The Stables were built in the 18thC to provide stabling for horses, space for a coach, a bothy for the stable lads and a loft above to store hay. They sit next to the Manor House at the edge of the village of Martin in the heart of rural Lincolnshire. The Wolds lie to the east, the fens to the south and the historic city of Lincoln to the north. Martin is within easy reach of the market towns of Sleaford and Horncastle and the Victorian spa town and famous golfing centre of Woodhall Spa. Some of Lincolnshire's most beautiful coastline is less than an hour away. The gently rolling countryside is ideal for walking or cycling and the area is rich in wildlife with many Nature Reserves, ancient woodlands and interesting gardens to visit as well as opportunities for coarse fishing. Lincolnshire is steeped in history, nearby are several castles as well as the magnificent cathedral in Lincoln. Lincolnshire played a large part in the WWII and there are many points of interest nearby.

'Box Bed' in living area with king size mattress, suitable for 2 adults or 2 children.
Kitchen with Rangemaster cooker/oven, microwave, dishwasher, belfast sink, fridge, freezer, kettle, toaster.
Bathroom with copper bateau spa bath and waterproof telly, sauna and show combination unit, washstand and wc.
Washing machine, dryer and chest freezer in outside laundry room.

Single 'Box Bed' in this room suitable for 1 person.
The Kitchen is fully equipped with 'Everhot' cooker/oven microwave, dishwasher, kettle and toaster.
Bathroom with sink, wc, walk-in shower and wooden bath with waterproof TV.
Special care has been taken to make this accommodation as wheelchair-friendly as possible. The floor is level throughout and doors are all extra wide. The kitchen has been designed with wheelchair users in mind and there are grab bars in the bathroom.

 

Notes on accommodation
The 'Bothy' has underfloor heating whilst the first floor 'Hayloft' is heated by cast iron radiators. The heat and hot water is provided by a wood pellet boiler and solar panels. There are also wood-burning stoves in both units.
The accommodation is highly insulated - the walls and ceilings are covered with breathable lime plaster and below this lie battens of cotton and hemp and boards made of natural wood fibre. Below the floor lie layers of highly insulating and breathable lime and re-cycled glass (called glaster).
Only materials with natural breathable qualities have been used, such as the eco-friendly paints and wood stains used on the wood.
Sofa and chairs are covered in either cotton/linen or leather, mattresses are made of organic Welsh wool and cotton, towels and bedding are cotton (mostly organic) and rugs are mainly made of wool. Chemical-free soaps and cleaning products are provided for each stay.
A welcome hamper and fresh flowers are provided for each stay.

Accessibility
Special care has been taken to make the ground floor 'Bothy' accommodation as wheelchair-friendly as possible. The floor is level throughout and doors are all extra wide. The kitchen has been designed with wheelchair users in mind and there are grab bars in the bathroom.

Outside
There is a small private garden area with patio, barbeque/chiminea and outdoor seating for each of the accommodation units. Raised beds with herbs and vegetables of the season are available for guests' use. The use of the owners' Hot Tub is also possible.

Coast/Beach
Skegness is approximately 1 hour's drive (32 miles).

Golf
5 miles to National Golf Centre in Woodhall Spa which includes;
The Hotchkin Course – voted best inland course in the UK by Golf World magazine, a classic British heathland course.
The Bracken Course – an ideal complementary course in a beautiful parkland setting.
Academy – One of the leading practice facilities in Europe which can offer golf schools and private tuition in exceptional surroundings.
In addition there are golf courses at Martin Moor and Blankney, both within a few miles drive.

Special interest holidays
From Spring 2009 we will be opening a small tearoom and gift shop on the premises and will also be running small courses and workshops. Types of courses will include quilting, basket-making, knitting, rag rug making and other craft courses as well as practical courses such as cookery and growing organic vegetables.

Buses run regularly through Martin to Woodhall Spa, Lincoln, Sleaford and Boston.
Nearest Train Station - Metheringham - 4 miles.
Newark Main Line Station (train network to Scotland and London) - 28 miles.
East Midlands Airport - 60 miles.
