The apartment is located on the first floor with a
South-East facing balcony overlooking rooftops to the sea, with a lift, secure underground garage and video entry-phone. Our aim is to provide a luxurious home-away-from-home atmosphere, tastefully furnished and more than just basic equipment for holidays/business. There are 2 double bedrooms - 1 with en-suite shower room. Good sized bathroom with shower over jacuzzi bath. There is a washer dryer in a separate utility room. Fully fitted large kitchen area with all facilities. The lounge and dining area is at the front with balcony doors overlooking maintained gardens out to sea. It is an ideal spot to explore both Broadstairs which is a lovely seaside town, and the historic surrounding area of East Kent including Sandwich and Canterbury. Whatever the type of break you are looking for, we will do our best to ensure you enjoy your time here. As we are local, we can help you find what you need for an ideal holiday.

Changeover day
As we are happy to take bookings for days to suit you our changeover day is flexible.

Notes on accommodation
Smoke alarms, heat detectors and sprinklers were part of the build, hence no smoking possible. As it is a first floor apartment with a balcony it would probably be unsuitable for toddlers and very young children.
Accessibility
The flats were purpose built in 2005 and all floors are serviced by a lift. Wheelchair access should be good as a result although one entrance is up a slope, or down a slope to the underground car park with electric doors. We welcome feedback on facilities from any disabled users with a view to improving for subsequent visits.

Coast/Beach
All the beaches on this coast are sandy. Louisa Bay 7 min walk, Derek's cafe (outside) scrummy breakfasts/lunches weekends Easter to Sept and daily as well in August hols. Promenade to sit at high tide. Launch for kayaks. Viking Bay 10 min walk main beach, sit on kayak hire, helter skelter and merry go round rides, trampolines, rockpool at low tide, cafe, lifeguards high season. Dumpton Gap 5 min walk, cafe Aug hols. Stone Bay 15 min walk, cafe Aug hol. Joss Bay 10 min drive good for surfing.
Golf
North Foreland Broadstairs 2.5 miles cliff top chalk based free draining. 18 holes 6382 yards. S.S.S. 71. Short Course: 18 holes 1752 yards. Par 3. Green Fees: £30 weekdays £40 weekends. Short Course: £6.00 weekdays £7.50 weekends and Public Holidays.
St Augustines, Ramsgate approx 3 miles. Mainly parkland flat - tight and challenging course. 18 holes 5129 yards 4690 metres. S.S.S. 65.
Royal St George's Sandwich (approx 12 miles) 18 hole, championship links course. Championship yardage 7102 Medal yardage 6607. Weekday yardage 6176 yards. S.S.S. Championship 74, Medal 72. Practice ground available. Fully stocked Pro Shop.

Skiing
Dry ski slopes at Folkestone and Chatham which are approximately 45 minutes drive each open all year. Equipment available for hire and lessons available. Please ask for more information.
Travel
Kent International Airport (KIA) at Manston 6 miles. Gatwick 65 miles approx. Stansted 100 miles 2.25 hours. Channel crossing at Ramsgate 3 miles for cars and freight to Dunquerque. Channel crossing at Dover for foot passengers, cars and freight to Calais, Boulogne. Eurotunnel at Folkestone, 45 mins by car. Eurotunnel (Train at Ashford) 1hour by car.
Distances
10 mins walk to Broadstairs town centre with local shops, and railway, parks (2) with a whole variety of restaurants cafes and bars. In other direction a 45-60 min walk along the clifftop (or along beach-at low tide!) takes you through lovely King George VI park, with Italianate greenhouse and beautiful wooded area to Ramsgate Royal Harbour with its marina and yachts moored in working harbour, and surrounding cafes. Canterbury, approx 18 miles, city with cathedral, Roman museum, shopping.
Further details
We can provide a home cooked evening supper for you on the day of arrival so you can just relax when you get here. Where possible this includes seasonal veg grown on our own allotment. For £7 per head this could be something like homemade spicy squash soup, selection of Italian meats crusty granary bread, vine tomatoes with mozzarella, humous and olives, or a hot dish of chilli con carne waiting in the slow cooker for you, and of course a bottle of wine to help start your holiday. A welcome pack awaits your arrival which includes milk and the basics. There is a book in the apartment with full details of local attractions, restaurants and takeaway menus, but locally you can find Thai, Italian (award winning), Mexican, Indian, Chinese and good pub/bistro food. In town there is a Tesco, greengrocers, 2 butchers and a deli, an award winning wine shop, a small Boots and several chemists, post office. There are several superb independent shops, one selling great Noa Noa plus other lovely things for the home/gifts. A couple of good ladies clothes shops, hairdressers aplenty. For bigger supermarkets and department/chain store shopping there is a shopping centre on the outskirts which is a 10 minute drive (traffic depending) which has the usual suspects like M&S, Debenhams, Next etc, plus a huge Tesco, PC world etc. Parking in Broadstairs is mainly pay and display and there are 3 good sized central car parks. Buses run in a loop around the Isle and there is a bus stop right outside the flat for buses into town which go fairly regularly, and to Canterbury every hour. Canterbury is well worth a visit for its history and shopping centre. The Viking cycle route takes you around the coast on a 15 mile tour. Jet skiing is available around the coast at Ramsgate (launch only) and Cliftonville Hodges Gap which from April to October can hire/launch jet skis. Places of Worship are also in town or nearby. Booking notes
Bookings are confirmed by email or post on receipt of a 25% non refundable deposit (paid by cheque or bank transfer) with the full balance due 8 weeks before arrival date which is refundable upto 2 weeks before arrival. Cancellations within two weeks of arrival will not be refunded. A breakages/excess cleaning deposit of £100 is also required and this is returnable by post on inspection.
