Ashness House is a traditional Lakeland green slate town house situated in a quiet Conservation Area close to the town centre. Heated by gas central heating Ashness House provides a 3 Star Visit England standard of accommodation for large families or groups of walkers. The house has two living rooms on separate floors enabling guests to spread out and find their own space. The house has free WiFi, two widescreen TVs, a DVD player and mini HiFI with iDock and DAB radio. Ashness House is entered through a hallway with a boot store and an extensive library of guidebooks and maps. The house has four bedrooms - two twins and two doubles (one en-suite). Both doubles have king size bed. All fuel and bed linen is included. Towels can be arranged at a cost of £5 per person. There are views to the fells from all the bedrooms and upper floors.

Weekly - Week bookings run Saturday 4pm to the following Saturday 10am.
Short breaks - Available October to Easter (excluding school holidays) from £300 for 3 nights (Friday through Sunday) or 4 nights (Monday through Thursday).
Flexible days - We are happy to quote for any number of days not included in the options above, outside of the main holiday periods - please contact us.
Changeover day
Changeover day May to August and all school holidays is Saturday. Outside this period short breaks and alternative changeovers are possible.

Notes on accommodation
The house has free WiFi access and there is an iPod / iPhone dock in the mini Hi Fi system that also has DAB Radio and CD Player. There is also an extensive library of novels, reference books, guides and maps and dozens of DVDs for rainy days. Ashness House is a non smoking house. Sorry we do not accept pets due to family allergies.
Accessibility
Ashness House is a townhouse and unfortunately is unsuited to people who can't use stairs.

Coast/Beach
Fitz Park is 200 yards away and Derwentwater is a short walk via the Churchyard footpath. Supervised paddling is possible in the River Greta at Fitz Park when the river is not in spate. There are several grassy / pebble beaches on Derwentwater where bathing is possible.
The Cumbrian Coast is around 45 minutes drive.
Golf
Keswick Golf course is 5 miles east of Keswick on the A66.
Travel
Keswick is 17 miles west of J40 (Penrith) on the M6.
The nearest rail station is Penrith (3 hours from London Euston) and there are direct train services to Windermere from Manchester Airport. Buses connect both stations to Keswick.
Car hire is available in Penrith and Keswick.
Keswick has bus services to major towns (Carlisle, Penrith, Kendal, Lancaster) and local villages / surrounding countryside. Day tickets are available and don't forget your bus pass if you've got one.
Distances
Keswick town centre is 400 yards away. Fitz Park is 200 yards away and Derwentwater is a short walk via the Churchyard footpath. The leisure centre with flume and wave machine is 600 yards. The nearest shop (200 yards) is the Spar on Shorley Lane that is open until 10pm every day.
Further details
Keswick is a small town situated in the north Lakes on Derwentwater. There are many walks and cycle rides from the front door of the house, both low level and up onto the fells. There is also sailing, canoeing and rowing on the lake and a forest centre with mountain bike trails, ropes course and adventure playground 5 miles away. For the more adventurous there is a climbing wall near the Stone Circle and there are several local companies running climbing / abseiling and paragliding courses.
The town is particularly good for younger families with a leisure pool with waves and slide, new play park, level cycle path, cinema, crazy golf, climbing wall and the lakeshore beaches all within a short walk of Ashness House. Keswick also has the modern Lakeside Theatre with a varied programme. There’s plenty to do without ever having to leave the immediate area and even without moving the car!

About the owner
I first visited Keswick back in the sixties aged 7. My dad took my sister and I up Skiddaw in our wellies and I was hooked on fell walking despite suffering welly rash for a week! I have since returned on many camping / hostelling trips. My wife didn't visit until many years later but she too fell in love with the lakes. Many happy family holidays followed in our camper van until our lads outgrew it. We continue to use this house outside the season for holidays with friends and family. It was always our ambition to own a house in Keswick and eventually retire here. By letting the house in school holidays / during the season you are helping us to achieve this dream. In turn we have dropped our agents and are passing savings directly onto guests. We hope you will have an enjoyable stay.

Why the owner chose a home in this location
We bought Ashness House as a going concern - the house was previously a post office that closed in the 90s and then a corner shop / taxi office. Local people still know it as the old corner shop! It was divided from the neighbouring property and completely renovated in 2005. We have continued to upgrade the property replacing the boiler with an efficient condensing boiler. We have also replaced much of the furniture e.g. king size beds for the double beds. We are slowly replacing the fawn carpets we inherited with more sensible colours for a house often let out to parties of walkers. The collection of Monet Prints that came with the house have also been replaced with landscape photographs by local photographers.
Unique benefits of the property
Ashness house is ideally located in a quiet conservation area close to the town centre. However, many walks / cycle rides also start from outside the front door so there’s plenty to do without ever having to leave the immediate area and even without moving the car!
Occasionally it rains in the lake district but you can usually see the fells from the upstairs lounge / rooms on all but the foulest of days. To entertain you on such days the house has free WiFi. There are two widescreen TVs with freeview channels and iPod / iPhone dock as part of a mini hifi CD / DAB radio system. There is a DVD player and quite a collection of DVDs to be viewed. There are also three bookcases full of novels, reference books, local guides and maps to help you plan walks, etc.
