This is a great party house for family get-togethers, anniversaries, birthdays, reunions and holidays with ten bedrooms and seven shower/bathrooms many ensuite arranged over three floors. On the ground floor there are three reception rooms and a bedroom with ensuite shower room, as well as a spacious kitchen / diner and utility room. The middle floor has six bedrooms and there are three bedrooms on the top floor.

Changeover day
Our change over day is typically Friday, however we can be flexible. Arrival time is 5pm. and departure is 10am.

| Utility Room: | Chest freezer, two large Miele larder fridges, Miele dishwasher, Miele washing machine, tumble dryer and microwave. |
| Living Rooms: | Drawing room with two 4-seater sofas, one 3-seater sofa and two armchairs. There is a side table and large coffee table. A television, DVD player and hi-fi system are provided and there is a woodburning stove in the marble fireplace. |
| Other: | Next door is the TV/video room with two 3-seater sofas, an armchair and a matching stool as well as a side table. Next is a study/games room with a decorative stove set in a marble fireplace. There is a side table, sofa, 3 armchairs and a nest of tables. |

Chipping Norton is a charming market town known as the gateway to the Cotswolds. It has a useful range of local shops, supermarkets and banks. Chipping Norton also has a range of restaurants, pubs and its own theatre, and it's a well known spot for antique shops.
We have been running for 12 years and get many repeat bookings; people come back again and again and often recommend us to friends. Guests find Beech House a perfect meeting place in terms of the size of the house, and also the location; it is a good central meeting point for friends or family coming from the North or the South. It is also an ideal base to explore the Cotswolds, Oxford, Stratford-Upon-Avon, and much more.

About the owner
I have run Beech House as a holiday let for 14 years. I live next door and have lived in the area for over 20 years and love the surrounding countryside as does our dog, but alas even he is denied access to Beech House! My husband has a busy profession and I work in and around the home, garden, play bridge and do a bit of painting and keep trying to play golf. As a family we have used it for many happy family and friend reunions, including accommodating guests for our daughter's wedding a few years ago. There is lots to do in the area and the golf club is only 1/2 a mile away.

Why the owner chose a home in this location
We always wanted to live either in Kent or Oxfordshire, so when my husband was appointed to his present job, he fell in love with our house and we have spent 23 happy years here raising 3 children. Having spent a few years in London, we just loved the countryside and easy access to his place of work.
Unique benefits of the property
People love staying at Beech House and have a great time.
We get a lot of repeat bookings. There is a large kitchen/diner which is very well equipped, so everyone can help prepare the meals together or in turns. There are three reception rooms, so our guests can be in smaller groups if they prefer. Two of the reception rooms will have new sofas this year. We are on a bridle path and there is a lot of beautiful countryside and wildlife to explore. My daughters friends' love the venue because they can get together and get into a comfortable bed. We now have a bus stop near the property with an hourly service into Chipping Norton, Woodstock and Oxford. This is very handy if you want to nip into town for a few drinks and do not need to drive.
