Half mile from Higher Ashton, 1 mile from a good pub/restaurant and PO/stores, at the end of a drive and overlooking a pond a few yards from the owner’s house, is Duckpond Cottage. A detached three-storey house and a two-storey converted barn linked on the ground floor, with original artwork (for purchase) throughout. Beside the house and private to you is an outdoor heated swimming pool (40x15x8’ max. depth, open until 19 September 2011) with large Mediterranean-style terrace (tables/chairs, loungers, barbecue). Also a gravelled sitting out area with tables/chairs. Inside the house is a sauna seating 3. The house is spacious, bright and airy with countryside views from most windows. Recently refurbished, the bedrooms have beautiful iron bedsteads, a large family living room plus a separate snug for cosy nights in.

Notes on accommodation
No smoking, no pets except guide dogs. No fireworks due to the proximity of thatched neighbours. We will accept single sex and younger groups below 25 years old at our discretion. We require a list of names and ages of holidaymakers at the time of booking. Only named bookers can stay.
There are several stair cases and steps and guests are advised that due to the age of the property (over 150 yrs old) there are low beams and sloping ceilings and guests must take care.

Accessibility
Due to the fact that the property was built over 150 years ago, access is difficult for anyone in a wheelchair. The parking is on a slope and the ground floor corridor narrower than in a modern building. As there is a ground floor double bedroom and a bathroom up a short stairway, this room would be suitable for someone with partial disability who can manage a few stairs. We would always be happy to discuss accessibility further.

Outside
At the end of a drive away from a quiet lane and overlooking a pond a few yards from the owner’s house, is Duckpond Cottage. There is a limited amount of parking, fitting a maximum of 4 cars at a squash. The parking is on a slope, down the private driveway. The property is surrounded by beautiful walks and countryside. The pool area is completely lockable and the guests are responsible for supervision of children in this area. Beside the house and private to you is an outdoor heated swimming pool (40' x 15' x 8’ max. depth, open and heated from 8 April - 18 September 2010 & 8 April to 19 September 2011) with large Mediterranean-style terrace (tables/chairs, loungers, BBQ (cleaning fee £10 applies)). Private to you is a gravelled sitting out area with tables/chairs by the upper hallway porch.

Nearest beach at Teignmouth 13 miles. Many other beaches along this coast. Nearest surfing beach at Bude 51 miles away.

There are 5 pubs within 5 miles, the nearest a mile away, all serve good food and can be reached whilst walking. In addition there are local shops, farm shops, tea shops and even a local farm with an old fashioned ice-cream parlour.

Within 2 miles of the cottage is Haldon Forest Park where you can walk or hire bikes for extensive forest trails. There are also extensive bridleways for riders. In the park is GoApe where you can (at certain times in the year) travel through the treetops - an amazing experience. For those coming to the south-west to get married, the cottage is within a short distance of three fantastic wedding venues; The Great Barn, Higher Ashton (a walk away past the church)

Within 3 miles on Canonteign Falls (Englands tallest waterfall). Within 2 miles of Haldon Belvedere. The south-west of England is blessed with fabulous food producers. Locally produced meat, vegetables, fruit, cider, dairy produce and locally caught fish are the foundations on which many local chefs produce outstanding food. We have quite a number of Michelin star rated restaurants in the area with Michael Caines, John Burton-Race and Rick Stein being just three well known locally based chefs.

At the base of the valley (1 mile) is the river Teign and slightly further from here are three reservoirs where fly-fishing is possible. There are a number of local towns with large numbers of art and pottery galleries, such as Bovey Tracey and Totnes. There are also a large number of boutique shops thriving in the area if you are seeking something different from the usual high street shopping.

There is excellent sailing in the area and it is also possible to hire boats and other sailing equipment. It is also for adults & children to attend activity courses as well as cookery and art courses.

Booking notes
A booking is only confirmed after we receive the initialbooking fee with the party member names, which is non-refundable. At this point we will email and post confirmation of your booking along with the booking details. The final booking amount is due 8 weeks prior to the booking start date. If booking within the 8 week period the whole booking fee is due and in the case of cancellation is non-refundable. We recommend that you take out cancellation insurance. £200 cautionary deposit is required.

The Teign Valley is a beautiful area of Devon, nestled in between the sea at Teignmouth and Dartmoor and within easy reach of Exeter (8 miles). We feel we have the best of everything close by.

The property is very well equipped so no worried about arriving to a single blunt knife and some odd cups! There is plenty of everything in the kitchen meaning that you can load the dishwasher and know you still have enough china for later. There are 5 pubs within 5 miles, a village shop 1 mile down the lane and enough beautiful countryside for anyone.
