We are offering the penthouse apartment fully equipped and furnished to a very high standard featuring oak and leather. With 3 bedrooms and 3 bathrooms (2 en suite), it is ideal for discerning families. There is private secure parking for 2 cars and videophone entry system. It is 100 metres from the beautiful sandy beach with restaurant, bar, shop and cafe facilities on the beach. Clipper Cove is perfect for the active families with surfing, kayaking, diving, climbing, coastal walks, and golf all at the village, so, for a while at least, you can leave the car in it's secure parking place. When you do feel the need to explore, Praa Sands is central to most of the best locations in Cornwall (see travel distances section) with the famous St. Michael's Mount and its causeway at Marazion only 3 miles away.

Notes on accommodation
The central heating system is very advanced and efficient. It is eco-friendly, geothermic, "hot rocks" technology which extracts the heat from drillings deep below the surface via ground source heat pumps and heat exchangers, making the penthouse very warm and cosy. Ideal for winter breaks.
Please no smoking and no pets.

There is private, secure parking for two cars via remote controlled retractable bollards. There are outside barbecue and drying areas and a bin store.

Coast/Beach
One of Cornwall's best south coast surfing beaches is literally 100m away and the surfing activity can be observed from your balcony. It is a beautiful sandy beach with surf shop, restaurant/bar and cafe's beachside.

Golf
The property is within 5 minutes walking distance of Praa Sands golf course, a 9 hole course with plans to be upgraded to an 18 hole. It is quite a challenging course being situated on a hillside and is well maintained with reasonable fees. Also the Premier St Ives Golf course is 15 minutes away by car.

Special interest holidays
We are outdoor pursuits instructors with 30 years of experience. We currently provide adventure breaks in France but it is our intention to offer a package in Cornwall once again. Please email if you have an interest in this type of holiday.

Travel
Penzance train station with direct line from Paddington, London is approx. 7 miles away. Newquay airport which is serviced by Ryanair and Air Southwest, is about 25 miles away, but the roads are superb now they have finished the A30 past Bodmin. This makes a sub 5 hour journey from London probable.

Distances
The property is extremely central to some of the best locations in Cornwall. St. Ives 8 miles, Lands End 15 miles, Falmouth 14 miles, Lizard 12 miles, Minnack Theatre, Porthcurno 12 miles, Helford Passage 11 miles and Truro 18 miles. Porthleven Harbour and St. Michael's Mount are just a few miles away.

Further details
There is a local surf school or you can hire surfboards from a fabulous surf shop on the beach. Kayak trips are brilliant to Rinsey Head (east) or Prussia Cove (west). There are so many amazing walks that we provide a book for your choice. The climbing near Rinsey Head is well documented in the Guide books and Diving can be booked at the surf shop to go out in a boat from Porthlevan, the next cove along. The famous St. Michael's Mount and its causeway at Marazion is just 3 miles west. Walk across the causeway or take the ferry at high tide. Bank and supermarket facilities are available in the local town of Penzance with it's bohemian shopping centre, just 7 miles away or Helston only 5 miles.

About the owner
We have lived in Cornwall for 35 years and absolutely love it. In the summer we work in our Watersports business near St Tropez, and come back to Cornwall for the Autumn and winter and always find time to go snowboarding as often as possible. Our big love being adventure sports and boating. We love both the Penthouse and La Brigantine as both apartments have wonderful views and nothing can beat a relaxing evening sitting sipping wine and watching the sunsets at Clipper Cove in Cornwall or at La Brigantine in France. A great way to relax and enjoy life and there is so much to do and enjoy at both locations our guests are bound to have a wonderful time.

Why the owner chose an apartment in this location
We saw the Penthouse being built and thought the position (right by the sea) was fabulous, when we viewed we knew that this apartment would give guests the most wonderful holiday. The views are so special and the beach is just outside the door across the green. I love Praa Sands because it is unspoilt and quiet, you can be the only person on the beach on a stunningly sunny day in spring, and what a tonic that is! Peace and quiet. Praa Sands is easy to get to by train or road and Newquay Airport is only 45 minutes away by car. I am so proud to be able to offer first class accommodation in our lovely part the world, and the thank you emails and letters I have received confirm I made the right choice.

Unique benefits of the property
The great thing about Praa Sands, is it is easy to visit some of the most fabulous venues. St Michaels Mount and Marazion (wild bird sanctuary) St Ives, Porthleven, Minack Theatre, Lands End, Falmouth are all close by. Praa Sands Golf Club is walking distance, and the Cornish coastal footpath is on the doorstep. We are surrounded by National Trust Gardens and properties, the latest acquisition Godolphine House, being 10 minutes away by car. I must mention the weather, somehow we seem to get the best of it at Praa Sands, the Penthouse is sheltered in most wind directions and sitting looking out through the Juliet balcony doors on most days feels really warm, a true suntrap, lovely. Also we benefit from the underfloor geothermal heating which keeps the Penthouse toasty in the winter.
