This light and inviting family holiday house is perfectly situated in a quiet cul-de-sac location less than 5 minutes easy walk to Broadstairs High Street and the beach. There is plenty of space in which to relax in comfort, together with ample storage and a well equipped kitchen. Helpfully there is an upstairs bathroom as well as a separate large ground floor shower/wc. The private pretty enclosed rear garden is west facing and there is a large shed in which to store beach items and bicycles. Usefully given its central location, the property has off street parking for one vehicle directly outside the front and further street parking nearby. There is gas central heating, double glazing, a digital box and a DVD player. You will also find a collection of books, games, DVDs, toys and videos. Children and babies are most welcome and catered for, but we request no pets and no smoking. We are registered with the local tourist board.

Prices for the property are per week in UK Pounds.
The normal change over day during the summer is on Saturday.
If you are considering a rental period of more or less than a week or a longer rental period during the winter months, please contact me as discounts are available.
Changeover day
Saturday is changeover day. The house will be available at 2pm on the date of arrival and needs to be vacated by 10am on date of departure to allow us sufficient time to clean.

| Kitchen: | The kitchen is well equiped with cooker, fridge freezer, washing machine and microwave. We have tried to provide all the crockery, glasses and cooking utensils that will be required. There is a table, four stools and a door leadings to the back garden. |
| Utility Room: | There is a utility cupbaord in the kitchen and clothes pegs etc. are provided. There is a washing machine in the kitchen and a clothes dryer in the garden in case this is needed. There is an ironing board and iron in the house as well as a hoover. |
| Living Rooms: | There is a three piece suite in the living room as well as side tables, a dining table, a side unit and six chairs. A television, Freeview, DVD, video recorder and radio are provided together with some books, childrens' films, toys, and games. |

Whilst linen is provided (except for the cot), please could you bring your own beach, house and tea towels. The house will be cleaned between each let. |

Notes on accommodation
No dogs or other pets. No smoking. Children welcome – high chair and cot available (please let us know first so that we can put these items out for you ready for your use). We respectfully request that you undertake to leave our house as you find it. There is room under the stairs to store golf equipment.
Accessibility
This house has not been specially constructed or adapted for wheelchair users. We have an access document which we can send to you if you have mobility problems in order that you can decide whether the property may be suitable for you. Please ask for further details.
Outside
Outside there is a pretty front garden and an fully enclosed private rear west facing garden. The garden table, chairs and sun umbrella stored in the large garden shed are provided for your use and you can also use this shed to store your beach things, bicycles or other sports equipment that you might want to bring with you. The garden is big enough for children to be able to play.
Coast/Beach
Broadstairs’ Viking Bay (5 mins walk) is one of the best beaches in the South East. It is a deep sandy beach that is well sheltered from all but the worst winds – making it ideal for spending the day playing and swimming. There is Summer entertainment on the beach for children including trampolines and swings, low tide rock pool and lifeguard service. The coast at Broadstairs is spectacular for walking and cycling, with great walks along the promenade and rides along the clifftops.
Golf
This part of Kent has many good golf courses including, of course, the famous Sandwich Bay course (about 1/2 hour drive by car). If you would like to make contact I can send you details for all the local courses that I am aware of. Broadstairs makes a good base for a golfing trip with plenty for a 'non golf playing other half' to do.
Skiing
There is a dry ski slope some 45 minutes drive from Broadstairs.
Travel
By road: Excellent road links with the M20 and M2 motorways close by provide easy links from London and its airports via the M25 orbital motorway.
By rail: There are frequent trains between London Victoria and Charing Cross, and Margate, Broadstairs and Ramsgate. Journey times are approximately 1 hour 50 minutes (Victoria) and 2 hours (Charing Cross) - Southeastern Trains- Tel: + 44 (0) 845 000 2222
Distances
Ramsgate with its maritime history and Royal Harbour is only a couple of miles along the coast. There are great restaurants overlooking the harbour, not to mention the Casino and Arcades. Cliff-top walking in Thanet is fantastic and from Ramsgate you can walk all the way to historic Sandwich.
The cathedral city of Canterbury is only a 25 minute drive away.
Westwood Cross Shopping Centre with many household name shops is just 10 mins drive.
Children have Howletts and Port Lymph zoos.

Broadstairs is a traditional English seaside town that is wonderfully unpretentious and unspoilt. It has an association with Charles Dickens that includes a Museum, Bleak House and Dickens festivals with locals in fancy dress. There are enchanting little cottages and fishing boats which bob in the quaint harbour. However the calm of the town belies the fact that there is lots to see and do. There is a traditional high street with a good variety of independent retailers, together with many fabulous restaurants, pubs, cafes and bars. There is a bandstand overlooking the main Viking bay beach, to which there is a lift to provide easy access. During the Summer there are weekly firework displays, donkey rides, a traditional Punch and Judy show and kiyak hire on the beach. A promenade offers scenic coastal walks to adjacent bays and beaches. The night life in Broadstairs is lively and varied. In early August the town holds its immensely popular Folk Week which attracts musicians and artists worldwide. There is a small cinema in the town centre and a large modern cinema at the new Westwood Shopping Centre (10 mins drive). The coast at Broadstairs is spectacular for walking and cycling, with great walks along the promenade and rides along the clifftops. Additionally there a number of other beaches to explore within easy walking or driving distance. The local tourist information centre, located in the Dickens museum has lots of information about Broadstairs and the surrounding area which is available on request.

About the owner
I live with my husband and two children close to Reading in South East England. We are about as far from the coast as is possible in the UK, but we love the Kent seaside, and try to visit Broadstairs whenever we can.

Why the owner chose a home in this location
My husband grew up in Broadstairs and still has family there. He has now passed his love of the area on to the rest of family! Broadstairs is one of those rare places with character that has something to offer all age groups and tastes. We believe the beaches to be some of the best in the South East and there is lots of choice when it comes to bars, restaurants, tea houses and ice cream parlours - all within walking distance from the front door of the house. Interestingly this corner of Kent seems to have a micro climate all of its own and I often hear it is sunny in Broadstairs when the weather is less good elsewhere!
Unique benefits of the property
We have tried to make the house a 'home from home' rather than another characterless hotel like venue. As we have children of our own we know the problems in trying to pack their necessary belongings into even a larger car and with this in mind we have tried to provide what our younger visitors might need. Several older guests have told me that they particularly like the house as it has a shower and toilet on the ground floor and a staircase with several half landings for rests while climbing! We are registered and inspected on behalf of the local tourist board and we are always pleased to receive any feedback from our guests...
