Three beautifully converted stone built barns situated on the slopes of an ancient wooded valley within seven acres of well tended grounds. Luxury accommodation at affordable prices. Each cottage is given a great deal of care and attention to ensure our guests enjoy their holiday with us. Be welcomed with a Devon Cream tea of freshly made scones, local jams and clotted cream. Walk across to the sea and pick up the South West Coast Path, a renowned coastal footpath. Wonderful selection of beaches in the area with secluded coves and spectacular waterfalls. Visit nearby world famous Clovelly with its cobbled streets and donkeys, or the many and varied tropical gardens of Cornwall closeby. No noise or light pollution, a hidden treasure for you to enjoy! Sorry but we do not accept pets.

Changeover day
Shipload cottage is available Saturday to Saturday, Windbury and Barley Cottage from Friday to Friday. However, out of season the changeover date can be more flexible.
Arrival time is 3pm and departure 10.00am.

Shipload Cottage (2 Bedrooms)

Split-level detached light and airy cottage with exposed beams and balustrade overlooking the kitchen. No distance from the parking area. Lounge, double bedroom on ground floor, bathroom with bath and shower attachment. Five small steps down to second bedroom with two single beds and shower en-suite with door onto the sun terrace. Imagine having your breakfast on the terrace and just listening to the birds and admiring the wonderful views! Beautiful fully fitted kitchen, cooker, fridge and microwave, with french doors onto a sun terrace and garden. Lovely views across the valley.

Windbury Cottage (1 Bedroom)

Single- storey one bedroom beamed cottage with sun terrace bedecked with masses of flowers all summer and autumn. This cottage is all on one level and full of character with lots of exposed old beams. Large (7 metres long) open plan lounge/dining/kitchen area which has just been totally refurbished with new carpets, curtains and comfy leather two seater sofa and reclining chair. This room is colour co-ordinated in green/cream and a rich maroon. Also new oak kitchen with ceramic hob cooker, dishwasher, microwave and fridge. Very pretty double bedroom with en-suite and spacious shower and new white vanity units. Excellent value for two people.

Barley Cottage (1 Bedroom)

Barley cottage is a very private,beautiful cottage with a large garden overlooking an orchard. Parking space just by the cottage. Light and airy, 3 metres by 4 metres conservatory added April 2009 with french doors onto a new patio area and wonderful views all around. Separate lounge with dining area and lovely views across the valley and the opportunity to watch a wide variety of birds take seeds from the bird feeder on the nearby tree. Three steps down to a separate newly fitted (Dec 2009) kitchen, which includes ceramic hob, cooker, dishwasher, microwave, fridge and a breakfast bar with far reaching views across the valley. Double bedroom with en-suite shower room which has also being updated. Barley is colour co-ordinated in creams and terracotta and offers our guests an exceptional standard and a lot of space for two people. Very, very popular with our guests as lots of space for two people, especially with the lovely conservatory.

Notes on accommodation
All cottages have central heating, TV/DVD and CD player. I have included lots of personal touches. Luxury toiletries, boxed games, books, maps, tide timetables, selection of local teas and coffees. The cottages are located down our private half mile drive so are completely safe for children, plus we have a large paddock with a toy box. Guests are very welcome to walk around the seven acres which includes a two acre ancient woodland and orchard and stile to take you into neighbouring fields where, when dry, you can walk to the sea or just admire the fantastic coastal views. We also keep a small stock locally produced meals in the freezer plus small tubs of locally made luxury ice-cream. We have a return rate of over 65% and have won several recent awards for our cottages. Accessibility
Our cottages are located on the slopes of an ancient wooded valley so although not very steep, it is not recommended for wheelchair users. However, access via our steps is suitable for elderly guests as handrails and lighting are provided.
We are very proud that over 65% of our guests return to Yapham or recommend us to their friends. We hope that you too will consider staying in this very beautiful, unspoilt area of North Devon.

Outside
Yapham cottages are quite unique. We would challenge you to find a better location in the area, as the views across the valley and towards the sea are magnificent. The cottages are set in landscaped gardens within five acres of grounds. We have no near neighbours so it is very tranquil at all times, although we are only two miles from the bustling village of Hartland with its shops, schools and pubs. The Hart pub is in the Michelin Guide 2009 and the food here is quite outstanding. Each cottage has either its own garden or terrace with garden furniture and lovely views of the surrounding countryside and sea. Guests are most welcome to stroll around our gardens, through our orchard and two-acre woodland and along our drive to look at all the wonderful views that surround us. We now have access to a new farm trail which you can pick up from Yapham. This is a new (May 2010) venture for the local farmer to give anyone the opportunity of walking through some glorious, unspoilt countryside.

