Charming and comfortable Victorian House. This is our own holiday home which has been lovingly restored and has been decorated and furnished to a high standard. Sleeps up to 6 persons in 3 bedrooms. Lounge, separate dining room, kitchen/diner, family bathroom and patio garden. We use the house regularly for ourselves and view it as a home from home and welcome you to do the same. Full central heating and open fire in lounge. Use of beach hut on main Viking Bay. Within 2 minutes walk of the high street, shops and restaurants and a 5 minutes walk from Viking Bay. Broadstairs is an idyllic location with its traditional feel, great beaches, and a host of activities for all the family. Within a 2 minutes walk to the high street for the shops and restaurants and 5 minutes walk to the main Viking bay beach- lovely sandy beach.

Cancellation charges- the following charges shall apply to any cancellations.
More than 6 weeks prior to arrival = 30% booking fee
Between 2 weeks and 6 weeks of arrival 50% of weekly charge
Up to 2 weeks before arrival 100% of weekly charge.

Changeover day
Arrival 3pm on Saturday. Check-out 10am on Saturday. This can be flexible by arrangement.

Bedrooms: Bedroom 1 with king size bed. Dressing table and bedside tables.
Bedroom 2 with 3 ft twin beds- can be zipped together to make super king size bed. Side table
Bedroom 3 with bunk bed.
All rooms have plenty of open hanging rails for clothes.
Bathrooms: Modern bathroom suite with WC, sink and bath with electric shower over.
Kitchen: Good size kitchen/ diner with table to seat 4. Range cooker, Fridge, dishwasher, Microwave, toaster, lots of units for storage.
Utility Room: Small utility area with washer/dryer.
Living Rooms: 2 Sofa's , wide screen TV and DVD, side tables, open fire for winter months
Other: Separate dining room with table and chairs for 6 persons. Use of beach hut on main Viking Bay.

All bed linen and towels are provided. Please bring own beach towels. The house is cleaned once a week on change over.

Notes on accommodation
Suitable for children- close to great sandy beach in Viking Bay- beach hut included. No pets. Non smoking please. Broadstairs is a thriving area with lots to do all year round.

Accessibility
As it is a Victorian house the stairs are quite steep. 1 step at front and 3 steps at back to access patio area. Parking in street for an hour free (Sundays free all day) to load / unload. Pay and display car parks nearby or no restrictions in streets one block away.

Outside
Walled patio area at back. Table and chairs. Sunny for much of the day.

Coast/Beach
Broadstairs has a number of great sandy beaches. Viking bay is the largest and within a 5 minute walk from the house. Joss bay nearby has a surf school.

Golf
Many golf course nearby. Royal St Georges in Sandwich( Open championship course) within 15 min drive. Nearby also North Forland and St Augustines which are open to non members. Public course at Manston, Birchington and Stoneless all nearby.

Travel
Main station 10 minute walk- high speed service from St Pancras. Good road access via M2. Car is not essentail once you are in Broadstairs.

Distances
Viking bay beach 5 minutes walk. High Street shops and Restaurants 2 minute walk. Canterbury 20 miles. Ramsgate 3 miles. Margate - new Turner Gallery about 3 miles.

Further details
Broadstairs provides all you will need- high sreet with shops (including small Tesco's and an Iceland) and lots of restaurants. Small cinema. Westwood cross which is about a 10 minute drive ( buses as well) has an abundance of shops- M&S, Debenhams, TK Max- plus multi screen cinema and a casino.

Booking notes
Payment either by UK bank cheque or by bacs payment into our bank account.
Deposit of 30% non refundable with booking. Balance due 6 weeks before arrival. A refundable security deposit of £250 for breakages and damages is required with the balance payment- this will returned by post after departure.
We do not arrange any cancellation insurance cover so suggest you arrange your own cover if you require this.
