A recently renovated Grade II listed spacious barn conversion offering 4 bedrooms: 1 double bedroom with en-suite shower and WC and 2 twins are situated on the ground floor and a further double with four poster bed and en-suite shower and WC upstairs. A spacious kitchen/diner with travertine floor and oak kitchen units is located on the ground floor with a farmhouse dining table to seat eight, a gas hob with electric oven, microwave, fridge, freezer, dishwasher and washing machine. Family bathroom with shower over, WC, and heated towel rail. The large lounge is reached via steps from the kitchen and has wooden flooring, exposed beams, low-level stable doors to the garden, TV, Freeview and DVD. Wireless, internet connection available. Accessibility
Trethellan View is laid out on two levels. Access to Trethellan View from the parking area is level. Trethellan Cottage is laid out on one level, although there are two internal steps in Trethellan Cottage. Access to Trethellan Cottage is level, approximately 20 metres from the parking area. Trethellan Lodge is laid out on one level, although the door from lounge to bedroom is quite narrow. Access to Trethellan Lodge is via 4 external steps.

Outside
All cottages are provided with private garden areas, patio furniture and barbecues. There is access to the 4 acres of grounds which include a woodland area, children's play area, playing field, animals and enclosed lake. The property is situated on a network of public footpaths, which includes a nearby stream.

Coast/Beach
Porthtowan - north coast, 8 miles. Falmouth - south coast, 8 miles.

About the owner
We moved to Cornwall from Cheshire in 2004 with the idea of a more relaxed, rural lifestyle, where our children could enjoy the outdoors. All the usual reasons really, and of course our children prefer to be on Playstation than play out! We wanted to buy a property with lots of potential - both myself and my husband love working on property renovation and we fell in love with East Trethellan on our first viewing, particularly when we envisaged renovating 3 redundant barns. We'd probably watched too many TV programmes such as 'Grand Designs' and 'Escape to the Country', and despite our ability to predict the problems encountered on TV, we underestimated the time, cost and stress of our own project! Having said that we haven't looked back and feel proud of what we've achieved.

Why the owner chose a home in this location
Cornwall is a big county and as a newcomer it was difficult to choose a suitable spot. My husband works in Truro, so this was a consideration, but we also wanted somewhere rural, but not remote, and within easy travelling distance of beaches and other attractions. Of course we're biased, but we think we found a pretty good spot! We're a mile from the Falmouth to Redruth road, yet situated in quiet, unspoilt countryside. Feedback from our guests confirms this - they can enjoy a busy day out and yet return to the cottages to relax. We were also keen to buy somewhere with some land - we've worked on the 4 acres that we have to create a variety of areas for our guests to enjoy, whether it's cricket on the field, feeding the animals or using the play equipment.

Unique benefits of the property
We took guidance from experts when we converted the barns, one of whom commented that guests like to see traditional exteriors yet modern, well equipped interiors. We therefore tried to combine these two elements and have hopefully come up with the right mix. We've also ensured that each cottage has it's own garden for privacy, with the opportunity to use the rest of the grounds as well. Perhaps the biggest bonus for our guests is the animals - adults and children alike love feeding the goats, chickens and ducks. A few guests have been inspired to keep chickens after visiting us (and many more have been pestered by their children to take a goat home!)
