The house with its own heated swimming pool (open mid May to mid Sept), hot-tub and hard tennis court, (not for the serious player), is situated in a acre of garden made up of lawns (suitable for croquet, equipment supplied), flower beds, wooded area, fruit trees (plums, apples), nut trees, (walnut and hazel) and vegetable garden. You are welcome to help yourself to whatever is in season. The large spacious, light house, has 6 double bedrooms, a large sitting room, dining room, family room and conservatory. There are 2 en-suite bathrooms, one other family bathroom and a shower room. The village has a quaint post office selling a good selection of wine and anything you are likely to need. There are two pubs that do food, though there are many places to eat in the vicinity including Ashby St Ledgers where Guy Fawkes plotted the downfall of parliament. Althrop, the final resting place of Lady Diana, is also nearby. Wonderful walking and riding country with Draycot reservoir for sailing.

Bedrooms: Master bedroom on the first floor overlooks gardens and fields. It has extensive range of cherry wood wardrobes, antique French bed, dressing table and en-suite.
3 other large bedrooms on this floor.
2 bedrooms on the floor above.
Bathrooms: Master bedroom has a shower, roll-top bath and two hand basins.
Two other bedrooms on this floor share a shower room.
4 bedroom has its own ensuite up a curving staircase.
Two rooms on the top floor share a jacuzzi bath with shower over.
Kitchen: The kitchen,with French windows to garden, has a walk-in pantry, an electric cooker/hob, fridge freezer, dish washer, island & utensil hanger, plus table and chairs. There are stainless steel pots, a mixer, juicer, liquidiser and plenty of crockery.
Utility Room: The micro-wave, American fridge freezer with ice making facilities and washing machine can be found in the utility room, which also has a Belfast sink. All cleaning equipment is housed here. There is also a door into the garden.
Living Rooms: The large living room with surround windows overlooking the gardens is light and airy. There is a wood burning stove, and 3 large leather sofas. There are antique occasional tables with lights. The TV and DVD system are housed here.
Other: There is a grand dining room with a mahogany dining table seating 8, a sideboard and dresser. A family room with parquet floor, two sofas, and TV/DVD leads from the hall into a conservatory with French windows to the garden. All rooms have fireplaces.
Cleaning/towels/
linen/maid service:
Towels, bedding, tea towels are all provided and will be changed once a week. The house will be cleaned twice a week; a gardener will be in attendance once a week. Pool towels are not included. Please contact us if you have any additional requirements.

Notes on accommodation
The house has a burglar alarm, and smoke alarms and is very well equipped. WiFi is available free of charge. Pets are not accepted.

Accessibility
The house is not suitable for wheel chair users as there is no downstairs bedroom, though there is a downstairs toilet. Although we have a few beehives that are placed beyond the garden hedge the house may not be suitable for those people allergic to bee stings. A doctor is located in the neighbouring village some two miles away. The house is not far from the M1, M6 and M40; East Midlands and Luton airports are 30 minutes away, Heathrow an hour and Stanstead an hour and a half.

Outside
The 30 foot pool (open mid May-mid Sept) and hot-tub is in a sheltered, sunny courtyard with a gate which is not lockable and used at one's own risk. The pool has a shallow depth of 1m, the deep end is 2.5m. It is heated but there is an additional charge of £50 per week if heating is required. The pool will be cleaned once a week. There are no changing facilities within the pool area though there are a number of outhouses that can be used as well as a gravel area for eating. The drive leading from the main road to the house has parking for at least 6 cars either in in the drive or at the rear of the house. There is a rather old tennis court that is suitable for children or the not very serious adult as the run off area is rather short. Beyond this is a vegetable garden with fruit trees, apples, plum, and pears. You are welcome to pick whatever is in season. There is a large wooden table with parasol and 6 chairs situated on the gravel area where there is a well with spring water.

Golf
There are golf courses in Rugby, Daventry and Dunchurch, all within a five mile radius of the house. There are stables in the village and others nearby. Sailing is available at Draycot water some 4 miles away. Narrow boats can be hired from Braunston and Crick some two miles away. Stratford Upon Avon, the home of Shakespeare and the Royal Shakespeare Theatres are some 40 minutes from us by car. Warwick town and castle some 30 minutes by car.
Althrop House some 20 minutes by car.

Travel
The house is not far from the M1, M6 and M40 motorways. East Midlands and Luton airports are 30 mins away, Heathrow an hour and Stansted an hour and a half. London is 50 mins away by train. Because we are a small village on the border of Warwickshire and Northamptonshire with Oxford, Derbyshire, the Cotswolds, Birmingham, Coventry, Manchester and London close by a car is essential for exploring.

Booking notes
A deposit of 25% of the total cost will be required with initial booking, with the balance being paid 8 weeks prior to the commencement of the rental.