Coast/Beach
The easiest way to access the coast is by a five minute drive to Brownsham.
The Hartland Peninsula has 12 miles of spectacular coastline so lots of beaches to explore, from sandy beaches to rock pools at the Quay and magnificent waves for surfing. Swimming is very safe on lots of the local beaches but the area is also renowned for its surfing. Magnificent rugged cliffs, spectacular waterfalls

Golf
We have several excellent golf courses on our doorstep, from Hartland Forest Golf Club to the oldest links course in England at Westward Ho! One championship course at Saunton Sands plus two further local courses at Bude and Holsworthy.

Special interest holidays
Enjoy walking? The area is a walkers' paradise. The 17,000 acres of the Hartland Peninsula offer a landscape of wonderful contrasts; high open moorland and ancient woodland give way to coastal waterfalls tumbling from hanging valleys onto rocky shores. In addition, you can walk a new two- mile farm trail right on the doorstep of Yapham and see a myriad of flora and fauna. Enjoy fishing? We have exclusive use of a one and half acre fishing lake within walking distance of our cottages. The lake is teaming with fish for coarse fisherman to enjoy and there is no extra charge for this activity. We can also provide picnic hampers for you to enjoy whilst fishing. Travel
Nearest airport is either Newquay in Cornwall or Bristol and Exeter in Devon. Mainline train from London to Tiverton takes just over two hours and then hire a car from there if travelling from abroad. We can arrange travel from Barnstaple if necessary. We can hire cycles for you if you wish to cycle around the area.

Distances
Hartland village is two miles away. Here you will find food shops, farm shop and cafe, Post Office and store plus 3 pubs, three Churches, Doctors and vets. The peninsula has several tourist attractions, a magnificent Church, Docton Mill Gardens, Hartland Abbey and two miles away the picturesque village of Clovelly. The nearest towns of Bideford and Bude are 15 miles away. We are only 9 miles from Cornwall and all its wonderful places of interest. Lundy Island a nature reserve is 12 miles away.

Further details
Local shops are two miles away. Hartland has one Gastro-pub to be found in the Michelin Guide - The Hart. Food is consistently good and great village pub atmosphere. Plenty of tourist attractions nearby from gardens to historic houses and also children's theme parks. Exmoor National Park and Dartmoor National park are closeby and we are only 9 miles form Cornwall with all its popular fishing villages and coastline. Lundy Island, a nature reserve is 12 miles away and there is a frequent boat out to the island. There are other pleasure cruises available. Walking and cycling are very popular pastimes and many of our guests cycle on The Tarka Trail, 180 miles of footpaths and cycle paths around North Devon. We can arrange bikes from Yapham or you can hire them at various points on the trail. We also have ample room on site to store your own bikes if you wish to bring them with you. Enjoy picnics? We keep a picnic set and picnic blanket for guest's use as well. What a wonderful way to enjoy the magnificent scenery all around!

About the owner
I came to Yapham Cottages in June 2011. It is so peaceful and relaxing. It is just like being on a permanent holiday! I take great pleasure in welcoming our guests to Yapham Cottages. It is great chatting with the guests, and I really enjoy listening about the places they have visited whilst staying here. I can then share the "little gems" they have discovered with new guests. I am delighted to say that many of my guests often become good friends, and keep coming back to visit us. Two couples have already been back twice since I took over, and they have already booked two more visits in 2012! I am also developing social media sites such as Facebook and Twitter. Guests enjoy keeping in touch with what is happening here at Yapham Cottages this way.

Why the owner chose a home in this location
What a difference moving to Yapham has made to my life! After the hectic bustle of life living near London, Devon is completely different. Life is much more sedate. No more traffic jams, pollution, or people rushing back and forth. Everything is so much more relaxed. It is just like being on a permanent holiday! The people in Hartland are very welcoming, nothing is any trouble. They go out of their way to help. It really is a great location. If you are looking for peace and tranquillity, this is it. The only other visible neighbour, is the farm on the opposite side of the lovely valley. And yet the A39 is only a short drive away, giving easy access to Bude, Bideford, and Barnstaple. The Exmoor and Dartmoor National Parks are within easy driving distance.

Unique benefits of the property
There are two fantastic reasons to stay with us at Yapham Cottages. The first one is that it is a great place to come and chill out. You can leave work behind and just relax in your cottage. The cottages are in a quiet and secluded location. There is no traffic noise here. At night you can almost touch the stars up in the sky. You can take a walk through the orchard, stroll through our ancient woodland, or picnic in our paddock. The Hartland Peninsula is a walker's paradise, with the South West Coast Path right on our doorstep. There is a never ending list of places to visit. Hartland Abbey and Docton Mill are both nearby. Each cottage contains guides for the local area, and further beyond in Devon and Cornwall. You will never be left wondering, "What can we do today?"
