A lovely end of terrace cottage full of character and charm. Its layout is unusual being an 'upside down' house, sleeping is located on the ground floor and living on the first floor, as this makes the most of the light giving it an airy and spacious feel. Two sets of French doors lead onto a large rear garden with decked eating area with table and chairs, level with the first floor. Wireless broadband is available throughout and up to two medium sized dogs are allowed. It is a very peaceful location with the rear views of green fields and the village of St Teath which is located a mile away. A very central location you are only a short drive from the stunning South West coastal path or the wildly beautiful Bodmin moor. Parking is for two cars accross road in a private area. We aim is to provide a relaxed cosy retreat to enjoy walking, cycling, surfing or just chilling out. We also include a large selection of videos/DVDs, CDs and books which are all available to use whilst you stay.

Changeover day
Saturday. Arrival 4pm. Departure 10am.
| Bedrooms: | Both bedrooms are located on the ground floor. The master bedroom is spacious with king size bed. Second bedroom has twin single beds. |
| Bathrooms: | Ground floor floor large separate shower, bath, pedestal basin and WC. First floor with WC. |
| Kitchen: | Located on the first floor there is a spacious open plan kitchen and dining area, seating 6. It is well equipped with a fan oven, electric hob, microwave, fridge freezer and many other pieces of cooking equipment including a bread-maker. |
| Utility Room: | A small area on the ground floor near the bathroom with a washing machine and tumble dryer. |
| Living Rooms: | A large light and airy room with vaulted ceilings, exposed beams and a log burner, 2 huge cosy sofas, a good sized LCD television, wii ( including wii fit) and DVD player with non subscriber satellite TV. |

Towels and linen are provided and changed at the end of each booking. Extra bedlinen will be provided for longer stays. Please bring your own beach towels |

Notes on accommodation
All rooms have radiators plus there is also a log burner located in the lounge with wood provided for one fire. The house is also fitted with smoke alarms and a carb monoxide detector. A travel cot is also available on request
Accessibility
Due to its unusual layout it is possibly not suitable for wheelchair access.
Outside
The house has pretty gated front court yard that leads to the front door. There is also a spacious pretty rear garden level with the first floor with a large decked area with a table,seating for 6, a sunlounger and a grassed lawn. The garden is completely enclosed, safe and private.
Golf
There are 4 courses within 10 miles, Bowood, St Kew, Roserrow and St Enodoc.
Travel
Car transport in necessary. Bodmin parkway railway station is 20 minutes away. Flights to Newquay airport plus car hire is possible.
Distances
The South West coast path is only an 8 minute drive which will take you to Trebarwith, a stunning tidal beach which allows dogs and has a lifeguard service in the summer. Polzeath, Daymer bay and Rock are only a 20 minute drive. The vast and beautiful bodmin moor is just 10 minutes drive inland providing endless walks and lots of wildlife.
Further details
St Teath which is just a mile from Newhall green has a good local grocery shop, pub, church and play parks. Delabole a mile and a half by road also has two well stocked grocery shops a post office and a cash machine. Camelford which is 7 minutes drive has a coop, banks and many other facilities. Wadebridge which is only a 15 minute drive is a sizable town with a good range of shops and the start of the camel trail has a tescos which delivers.

A deposit of £50 is payable on booking with the balance due 3 weeks before start date.

My husband Will and myself have lived in North Cornwall for over 40 years, and love the area even though we have both travelled extensively. We are sure you will love what this area has to offer. Will who lifeguarded for 20 years also runs the local surf school at Trebarwith.

Why the owner chose a home in this location
The property was originally Wills grandmothers house, but we have redesigned and modernised it whilst retaining its cottage charm. A lovely cosy place to enjoy a relaxing Cornish holiday.

We are well located for all that North Cornwall has to offer including beautiful beaches, no more than 10 minutes away, to stunning moorland which is perfect to explore on foot.
The village is a quiet sheltered hamlet full of lovely cottages, however it is still only 1 mile from the nearest shop or pub.
