Lone Barn (originally a farm) has a French/European atmosphere with a gravelled courtyard surrounded by the 18th century barn, cottage and main house. The accommodation is all on ground floor level, other than the childrens den in the attic. The open plan living area offers spacious accommodation with original beams, woodburner, and handmade oak and painted kitchen and solid oak flooring. The bedrooms are spacious and have deep mattressed beds with crisp linen and the bathrooms with local lavender products for pampering. For walking and biking enthusiasts, there are picturesque walks from the door on the extensive bridleways/footpaths that surround Lone Barn. The South Downs are only 1½ miles away and the Queen Elizabeth Country Park (4miles) offers horse riding, mountain biking and again an extensive walking area. Beaches, sailing, horse racing at Goodwood and Fontwell, swimming and tennis are all easily accessible in the area. The Bat and Ball pub is a quick stroll away.

Changeover day
Friday is our changeover day, although this is flexible between November and March. Changeover days at Christmas/New Year vary from year to year. Arrival time is from 3.30pm and departure time is by 10am

Bedrooms: Bedroom 1 has twin beds and is decorated in soft cream colours.
Bedroom 2 with its double bed with stairs to...
Childrens den in the attic with 2 futon style single beds (access under beams). There is restricted height access in some parts of the den.
Bathrooms: Ensuite shower room to bedroom with large shower, wc and handbasin.
Ensuite bath room to bedroom 2 with bath and shower over, wc and handbasin, this acts as bathroom to Childrens Den also.
Kitchen: The bespoke oak and painted kitchen which is within the open plan living area is extensively equipped with an induction electric hob with electric oven, fridge/freezer, dishwasher, microwave, kettle, coffee machine, food processor, and toaster.
Utility Room: Washing machine, iron, ironing board, hoover.
Living Rooms: The open plan living area, has sofas and chairs offering comfortable seating for up to 7. The oak dining table and chairs seat 8. Very efficient woodburner, flat screen TV and DVD player, Ipod docking station and CD player, games, books and magazines.

Soft and fluffy towels, crisp cotton linen and bathrobes are provided. If your stay is for 2 or more weeks then there will be a weekly clean of the bathrooms and kitchen and change of sheets and towels.

Notes on accommodation
The cottage is decked with flowers on your arrival or if your visit is at Christmas then decorated with traditional holly and ivy and of course a tree. A goodie basket of homemade and local produce awaits your arrival. The local paper and TV guide are supplied. Full central heating, all costs included in the price.There is an additional double suite available for accommodating visiting friends and relatives, available to let out on a nightly, room only basis. A double suite with ensuite shower room and its own sitting room, so a perfect haven for those rele's to retreat to.

Accessibility
The cottage is on the ground floor level other than the Childrens Den. There is access from our courtyard for wheel chair users (slight lip over doorway). The twin bedroom is probably the most convenient for people with mobility problems as there are no steps to the shower room.

Outside
The cottage has its own terrace for having breakfast in the morning sunshine. The cottage does not have its own private garden, but guests have use of the owners garden, which is large enough to find a hidden corner, or a swing on the 2 swings, a game of badminton or skittles. The tennis court is for guests use, although in need of updating, it is still brilliant for a game of tennis or a muck about with the children (childrens rackets provided). Parking is beside the cottage for one car, however, if you decide to bring two then there is additional closed in parking.

Coast/Beach
We are approximately 3/4 hours drive from West Wittering beach a popular sandy beach. Although Hayling Island and Southsea beaches are only 1/2 hour drive.

Golf
The nearest golf course is either in Petersfield or Waterlooville, both offer play and pay options.

Travel
We are 3/4 hours drive from Southampton Airport. Petersfield train station is a 15minute drive. We do not recommend you to stay here without your own transport.

Lone Barn is ideally situated for short breaks, holiday and business accommodation offering a rural respite in idyllic surroundings. Only 1¼ hrs from London (A3) and 20 min’s from the Cross Channel Ferries. Set in the heart of the Hampshire countryside in a rural, secluded position midway between the famous village of Hambledon and Catherington. The A3 (8mins) gives easy access to the market town of Petersfield to the North and the historic maritime city of Portsmouth to the South. Lying to the East and West are the ancient cities of Chichester and Winchester both within easy reach.Lone Barn is within walking distance (1/2 mile) of the famous Bat & Ball pub on Broadhalfpenny Down, where you will find a good atmosphere. In the summer you can let the minutes tick by as you watch the cricket on the down. There is an excellent choice of pubs in the nearby villages and hamlets. Restaurants can be found in Petersfield and Denmead. In Clanfield (2 1/2 miles) there are several take away's and a good selection of shops for everyday requirements. For those interested in history, Uppark and Hinton Ampner, both National Trust Houses and Stansted, the Earl of Besborough’s estate are nearby. Also the homes of Jane Austen and Gilbert White. Besides HMS Victory, HMS Warrior and the Mary Rose, Portsmouth offers maritime museums and ferries to the Isle of Wight for an excellent day out. Winchester the ancient Capital of Wessex and Chichester the county town of West Sussex have fine gothic cathedrals and can provide an endless source of exploration.

Booking notes
Once a date has been decided upon, completion of a booking form, returned to the owner along with a £150 deposit, secures the reservation. The remaining balance is due 6 weeks prior to the holiday.
