Wood burner and French door leading onto small lawn with picnic table and BBQ. Two tortoises aged 100 and 80 live in the garden. Parking is off road in the grounds of the property. One mile easy walk to a thatched pub and West Somerset Steam Railway. Footpaths from the garden, horse riding and golf nearby. Ideally situated for exploring the Quantocks, Exmoor and the Coastal path which starts at Minehead.

Prices are for the property per week in UK pounds. 3 day break booking, outside the main season, for 5/7ths of the normal weekly rental.
Changeover day
Changeover can be flexible. Arrival time after 3pm and departure before 10am please.

Accessibility
Suitable for partially disabled, as all on one level. Level pathway and drive, parking off road outside the door if required. Tarmac drive easy pushing/moving to vehicle.
Outside
Small lawned garden with solid wood table and chairs plus parasol and barbecue. Views across the fields. Use of owners garden to the rear of their home.
Coast/Beach
St. Audries private fossil/rocky beach 8 miles. Blue Anchor and Dunster sandy beaches 10 and 12 miles. Minehead coastal town/sandy beach 17 miles.
Golf
Cedar Falls Health Farm/golf course 3 miles (9 holes). Oake Manor Golf Course 6 miles (full size) Taunton Vivary Park 8 miles.
Special interest holidays
Railway enthusiasts can walk across the field to watch the Steam Railway trains and only a short country walk to Crowcombe Heathfield Station.
Travel
Nearest airport Bristol and Exeter both 40 miles. Main Line Railway Taunton 8 miles. Bus service to top of lane (Main Road A358 500 yds) to and from Taunton/Minehead and beyond to Lynton and Lynmouth. Use of car recommended but not essential.
Distances
Nearest village thatched pub 1 mile, can walk down a country lane or across the fields. Local shops - Bishops Lydeard 3 miles, start of the West Somerset Steam Railway, with local farm shop, Co-op, PO, health centre, butchers, garage, churches, pubs and restaurants. Dunster medieval village 12 miles. Lynton and Lynmouth 32 miles. Watchet 8 miles and Porlock Hill and Harbours 24 miles.

Booking notes
Upon receipt of enquiry we will respond within 48 hours. Deposit of 20% to secure booking, outstanding total payable 6 weeks prior to holiday. £50 refundable deposit for breakages/damages payable when balance is due and returned within 1 week. If you are compelled to cancel, written notice must be given. If we re-rent the cottage, we will refund your deposit less 20% for admin. If cancelled 4 weeks prior to holiday a max. of 50% will be taken. Cancellation/personal insurance must be taken.
