Dock Cottage has 3 double bedrooms and stands right on the river. It is a Grade Two cottage in a conservation area, 3 minutes walk from Appledore Quay. From the first floor balcony you have a 180 degree view up and down the River Torridge and over the water to the village of Instow and the North Devon hills which rise toward Exmoor. At high tide the river gets busy with yachtsmen, canoeists, passing trawlers, rowers from the Pilot Gig Clubs, the occasional big vessel and even Royal Marines in training. Appledore is an old fishing village not far from Bideford and Barnstaple with quaint streets and higgledy-piggledy cottages. The magnificent beach at Westward Ho! ('Excellent water quality' – the Environment Agency) is 2 miles away. Because of its position on the river and its low sea wall, Dock Cottage is not suitable for young children. No dogs at all. No smoking.

Changeover day
Saturday. Please leave by 10.00 am. Please arrive after 4.00 pm.
| Bedrooms: | There are three double bedrooms. There are two doubles with double beds on the first floor (one with bathroom en suite) and a large double with double bed in the second floor attic which is up a narrow staircase. All bedrooms look out on the river. |

Notes on accommodation
Hot water is provided by a modern gas boiler. There is gas central heating. The cost is covered by the rent.
Bedroom 1: wardrobe, two chests of drawers.
Bedroom 2: wardrobe, chest of drawers.
Bedroom 3: chest of drawers, wall hooks.
Accessibility
There are irregular but wide steps to the front door. The staircase to the second floor is narrow and twists. The main staircase turns. The cottage is not suitable for wheelchairs.
Outside
From the dining room, French windows open onto the terrace and waterfront garden with barbecue, chairs and table.
Coast/Beach
Appledore may not have a beach but the rock pools at the other end of the village – by the Lifeboat Station – are great for children.
Westward Ho! (ten minutes away by car - they charge but it’s worth it) has an enormous beach with lifeguards and good surfing. Putsborough, Saunton and Croyde are good beaches thirty or forty minutes away in the car, all with surfing. Instow has a good sandy bucket-and-spade beach.
Golf
The Royal North Devon Golf Club links are at Westward Ho!, ten minutes drive away. There's two more links courses at Saunton and a long-established course at Torrington.
Travel
Exeter is the nearest airport. Train: From Exeter St David’s Station take the Tarka Line to Barnstaple, then bus to Bideford and Appledore. Coach: National Express runs services to Bideford from where you can get a local bus to Appledore.
Distances
By car, Barnstaple is twenty minutes away, Bideford ten minutes, Westward Ho! ten minutes.
Further details
Sailing: the North Devon Yacht Club is at Instow, over the river – ten minutes drive away. Appledore has its (very good) Maritime Museum. There is a modern swimming pool at Northam, five minutes by car. You can hire bikes to use on the Tarka Trail at East-the-Water in Bideford. The same place hires out canoes to use on the river. Half a mile beyond Appledore is Skern Lodge, the popular outdoor activity centre. The estuary is well known to bird watchers.
Sea fishing is popular locally either from boats (hireable) or from beaches.
There are fishing trips and pleasure cruises on the River Torridge. From Bideford you can take the 'Oldenburg' to Lundy. For walkers: the Devon Coastal Path goes right past Dock Cottage. The RHS garden at Rosemoor is about twenty five minutes drive away. One of the most famous villages in the world – Clovelly – is seven miles away. The all-weather attractions of “The Milky Way” and “The Big Sheep” are on the way to Clovelly.
Appledore has a Post Office cum grocer, a coffee shop, a restaurant, four pubs (all with food) and two fish and chip shops. Hocking's Ice Cream - the best there is - is made in the village. Over in Instow there is food at The Wayfarer pub, at The Boathouse and at The Bar. There’s also the more expensive Instow Arms restaurant. There’s more restaurants in Northam and Westward Ho! (the only place anywhere with an exclamation mark in its name).
Bideford has a Morrisons supermarket. There is an Asda at Atlantic Village, an out-of-town mall, west of Bideford just off the A 39 – about fifteen minutes drive away. Westward Ho! has a Co-op and a good butcher and two bakers.
Everything organic can be bought at the long-established Marshford Organic Foods on the road between Appledore and Bideford.
There are interesting Pannier Markets in Barnstaple and Bideford. Barnstaple has most of the usual High Street shops.
You can buy fish from a trawler on Appledore Quay if you watch out for the notice.
Booking notes
Dock Cottage is from April to November. Lettings are weekly from Saturday to Saturday. A deposit of twenty percent of the total rent is required on booking and the balance is required one month before the letting starts. This deposit is returnable if a cancellation happens more than one month before the letting date. Keys will be posted to you.
Owner profile
About the owner
There are only three important things about a house - location, location, location. Dock Cottage has got all three. Some people just sit and stare at the river for their whole holiday. Once in a while they spot a kingfisher. When we bought the cottage in the 80's it was a mess. It had been the family home of the Harrises (who ran the dockyard) but had been divided between family members. 'Dockside' is the other half - they've got their own website. It's furnished as a family holiday home rather than as a 'let' so some of the pictures on the walls will puzzle anyone who isn't a family member. We and our children and friends still use it. That's us in the boat seen from the patio at high tide.

Unique benefits of the property
It's not everywhere that you can pop out for more milk half way through breakfast while the children crab off the wall. The only downside is that if you fumble a sausage on the barbecue, it'll fall into the river.
