Located in a quiet Warwickshire village, with good local pub and restaurant and close to the famous town of Rugby, home of Rugby football! There are several golf courses close by including The Warwickshire championship course and the world famous Belfry! Rugby station is only 10 mins away with direct trains to Birmingham taking 30 mins and London in just 50 mins! Being only 10 mins from M1 and M6 motorway intersections the Peak District and Derby Dales to the north are only 1.5 hours away and the Cotswolds are only 40 mins to the south along the famous Fosse Way. Stratford is also only 30 mins drive for theatre enthusiasts. There are many local pubs and restaurants in the area offering varied cuisine and real ales. Within easy reach of Coventry, Birmingham and East Midlands airports.

Kitchen: Modern kitchen has gas range cooker, fridge, dishwasher, microwave and island work unit.
Wood panelled breakfast room has oil fired 4 oven Aga with 2 hot plates.
This room also has dining table and sofa.
Door to servant's staircase and to front garden.
Utility Room: Utility room has a washing machine and stone sink.
American fridge with water dispenser.
Doors to kitchen garden and to courtyard.
Living Rooms: Fully panelled dining room with choice of tables.
Inner hall with 2 sofas, gas coal fire, main staircase and door to main garden.

Other: Across the rear of the house is the garden room with 2 sets of double doors onto the garden. Furnished with sofa and chairs and dining table/chairs. This room is accessed from both the lounge and the library and there is a door to the front garden.

 

Notes on accommodation
The ground floor is fully wood panelled throughout with open fires, tapestries and weaponry and is also home to Hector, our suit of armour!
The library is well stocked with books and games.
There is a staircase, open on one side, to the attic furnished as occasional sleep-over room.
There is a study room adjacent to the twin bedded room which is also accessed via secret stairs from the dining room.

The accommodation has 3 staircases with principle bedroom 3 is on the second floor with its own, narrow, staircase.

Outside
Outside to the front is a gravelled courtyard, surrounded by barns, providing ample offroad parking for a number of vehicles, and a lawned area with garden table and chairs.
The main garden to the rear has beautiful open views across fields and countryside with a gravelled barbecue area with tables and chairs to take advantage of both the morning sun and evening sunsets.
There is also lighting outside.
The balcony off the master bedroom also has a magnificent outlook!

Golf
There are several golf courses nearby.
The closest being the Ansty Golf Course, in the village of the same name, only 10 minutes drive away.
The Kenilworth, at Kenilworth! is about 20 minutes drive.
The Warwickshire championship standard course at Leek Wootton is about 30 minutes drive.
The world famous Belfry Golf Club is approximately 40 minutes drive away.

Birmingham, 30 minutes by car.

London Luton, 1 hour 15 minutes by car.

Royal Leamington Spa railway station is 30 minutes away with direct line to London Marylebone in 1 hour 20 minutes.

Distances
The Old Manor House is in the hamlet of Harborough Parva, very private but 5 minute walk to the village of Harborough Magna. The Old Lion in Harborough Magna is a wonderful country pub serving real ale and good food.
The award winning village of Easenhall is only 15 minutes walk away and here is the The Golden Lion country pub and
restaurant renowned for its restaurant and fine wine.

Booking notes
To book the house please email the owner we can give phone number if preferred. A security deposit of £100 is charged for breakages and damage. This will be returned 2 weeks after vacating the apartment. The full amount is payable 2 weeks prior to departure.
