We own four charming 18th Century cottages set in their own private gardens, providing a rural retreat where you can enjoy open countryside walks and return to put your feet up in front of a cosy wood–burner. Holly Tree Cottage is the largest of these and easily accommodates 6. Ideal for 2 couples, small groups or a family (see bedroom layout). Neighbouring villages boast some delightful pubs (including 2 of Suffolk’s pub grub of the year winners). Within a 20min drive are both Southwold and Aldburgh, popular family resorts. Southwold has a sandy beach and for beer lovers is a must as it is home to the famous Adnams Brewery. Aldeburgh is a pretty Victorian beach resort famous for its fish and chips. Within a 45 min drive is Beccles, gateway to the Norfolk Broads and Lowestoft with its fishing community. Our prices include central heating, lighting and all logs as well as linen and towels. The whole area is ideal for walking, cycling, bird watching, riding, fishing and playing golf.

High season - weekly bookings only. Saturday to Saturday. Other times - short breaks/weekends etc are also available and start date is flexible.

Living Rooms: Converted dairy with vaulted ceiling, exposed beams and Suffolk brick floor. This large room serves as an elegant dining room and a lounge area with TV and DVD. Cosy snug with exposed beams, wood burning stove, TV and DVD.
Other: Large entrance hall ideal for cases, coats and boots. 2 separate staircases to first floor (see floor plan on owner's website).

Towels and linen are included. The property is cleaned prior to the commencement of every stay. Towels and linen are provided. If the stay is longer than a week a second set is provided.

Notes on accommodation
There is ample central heating provided. The wood burner is an additional feature but not essential. Suitable for children. This accommodation is no pets and no smoking.

Accessibility
This cottage is not suitable for people with mobility problems. There are steps between many of the rooms and the staircases are small and winding.

Outside
Large private patio, barbecue, table chairs and parasol. Ponds are fenced for safety. The large garden overlooks open countryside. Cycle route No.1 winds its way past the garden gate.

Coast/Beach
Thorpeness - 15 mins by car, features a large family boating lake, windmill and House in the Clouds. Aldbugh - 25 mins by car, features individual shops, arguably the best fish and chips on the East Coast amongst other restaurants. Southwold - 20 mins by car, features a very family friendly sandy beach with many colourful beach-huts and beach cafes. Award winning pier with restaurant, amusements and other attractions.

Golf
There are two pay and play golf courses within a 10 min drive.

Travel
Norwich Airport 1hr 15 mins drive.
Harwich Seaport 1hr 30 mins drive.
The use of a car is essential in this rural area.

The nearest villages are just under 2 miles.
Local shops just under 2 miles.
