There is a comfortable lounge with TV, Video and DVD player with a selection of family films and board games. There is a fully fitted kitchen with electric oven, gas hob, washing machine and microwave. The master bedroom is upstairs with double bed and also has bunkbeds. There is a separate bathroom with bath/shower. A further double bedroom with adjoining shower room/toilet is on the ground floor. All bed linen is included free of charge. Situated in the garden are two French chalets. Chalet One has two single beds. Chalet Two has a double bed. A cot and highchair is available on request.

Changeover day
We are flexible with changeover days and will consider bookings for any duration of nights (minimum 4).
Accommodation
| Bedrooms: | Bedroom 1 with double bed and bunkbeds. Bedroom 2 with double bed. Bedroom 3 with twin beds (in chalet in the garden). Bedroom 4 with double bed (in chalet in the garden). Note - the chalets do not have private facilities. |
| Bathrooms: | The main bathroom is upstairs in the main house. It has a full bath with shower over, wc and hand basin. There is a shower-room on the ground floor, adjoining bedroom 2. |
| Kitchen: | The kitchen is fully fitted with gas hob, electric oven, microwave, electric kettle, toaster, washing machine. |

| Other: | There are two chalets in the garden each sleeping two persons. They are fitted with pine furniture and have direct access to the garden. There are no private facilities, guests will need to use the showerroom located on the ground floor of the main house. |

All bed linen is included in the tariff. For those guests choosing a two week holiday, clean bedlinen will be provided half way through your stay. Guests are asked to bring their own towels. |

Outside
The garden is fully enclosed and entry is by a private gate which can be kept locked. There is a private pool (approx 4.5m x 5.5m x 1.2m) which enjoys views over the surrounding countryside (available for use between June and October). There is also a dedicated BBQ area. In the barn we have a 1/2 size snooker table and 3/4 size table tennis table. A croquet set is also available.
Coast/Beach
There is an inland lake with a beach at Sille le Guillaume called Coco Plage (10kms). It has bars and restaurants, and offers water sport facilities including windsurfing, swimming, sailing, and pedalo hire. Bicycles can be hired here for the superb trails in the forest which vary in length and difficulty.
Golf
There is a 9 hole golf course at Arconnay (near Alencon) which is 20 minutes drive. There is a 18 hole golf course at Bagnols del Orne, and a 27 hole course at Laval which are both about 40 minutes drive.
Travel
The port of Caen is just two hours drive. St Malo and Cherbourg ports are 3 hours drive, and Le Harve 2.5 hours.
Calais and Boulougne ports are 5 hours drive. Dinard, Tours, and Rennes airports are just 2 hours drive from Les Epinais.
Distances
There are many local villages nearby, including Villaines la Juhell, with shops, cafes, bakeries, and weekly market.
The old town of St Leonard des Bois is only a short drive away with river walks, pony trekking, and Kayak hire. If you are a keen mountain biker, why not test yourself on one of the difficult courses designed by Laurence Leboucher, the world cross country cycling champion who comes from nearby. There are also a selection of bars and restaurants.
Further details
A local supermarket, Super U, is available in Villaines La Juhell, a 10 minute drive. You will also find local banks, shops and restaurants. Market day is Monday.
Fresnay sur Sarthe also has a wide selection of shops and restaurants and is also approximately 10 minutes drive. Market day is Saturday. Bread can be obtained in the village of St Paul le Gaultier, 3/4 mile away.
Booking notes
A 25% non-refundable deposit is required at the time of booking. The remaining balance is due 6 weeks prior to arrival.
