This charming 3 bedroom cottage has been tastefully and thoughtfully refurbished and includes an open plan kitchen/diner with original range fire, lounge with wood burner and double doors leading onto patio, 2 double bedrooms and 1 twin (extra single bed or travel cot available on request) and bathroom. The kitchen is fully equipped with top of the range appliances. The interior has been decorated to a high standard with Farrow and Ball paints, solid oak doors and stairs, under floor heating throughout the ground floor and bathroom and contemporary lighting. Outside there is a pretty, fully enclosed garden with 2 patios, one with water feature, table and chairs, BBQ and fire pit. There is a small outbuilding and parking is on a quiet road outside the front of the cottage. And don't worry about packing the cooking essentials, as you will find everything you need waiting for you - salt and pepper, tea, coffee, sugar, ketchup, kitchen roll, washing up liquid, to name a few.

It makes an ideal base to explore Rutland, England's smallest county and enjoy activities on and around Rutland Water, one of Europe's largest man-made reservoirs. It is also in walking distance (2 miles) of the British Bird Watching Fair and a 20 minute drive from the world famous Burghley Horse Trials. So whether you are searching for an activity packed break in Rutland or a leisurely weekend exploring the surrounding market towns then Manton Cottage is for you and your family.
The cottage has plenty of games, books and DVDs to keep both children and adults amused.
What you will find in the kitchen: salt and pepper, tea bags, coffee, sugar, olive oil, balsamic vinegar, tomato ketchup, tinfoil, cling film, kitchen roll, tissues, washing-up liquid, dishcloths and dishwasher tablets.
Non-biological washing powder, matches, plain flour.
A welcome pack containing fresh produce is included and the contents will depend on whether you are a party of all adults or a family.

The cottage is accessed by 4 stone steps and there is a wooden staircase to get to the second floor.

Players have a choice of nine par 3 holes on the Hambleton course or a challenging new 18 hole Championship Normanton course. Clubs are available for hire as are buggies, and the course boasts its own driving range and fully licensed bar and function facility.

Rutland Water is a 3100 acre reservoir with 4 landscaped parks around its shores where you can enjoy walking and picnicking.
If you are feeling energetic you can cycle around the water - in total 27 miles or 16 miles for the shorter route. Cycle hire available at Whitwell and Normanton.
There are two children's play areas - one at Barnsdale and the other at Sykes Lane, Empingham, where the Tourist Information Centre and Butterfly Farm and Aquatic Centre are also situated.
There are two sailing schools - one at Whitwell and the other at Edith Weston, where sailing, canoeing and windsurfing can be enjoyed.

Fly fishing can also be found at Eyebrook Reservoir.
There are 2 birdwatching reserves at Lyndon and Egleton, where you can find out about the successful Osprey breeding programme.
It is possible to take a leisurely boat trip across the water on the Rutland Belle.
Rock climbing and trampolining can be found at the Whitwell site.
Burghley House, Stamford is one of the largest and grandest houses of the first Elizabethan Age, designed and built by William Cecil, Lord High Treasurer to Queen Elizabeth I, between 1555 and 1587. The main part of the house has 35 major rooms, with 80 lesser rooms. As well as looking round the beautiful house, you can also visit the Orangery Restaurant, Gift Shop and Garden of Surprises. The historic parkland was designed by Capability Brown and is still home to a herd of fallow deer.
Burghley Horse Trials are held every September at Burghley House and are one of the biggest equestrian events of the year. It is a 3-day event with Dressage, Cross Country and Show Jumping. It is also renowned for its shopping.
The British Bird Watching Fair is held in August at the Egleton Nature Reserve - only a 2-mile walk from Manton. Often has prestigious guest speaker such as David Attenborough.

20% deposit no later than 5 days following confirmation of your booking.
Full payment no later than 28 working days prior to your arrival.
A deposit of £100 will also be required at the time of booking to cover any damage that may be incurred to the property during a guests stay. It will be refunded immediately following a guests departure.
