Fawcett Mill is a 3 floor, stone cottage, just 2 miles from junction 38 of the M6. Set in its own tranquil valley in 7 acres of meadowland, bounded by a stream and adjacent waterfall. It looks out over the Howgill Mountains in superb walking country and approx mid way between the Lake District and The Dales National Parks. The local village of Orton is approx 1.5 miles with pub, church, post office/shop, tearoom and chocolate factory. It is on the route of the Coast to Coast walk. The cottage is centrally heated throughout but additionally has a log burner in the lounge and a wood burning range in the dining room and a Rayburn in the 'Nook'. Outside there are extensive terraces down to the stream and BBQ with outside seating and tables. Set up for family and friends reunions and 'get togethers'.

Changeover day
Normal weekly changeover day is Saturday. Weekend lets are 3pm Friday to 10am Monday, irrespective of time used. Normal arrival time is 3pm onwards and departure latest 10am.

Bedlinen is provided for all beds with all permanent beds made up on arrival. On request, bedlinen for sofa beds is left out if required.

There is a sofa bed on the ground floor but the property and its location may be challenging for people with mobility problems.

There are various patios between the cottage and the stream. There is a BBQ and outdoor seating...and if there is no cloud the stars are amazing!

Travel
Motor powered transport is pretty essential to get to and enjoy the countryside around Fawcett Mill. Manchester airport is approximately 100 miles, and then all the way by motorway. The nearest main line station is Oxenholme (about a mile outside Kendal) which is on the West Coast high speed main line between London Euston and Glasgow with most trains stopping. A taxi takes about 25 minutes.

Distances
The village of Orton, our local village, is approx 1.5 miles away for nearest pub and shop! Tebay is about 2 miles away with 2 pubs. Kirkby Stephen, the nearest town, doctor etc about 8 miles, with supermarket and hotels. Kendal is about 14 miles with M & S, ASDA and hospital, Penrith and Appleby both about 30 mins away.

Further details
The local shop/post office in Orton sells most things of importance, beer, wine, cheese, bread, logs (ever wondered if this was written by a guy!). For a serious supermarket , the ASDA or Morrisons in Kendal or the supermarkets of Penrith are the answer.
If its beef, lamb or sausages you are after...look no further! The farm at the bottom of the hill from Fawcett Mill, Raisgill Hall, is owned and run by Steve and Barbara Dunning and they can offer you stunning beef and lamb from their own herds. They'll welcome you with open arms...even show the kids the lambs, if any around, and direct you to to anything you are looking for. They are farmers who think holiday makers are good for their community!

Booking notes
We ask for 20% deposit to reserve a booking and the balance 8 weeks prior. We ask for a £150 security deposit with the balance against breakages and overruns on checking out, which is returned within 7 days of end of rental. We accept animals, if you agree to our terms, at a cleaning cost of £25. Once a deposit for a booking has been made, we regard that as commitment for the full cost. If through unforeseen circumstances a booking has to be cancelled, the full cost is payable. Insurance advised

About the owner
Smugglers Cove and Frongoch Boatyard is owned by a partnership of Geoff Hill, John Wassel and Christopher Smith. We renovated the derelict chapel and cottage on Frongoch boatyard ourselves specifically to holiday let standards assisted by the Wales Tourist Board in 2006. Geoff Hill runs his own company, Roustabout Ltd, based on the boatyard, making and renting out big, colourful Big Top tents ranging in size from accommodating a few dozen people to 3500 people. He loves all things nautical, as does John who lives on a boat in Manchester and is involved in running an arts based charity and a pyrotechnic co. Chris is a retired entrepreneur, living near Bristol who looks after the admin of letting Smugglers Cove. Geoff, lives locally, runs his company from the boatyard is often out & about.
