Right in the heart of the Dale nestles our little welcoming cottage, providing you with a delightful place to come back to after a day's walking, cycling or the myriad of other outdoor activities available in this part of the world. You will find everything you need for a relaxing break - we want guests of all ages to feel at home, so have provided everything we can think of that you might have at home. Children will enjoy the PS2 or watching their own DVDs in the big bedroom while adults relax by the open fire in the lounge. We've provided some games, DVDs and iPod dock for you as well as every conceivable cooking item from a rolling pin to huge casserole dishes. All our furniture was lovingly chosen especially for the cottage and has comfort and character in mind. The central heating and modern kitchen and bathroom provide comfort, while the open fire and beams provide atmosphere!

Notes on prices
Prices are per week in GBP, discount on request for low occupancy, booking within 1 month of arrival and for longer stays.
Dogs are subject to £20 charge, and you must inform us if you intend to take one.
All fuel including coal, final cleaning, WIFI, bedding, bathroom and kitchen towels is included in the price. We also have a landline phone, with an honesty box.

Changeover day
Arrive at 4pm, leave by 10am unless otherwise negotiated. Changeover day will usually be Saturday, but this is negotiable during quiet periods or for late bookings.

Bedrooms: 1: King size bed & space for cot.

3: Bunks + single with visitor bed under (sleeps up to 4), PS2
Lamps, radiator, wardrobe, mirror, towel rail, bedside tables and chest of drawers in each room.
Bathrooms: Bathroom with bath and separate shower cubicle, loo, wash basin in modern white, tiled and with heated towel rail. Each bedroom is equipped with matching towels and rail for storage.
Kitchen: A modern kitchen with ceramic hob, eye level oven, freezer, dishwasher, fridge and washing machine. Equipped for people who like to cook! Pans of every size, baking tins for roasts & cakes, scales, mixers, loads of crockery, cutlery and serving platters.
Utility Room: We call this the boot room - the boiler ensures it's stays warm, and there's storage space for boots, coats and cleaning equipment. Iron, ironing board, vacuum cleaner, broom and mop available.
Living Rooms: A lovely place to snuggle up! Separate lounge with beamed ceiling, open coal fire (coal included), TV (free-view channels), DVD / CD player (DVD selection available) . Lamps and rug, leather sofas, armchair and foot stool.
Other: Dining room with fireplace, beamed ceiling, large antique pine table and dresser. Collection of games in dresser cupboard, with china tea service stored in the top.

Notes on accommodation
Minimum booking 3 nights; arrive after 4pm, leave by 10am, but this may be negotiated during off peak times. One well behaved dog is welcome for a charge of £20, but we expect them to stay off the furniture and remain downstairs. The property is absolutely no smoking.

Accessibility
Bedroom accommodation is on the first floor, so we suggest that the property is unsuitable for those with mobility issues. The front door is more or less the same level as the road, and the ground floor is flat with no odd steps or bumps.

Outside
Outside we have a garage with hard standing, + 2 further parking spaces. To the rear there is a gravelled patio area with delightful open views over the field and up the dale. During the summer months, a table and chairs are provided. To the front there is a small bench against the wall of the house, and just across the track a path leads down to the brook where there is a small seating area. Again, in summer months a small table and chairs are provided. You can also help yourself to the soft fruits which grow seasonally by the brook.

Coast/Beach
We are about 1hr and 3/4 from the coast, but paddling in the Arkle Beck in summer is the nearest - and there are some very pleasant places to sit and picnic on its banks.

Golf
There are several golf courses in the Dales within an hour's drive.

Travel
Use of car is essential.

Distances
A walk of 2 mins into the quiet village of Langthwaite will get you to the Red Lion pub, and half a mile away up the dale is the CB Inn, renowned for its good beer, food and children's play area. The village of Reeth is 3-4 miles away across beautiful open moorland, and here are more pubs, tea rooms, Post Office, general store, craft shops and village green. Richmond takes about 25 minutes, with Scotch Corner being approx 45 mins away. Barnard Castle is 10 miles up hill and down dale.

Further details
You may never have heard of Arkengarthdale - if you have, you'll understand its attraction! It is the least known, quietest and most remote of the Dales. We think it is perhaps the Dales' best kept secret. If you love the wildness of remote moorland scenery and getting away from tourists and traffic, you'll love the contrast between this Dale and the busier, more popular Swaledale. Despite its rural location, we are only 200 metres from the friendly village pub, The Red Lion, which serves food and drink, as well as only 3 quarters of a mile from the CB Inn with its open fires, play area, pool table and locally sourced, superbly cooked food.Both pubs will lend you dominoes or packs of cards to while away a couple of hours while sampling local beer. Outdoor activities abound in this part of the world - with hundreds of footpaths and bridleways to be explored right from the door. For the more adventurous there is caving, biking, canoeing, rock climbing and horse riding, with a riding stable just a couple of miles away. Reeth - about 3 miles away, has a tourist information centre and they can point you in the direction of what you need to know. Whether you want to explore a new village or town every day e.g. the cheese factory and livestock market at Hawes, Richmond Castle, or just enjoy the peace and quiet of the Dale, we hope you love coming back to Brookside cottage.

Booking notes
25% non refundable deposit required within a week of booking; balance is payable 8 weeks before you arrive. Cancellations - balance less deposit refunded if we can relet. We ask you to agree to our terms and conditions before any money is paid. Payment by cheque or direct transfer. (Soon we hope to have a paypal facility when our own website is up and running.) We hold a £100 deposit, refundable when you leave and the cottage has been checked. You must take out your own holiday insurance.

Why the owner chose a home in this location
We've been spending new year in the Dales for 20 years, since we first met and fell in love with Arkengarthdale. Its unspoilt remoteness and peace provides such a fantastic escape from real life! Both our girls have grown up loving that part of the world and it has always been a dream of ours to own property there. After a long weekend there during May half term, we found Brookside and it was just what we were looking for.

Unique benefits of the property
Brookside has everything we wanted - it's comfortable and cosy, yet with plenty of space. We love the outdoors, but enjoy having somewhere homely to come back to. We enjoy spending holidays with friends and Grandparents so it was important that our cottage had enough accommodation for them too! It's in a sheltered position yet enjoys views up and down the dale from all its windows. We rent it out only to cover expenses, and we hope that guests will love the area as much as we do.
