the regional city with its beautiful old town.
