The house overlooks 27 acres of open park land with tennis courts, football pitches, swimming pool, sauna and gym, all literally on the doorstep. It is 2 minutes walk to Highbury & Islington tube which is 12 minutes away from the West End. There are many high quality restaurants, bars and small theatres between 5-10 minutes walk away. The house has its own gated entrance and private door within the large garden of the house belonging to the owner. The coach house has its own private terrace on which you can enjoy a drink and BBQ. Families visiting us would be welcome to share our garden. We can provide toys/games and other things to help those with young children have a great holiday. We can also recommend the baby sitters we use for our own children.

Changeover day
Flexible. Please agree arrival and departure times when booking. If you arrive/depart on a changeover day then departure will normally have to be before 10am and arrival no earlier than 3pm. We can safely store luggage to help you.

Bedrooms: 1st floor: double bed. Ground floor: 2 single beds or bunk beds with room for extra single mattress for a child. For an extra charge we can remove these single beds for a double bed. Lounge: 2 sofa beds. The house is open aspect without internal doors.
Bathrooms: Ground floor has a wc, basin and shower. First floor has a bath, wc and basin.
Kitchen: Fitted kitchen with electric hob, oven, microwave oven, fridge/freezer, dishwasher and washing/drying machine.
Utility Room: Iron, Ironing board & cleaning equipment.
Living Rooms: Large lounge/dining area with views to the garden. Access to a private terrace overlooking the garden. Dining table, two sofa beds DVD and Freeview TV with free wireless high speed broadband connection available.

Towels and linen included. For those staying two weeks linen and towels will be changed after 7 days. Additional maid service available for extra charge if requested.

Notes on accommodation
The property is light and airy so is quite cool in the summer. It is centrally heated by an innovative radiator system which is very eco-friendly. Children who are safe with stairs should be fine though the floors are very solid and you will need to watch the small ones as a tumble will hurt. We have stair gates that can be installed if you want to protect young toddlers.

Accessibility
There is a step up to enter the house and it should be possible for a wheelchair to enter the front door and give access to the ground floor rooms. The ground floor bathroom will take two people though it is not roomy.

Outside
There is a private terrace that you would have sole use of. It is a nice area to sit out and enjoy a drink or perhaps BBQ. The terrace overlooks the large garden of the main house. Guests with children are welcome to share the garden with our family.

Coast/Beach
The nearest beach is on the Kent or Essex coast around 60 miles away. A day trip to the beach by train is very possible and enjoyable with a number of different options to suit your requirements.

Golf
There are several golf clubs nearby with the nearest ones being Highgate and Hampstead, both around 5 kms away.

Special interest holidays
The property is close to the Business Design Centre and is used by many visitors with trade exhibitions there.

Travel
Car hire is unnecessary in our view. London has excellent public transport and safe licensed taxis easily hailed on any street. We can help you manage London's parking restrictions if you drive, please ask.

All airports c40-45 minutes. St Pancras Station for Eurostar trains, 5 mins.

We recommend using the Oyster card system which is prepaid access to buses, tube and some trains. It saves money and time queuing for tickets.

Door to door journey times: Oxford Street for shopping, 15 minutes. West End/theatreland, 15 minutes, City area for business 15 minutes, St Pancras, for high speed trains to Europe, 5 mins, South Bank for London Eye, concerts and river walks, 25 mins, Tower of London, 25 mins, Trafalgar Square, 25 mins, Buckingham Palace, 25 minutes, Regent's Park/St James' Park/Green Park, 15-20 mins, Madame Tussuad's/Planetarium, 20 mins. Most places are within 30 minute journey time.

Further details
Islington has many excellent bars, restaurants, pubs, theatres and specialist shops. Most of these are 5-10 minutes away. There are local supermarkets, a bank and post office all within 3 minutes' walk.

Booking notes
To book there is a 25% deposit which is non-refundable in the event of cancellation. The balance is payable 30 days before arrival. If payment is not made then the booking is cancelled and deposit lost. Please pay by cheque, bank transfer or by credit card using www.paypal.com (4% fee applies) or www.moneybookers.com (£1.50 fee).

On arrival, a security deposit of 200 is required in cash (pounds, dollars or euro) which is returned at the end of the stay if there is no damage.

I work in in financial services and my wife Emma is a local GP. We have 2 boys and 2 girls all under age 8. We have lived in the area for 9 years and I have been here for over 20 years. We can share with you our local knowledge to ensure that you get the most out of your stay.

Why the owner chose a home in this location
There are great local amenities and excellent transport links. We are less than 100m from Highbury & Islington tube station giving access to the West End within 15 minutes and 5 minutes to St Pancras International. Across the road are 27 acres of parkland with a fitness centre (two heated pools, a full gym and sauna/steam rooms) and a children's park 1 minute's walk away. there are tennis courts and football pitches within 5 minutes. There are a large number of restaurants and bars within 5-10 minutes walk.

Unique benefits of the property
We use the coach house from time to time if we have large numbers of extended family come to visit. Other than that we like to let out to families visiting London on holiday. The coach house sits within the garden area of our house and we are happy to share the garden with visiting families. As we are next door, if you do have any questions then we are usually available to talk to.
