Forester's and Keeper's, two detached self catering holiday cottages, equipped, maintained and presented to high specification, annually assessed Visit Britain. Both with two bedrooms, ground level accommodation, full gas central heating, open plan living, modern appliances and furnished patios with BBQ ideal for dining alfresco in summer. Both have rural views, situated on our friendly farm with horses, free range hens and a variety of visiting wildlife. On the border of the New Forest / East Dorset, the locality between forest, coast, spectacular countryside, as well as access to retail centers, offers a wealth of pursuits and events to satisfy all interests. An abundance of pubs, restaurants, markets and shops offer excellent food and beverage for various cuisine whether you choose to eat out or dine in whilst on holiday. Notes on prices
£35 per week discount offered if only one bedroom/en-suite or bedroom and bathroom is used by two people sharing. Special offers are made throughout the year, please contact us. Prices include full central heating, gas, electricity, linen, towels and start essentials. There are no meters or security deposit to pay on arrival. A well behaved dog is welcome at £7 per night.

A detached 4*cottage, assessed Visit Britain, with period country charm, equipped, maintained and presented to high specification. Two bedrooms, king-size double and twin bedroom each with timber vaulted ceiling, pretty soft furnishings, digital TV and en-suite shower room,wc and handbasin. A cot can be supplied for use with your own nursery bedding. The fitted kitchen has modern appliances, fully equipped, the open plan living offers digital TV with Freeview, radio, CD, books, games, access for wi-fi, very comfortably furnished with blue leather triple and double sofas, complimentary floral soft furnishings, dining for four + a highchair if required . The entrance leads onto a fenced and furnished patio with sun-loungers, table, chairs and BBQ, surrounded with flowers and herbs in season with rural aspect towards the stables and fields. Parking space at the side of the cottage, extra parking if required, pets by arrangement, special offers, discounts for couples and a warm welcome.

A detached 5*Gold Award cottage, assessed Visit Britain, developed with modern design, equipped, maintained and presented to high specification. Two bedrooms, each with digital TV, a queen-size double can split to twins, en-suite shower room with wc and handbasin. Family bedroom, three full size singles and separate family bathroom. All beautifully furnished. Cot and highchair supplied if required. Fitted kitchen, fully equipped, modern appliances. Open plan living offers digital TV Freeview, DVD, books, radio, access for wi-fi, triple and double leather reclining sofas, complimentary soft furnishings and dining for 6. The entrance leads onto a fenced and furnished patio with sun-loungers, dining table/chairs and BBQ, an ideal space for alfresco dining in the summer, surrounded with flowers and herbs in season, overlooking our own grazing fields. Parking space opposite cottage, extra parking if required, pets by arrangement, special offers, discounts for couples and a warm welcome.

Full central heating, gas, electricity, linen (beds made ready for you), towels, 'start-off' essentials, free Wi-Fi on request, are all included in the price. There are no meters, vat or security deposit to pay on arrival. Each cottage is equipped beyond that suggested by Visit Britain for 4 to 5 visitors per cottage. Occupancy must be agreed at time of booking. Pets by arrangement, stable and grazing terms for riding holidays are available. General terms and conditions available on request. Each cottage is suitable for individuals, couples, families and friends, discounts are offered if only one bedroom/en-suite or bedroom and bathroom is being used. Art Workshops for a variety of subject and media are held Spring to Autumn in the farm studio, cottage accommodation may be available to combine a holiday with an art workshop, please ask for details or see the art page on our website for workshop dates.

Accessibility
Both Forester's and Keeper's have ground level accommodation and access from car parking into each cottage is generally flat with one step to the entrance threshold of each cottage. The showers are step in, there are no disabled hand-rails. Whilst visitors with impaired mobility have stayed in our cottages, we do not suggest that the accommodation is suitable. Access Statements for each cottage are available on request. Sight impaired visitors should be accompanied due to risk on the farm.

Outside
Both Forester's and Keeper's Cottages are situated in the center of the farm with rural aspects to stables, and/or our own grazing fields which are often visited by Roe deer and a variety of wildlife including different bird species, Owls, Sparrow Hawks and many small birds, bats and butterflies. Each cottage has a fenced and gated patio of generous size, surrounded with flowers and herbs in season. Furnished with sun loungers, dining table and chairs and BBQ offering a relaxing space ideal for alfresco dining in the summer months. One car parking space is available with each cottage, extra car parking is available on the farm. Under cover space can be available for bicycles providing they are secured. Stables and grazing by arrangement. Access from the farm is available to a bridleway to connect with a network of tracks and bi-ways, some road riding will also be involved to connect to Ringwood Forest, the New Forest, Dorset heaths and the Cranborne Chase.

