The Long Barn is a Grade II detached converted barn situated on a Victorian Model farm in Higher Clovelly. Sitting in an Area of Outstanding Natural Beauty, at over 600 feet above sea level, it has unspoilt views across open countryside to the sea and Bideford Bay. It’s just five minutes drive from the picturesque village of Clovelly and its steep, cobbled streets leading down to the harbour. Two miles away is the pretty village of Hartland, with pubs, post office, convenience stores and bakery. There is easy access to the Coastal Path, its dramatic and spectacular cliff views with Lundy Island in the background. Bideford, just 20 minutes drive, has supermarkets, a retail outlet, restaurants, shops, the Tarka Trail and boats to Lundy Island. Westward-Ho, Instow, Welcombe Mouth and Sandymouth Bay with their fabulous sand, surfing and rock pool beaches are just 15 minutes drive, with. Bude and Widemouth Bay, in Cornwall, just 25 minutes drive. It is an ideal holiday location.

Changeover day
Saturday is the normal changeover day, other days by agreement. Changeover days are agreed to ensure there is no conflict with adjacent bookings. In order to clean and prepare the Barn we ask guests to leave by 10.00 am and arrive no earlier than 4.00 pm.

Bedrooms: Bedroom 1 is carpeted and offers Victorian cast iron bed, wardrobe, chest of drawers, and bedside cabinets with table lamps.
Bedroom 2 is carpeted, offers two single beds, a wardrobe and a bedside cabinet with a table lamp.
Bathrooms: The bathroom is tiled and offers a full size bath, fitted with a with shower and shower screen, a sink and a WC. In addition there is a separate cloakroom which offers a WC and a wash basin.
Kitchen: The kitchen is tiled, fully fitted with a wide range of floor and wall units, fitted gas hob, electric oven, dishwasher, fridge freezer, washing machine. It is fully supplied with all essentials including cutlery, china, cookware and a microwave.
Utility Room: There is a utility cupboard adjacent to the kitchen which houses the gas central heating boiler, tumble drier, vacuum cleaner, ironing board, high chair and drying rack.
Living Rooms: The lounge has full length patio doors and uninterrupted countryside and sea views. There are exposed beams, a lounge area with comfortable seating facing a log effect gas fire, new Freeview TV and DVD. There is an adjacent dining area for six people.
Other: All rooms have pitched ceilings with exposed beams. Smoking is not permitted within the Barn. Pets are only permitted with prior agreement.

The property is professionally cleaned after each period of letting and cleaning equipment is provided should it be required. Down filled duvets, pillows, plus all bed linen, bath and hand towels provided for four people. Cot linen is not provided.

Notes on accommodation
Electricity, heating and hot water is inclusive in the booking fee and is controllable by guests. It is a safe environment for children, with an enclosed back garden, large side grassed garden, with the nearest road being approximately 200 metres away by foot. There is parking for 2 cars adjacent to the property.

Accessibility
The property is all on one level. There is a ramp to the back door and wheelchair access is possible by going around the side of the cottage and through the back garden. Access to the front door is not suitable for wheelchair users.

Outside
Enclosed and private back garden with grass and loose stone patio area. A charcoal barbeque, table and chairs are provided for the back garden. There is a large grassed garden to the side of the property which faces west and looks across open countryside, ideal to watch the setting sun and enjoy the sea views. At the front of the property there is a raised patio with countryside and sea views. A cast iron table and two chairs are provided for the front patio. The front door of the property is accessed by four steps.

Coast/Beach
The property is about a mile as the crow flies from the coast. The South West Coastal path can be joined in just five minutes drive. Westard Ho beach is 15 minutes drive - sandy beach with surfing. Sandymouth beach, a picturesque bay in Cornwall, is 20 minutes drive. Bude is 25 minutes with sandy beach and good surfing. Five miles further on is Widemouth bay, a very popular bay with surfers. A book with tide times can be obtained from the nearest local shop or petrol station.

Golf
Royal North Devon Golf Club at Westward Ho is 15 minutes drive away. Founded in 1864, it is the oldest golf course in the country. It is a links course

Great Torrington is 30 minutes drive. 4429 yards, 9 hole, 18 tee course.

Special interest holidays
Winter Breaks: Between October and June The Long Barn is available for short breaks of three or more days. Being within an Area of Outstanding Natural Beauty the area offers a great deal of good walking at all times of the year. The South West Coastal Path (599 miles from Porlock in North Devon to Poole in Dorset in the south) can be joined at many points within the area. Many local villages and hamlets provide parking facilities so that circular walks can be organised taking in the Coastal Path and the local footpaths and lanes. The cliff scenery around the Hartland Peninsula is second to none in the UK. The Long Barn is also a great place to get away from the stresses and strains of everyday life with its unspoilt country and sea views.

Travel
The property is just over a mile from the A39. Exeter is 70 miles away. There is a local bus service (Stagecoach Buses) that runs past the top of the drive to Highford Farm but the use of car is essential.

Distances
It is approximately 5 minutes drive to Clovelly and Hartland villages. You can walk to Clovelly in about 45 minutes but because of the steep terrain, it take about an hour to do the return trip. It's approximately 15 minutes drive to Bideford and the ASDA super market and retail outlet centre, including M&S, at Atlantic Village and the same to Westward Ho. 25 minutes to Barnstaple and to Bude in Cornwall. The county boundary between Devon and Cornwall is approximatly seven miles to the south.

Further details
We e-mail or post a copy of our Welcome Notes to all of our guests just before their holiday. The notes give details of local history, places of interest, walks, local services plus emergency numbers should they be needed. Hartland is the nearest village and has two convenience stores and three pubs which cater for families. A fish and chip shop is available but only opens on specific days of the week. There are many pubs and restaurants within a short car drive. The Hoops Inn, a thatched cottage gourmet restaurant, is approximately 10 minutes drive toward Bideford but it does get busy and it is wise to book a table before hand. The nearest Indian and Chinese restaurants are in the centre of Bideford, approximately 20 minutes drive.

Booking notes
Book by e-mail or telephone. A 25% non refundable deposit is required to confirm the booking with the final payment due six weeks prior to start date. Bookings made within six weeks of the holiday require the full payment with the booking. The final payment is not refundable unless the property can be re-let within the period of notice, in which case a part refund may be considered. It is therefore advised that all bookings are insured against unforeseen cancellation.

About the owner
We are late comers to Highford Farm having purchased The Long Barn in October 2009. We spent a long time looking at dozens of properties from Poole in Dorset, all along the south coast to the villages near Exeter. Then with our three granddaughters in tow (aged one year to six years) we headed up to North Devon for a long weekend in May 2009 and we saw and fell in love with The Long Barn. Our two oldest granddaughters immediately asked us to buy them a donkey (the Clovelly Donkeys live next door). The positioning of the barn with its uninterrupted views of the countryside and the spectacular views over Bideford Bay to Croyde and the coast of South Wales in the distance are spectacular. It is truly a piece of heaven. Quiet, peaceful and sheer bliss! We love it and so will you!
