4 star plus newly finished holiday cottage, set in the grounds of a large Gorgian House, With a swimming pool and over 3 arces of land for children to play, or just to relax. With horses and other animals to look at. The holiday cottage is set at the back of the 3 acres gardens so well off the road and safe for children and dogs away from any traffic. The cottage its self is a newly finish and a very modern home from home, with lots of space to move, with 3 large bedrooms on the ground floor and an upstairs kitchen with diner and living room, with double doors opening on to a balcony over looking the fields behind. Positioned in a rural setting, with very few close neighbours. 3.8 miles from louth, a historic market town. 7.6 miles from a very nice and quite beach. 12 miles Mablethorpe a busy sea side town. For those of you that fancy a little excitement were only, 7.6 miles from Cadwell Park. We are happy to arrange short or long stays just ask.

Changeover day
We don't have a preferred change over day, we are flexible. Arrival after 5 pm unless previously arranged. Departure time 11 am.

Bedrooms: Bedroom 1 with double bed with double doors openning onto a patio area with stunning views over looking fields, Bedroom 2 double bed over with stunning views over looking fields, Bedroom 3 a twin room with 2 single beds with great views of fields.
Bathrooms: Only one bathroom, very nice large bathroom, with hydrotherapy whirlpool shower bath, with separate shower above the bath. Fully tiled with built in toilet and basin.
Kitchen: Newly fitted kitchen, with built in over, electric hob, fridge freezer, micro wave, dish washer, sink etc. All kitchen equipment supplied, including cutlery, cooking utensils, cleaning equipment. Fresh bottle of milk, tee, coffee, sugar upon arrival.
Utility Room: Hoover, dust pan and brush, Iron and Ironing board, sweeping brush. Available upon request high chairs. If you need something not on the list please contact us as it maybe the case i just haven't put it on the listing, or we'll try and get it where poss.
Living Rooms: Nicely decorated living room / diner with light blue leather corner sofa, TV with freeview, and dvd player. Dining table with 6 chairs.
Other: If there is something you would need that is not mentioned above, please contact us as it maybe the case i've forgotten to list it. If it is something we don't have we will try our up most to get ready for your arrival if possible.

Pets welcome as long as kept under control.

Accessibility
The holiday cottage hasn't been converted for wheel chair access, but it does have the bedrooms down stairs which can help aid a wheelchair user. We have had wheel chair users stay before but they were with other family members that could help them get in and out of the cottage.

Outside
The cottage has a private patio with BBQ and outdoor furniture. There is a reasonable sized swimming pool this is shared between our 3 holiday cottages and ourselves at the main house, but when you stay you are welcome to make the pool and gardens your own and enjoys walks, or just sunbathing on the sun loungers next to the pool. All we ask is that you consider other holiday makers and you don't scare the animals. With very few neighbours and large gardens the setting is idea for most families to enjoy the sunshine or even the snow in winter.

Coast/Beach
The beach is 7.6 miles away, this would take you to a very quiet and pretty beach. There is a road that goes all the way along the coast and you can stop at many different points along the way with the beach seeming to look different at every stop. During Winter we get while seals breading on the beach. There is a nature reserve with hundreds of different types of birds idea bird watchers. Fancy something a bit more lively theres Mablethorpe 12 miles away or Skegness / fantasy island 24 miles.

Golf
No golf on site, but Kenwick Park is a very short drive away with a large golf course on site.

Special interest holidays
We tend to get quite a few people wanting to do track days, or racing at Cadwell park. We will happy accept them for short or long stays and with lots of secure parking area, we are an idea solution for you.

Travel
The nearest airport is Humberside 34 miles away. I would recommend hiring a car.

Louth 3.8 miles away, Mablethorpe 12 miles away, Skegness 24 miles away, Lincoln 35 miles away.

Further details
In Louth we have some great food places, in opinion some of the best ive ever had, there is also a Morrisons supermarket and quite a few banks etc. There also a brand new leisure center with lots of different activities to do.