Coast/Beach
Southbourne and the beautiful Hengistbury Head is approx 7 miles south, the beach is mainly sand, it is possible to walk on the beach round the headland or, over the cliff onto Mudeford Spit where there is a beach cafe, nature trails and passenger ferry for Christchurch Harbour /Mudeford Quay - line/tackle for crabbing, The Haven Inn, cafe, shop and access to Avon beach. Bournemouth beach 10 miles/Sandbanks 15 miles approx. both soft sand. Ferry to Isle of Purbeck/Jurassic Coast Dorset.

Golf
Moors Valley Golf, 1 mile. Cranborne 3 miles. Suitable for beginners up.

Special interest holidays
Professionally taught Art Workshops are available in the farm studio for a variety of subjects and media, suitable for all abilities. Cottage accommodation maybe available to combine a self catering holiday with one of the art workshops at the farm.

Travel
A motor vehicle is recommended. Public transport is available to the New Forest, Bournemouth and Salisbury but is limited. The New Forest tour bus is available in peak season from Ringwood. Airports: Bournemouth 10 miles, Southampton 20 miles. Ports: Poole 15 miles, Lymington, 15 miles, (Southampton 20 miles, Portsmouth 50 miles - motorway M27 connection). Local dual carriageway A31 east to M27, M3 to London or A31 west into Dorset
and A35 to Dorchester, West Dorset and Devon.

Distances
3 miles Ringwood market town of the New Forest. 3 - 5 miles on to villages of the Cranborne Chase and spectacular countryside. 7 miles Southbourne Beach and Hengistbury beach and nature reserve. 10 miles Bournemouth retail shopping, nightclubs and beach, 15 miles Poole Harbour, Quay and ferry to Brownsea Island and Sandbanks ferry to Isle of Purbeck start of the Jurassic Coast, 15 miles Salisbury Cathedral. All distances are approximate.

Further details
Ringwood Forest/Moors Valley is within walking distance of the farm, there is a fishing lake, golf course, forest tracks, cycle hire, small gauge steam engines, adventure playground, tree top trail, Go-Ape Tree Adventure and Visitor Centre. Locally in Verwood there are supermarkets, various small shops, Banks ATM, pubs and restaurants. There are a variety of old hunting Inns on the New Forest where it is common to see animals usually, ponies, donkeys, cattle and sheep wandering along the roads in and out of the villages and car parks. Sports on the New Forest include, Falconry, horse riding, cycling, canoeing and many more. In Dorset there is sailing, sea kayaking, fossil hunting, clay pigeon shooting, an enormous amount of archaeological sites and places of historical interest. There is a wealth of leisure activities to suit every interest.

Booking notes
One third of the total rent deposit is due to reserve with the balance or full payment 8 weeks before arrival. Reservation and booking confirmation will be in writing either by post if in the UK or by email. Payments can be made by cheque payable to J. Baylis or directly to me by telephone for payment by cards. Agents commission is 1% Debit Cards and 2.5% Credit cards. About the owner
My family and I enjoy walking, cycling, horse riding and sailing. The location at Cottage Farm is ideal for all these pursuits and more. I also enjoy painting and arrange art workshops in various media in the studio at the farm. I particularly love landscape which, is in abundance in our surrounding areas of the New Forest and Dorset's finest countryside. My paintings are regularly exhibited and some are displayed in the cottages. We enjoy meeting our many visitors from all over the world and sharing this special environment.

Why the owner chose a home in this location
On the brink of the millenium, my family and I discovered Cottage Farm. Located on the border of the historical and beautiful areas of the New Forest and Dorset's Cranborne Chase, the area is ideal for walking, cycling and horse riding. Ringwood Forest and Moors Valley Country Park offer acres of accessible tracks, all through the year, together with a lake, tree top trail and more. Sea fishing and water sports at the coast are only7 miles to the south, whilst, access to the historical towns of Salisbury, Winchester and on to London are all within easy reach (London approx 2 hours by road). There is something for everyone. Over the years we carefully developed two detached holiday cottages and enjoy sharing this special environment with visitors from many parts of the world.

Unique benefits of the property
Our two detached cottages, Forester's 4*and Keeper's 5* Gold Award, are annually assessed by Visit Britain, both equipped and maintained to a very high specification. They are in the center of Cottage Farm surrounded by 12 acres of our own grazing land. The location offers a peaceful base with ease of access to a wealth of pursuits and sites. We have horses and ponies and, offer stabling and grazing for visitors wishing to bring their own horse on holiday. Hired horses are locally available at riding stables 5 minutes away. A dog is welcome in our cottages by arrangement. We also have cheeky free range hens who supply us with delicious fresh eggs also available to our visitors. We have wandering cats and visiting wildlife, deer bats and all sorts of birds.
