Situated to the south of Honiton, Boycombe is a magnificent house set in its own 45 acres, in an area of outstanding natural beauty. Once you start travelling up its long private lane you are entering a delightfully private and secluded place yet close to the historic fossil beaches of the Jurassic Coast to the south, Dartmoor to the west and, to the north, the sandy beaches of North Devon. It offers a wealth of choices for visitors: some people never leave as they enjoy the house and garden or explore the surrounding land with its streams, woodlands and ancient pastures. If you venture out of our valley, the shops of Honiton or Sidmouth are 15 minutes away whilst bustling Exeter is half an hour away. Excellent for families with children as we have a play area, games room and lots of space outdoors for them to explore. Dogs also very welcome but only if accompanied by well trained adults.

Changeover day
Saturday is our changeover day. We ask guests to depart by 10.00am when new guests are due the same day. If they are, we ask new guests to arrive after 14.00pm.

Bedrooms: Massive main bedroom with double bed and en-suite bathroom.
Small middle bedroom with double bed and washbasin.
Large end room with 4 single beds and wash basin.
Bathrooms: En-suite bathroom to main bedroom.
Separate family bathroom upstairs.
Downstairs shower room with sink and loo.
Kitchen: Kitchen/diner. At one end table and chairs seating 8-10 with new cooker with large single oven. Fridge/freezer, dishwasher, microwave.
Utility Room: Sink with washing machine and separate dryer. Also larder and storage cupboards.
Living Rooms: Sitting Room: Sofas facing fireplace (wood burning stove), lovely old furniture and incredible 16 panel tudor ceiling. TV/DVD player; CD player.
Other: Games room: large fireplace, table football, small size pool table and full size table tennis table, some board games.

Towels and linen provided and changed weekly. Requests for babysitting and extra cleaning can be made from the on-site caretaker.

Notes on accommodation
The house has a timed central heating and hot water system which guests can adapt to their requirements. We supply a hearth full of wood for all guests and if more is required, guests are welcome to use our axe and chop more. The house has flagstone floors in places and a steep staircase up to the bedrooms which may make this unsuitable for toddlers or those with disabilities. Given the age of the house and the furniture, young children must be adequately supervised.

Outside
The house has a secluded garden exclusively available to guests with a small sitting area to the front, a good size lawn to the front and side and an old orchard to the back. We provide a barbecue and there are garden seats and table for sitting out on the lawn. To the front there is a large trampoline and climbing frame with swings also available for guests. Guests (and their well behaved dogs) are welcome to roam our fields and explore the area. There is a wild woodland pond, ancient pastures, many streams (the river Coly rises at Boycombe) and lots of space for exploration and muddy fun.

Coast/Beach
15 minutes drive away: Branscombe with the famous Masons Arms pub and fabulous coastal walks.
Beer for more beaches, rock pools and fishing boat hire; great fresh fish can be bought on the front; Sidmouth for regency splendour, shops including Waitrose, beaches and rock pools; indoor swimming pool.

Golf
Honiton Golf Club is only a few minutes away. Inquire direct for information about playing there.

Travel
Exeter airport 25 minutes away, Bristol 70 minutes, Heathrow 3 hours. Honiton station for Exeter or London Waterloo (London 3 hours by train). Use of car essential.

Further details
Supermarkets: Large Tesco in Honiton and an M&S Simply food; Waitrose in Sidmouth. All 15 minutes drive. Many great restaurants within 1 hours drive. Horse-riding stables walking distance from the house. Crealy's adventure and activity park 35 minutes away and go-carting centre next door to it. Cinema at Exeter. Many National Trust houses and English Heritage sites nearby, Sidmouth Observatory, Charmouth Fossil museum and the Donkey Sanctuary. Blackberry Camp, an iron age fort (no remains) in a sublime woodland setting is 10 minutes drive away.

25% deposit at time of booking, balance payable 8 weeks prior to booking. Damage deposit: we operate an honesty system whereby guests are asked to voluntarily tell us if there have been breakages or damage caused. Email inquiries preferred.

...We had had a wonderfully relaxing week at your lovely house. Mo and Dave were fab (was very sorry to wave them goodbye), boys had a ball with all the games and the space, I spent a lot of time recharging my batteries asleep and we had lots of great walks despite rather a lot of drippy weather! It was a great success and completely without stress of any kind. Thank you so much.

Delia spent a weekend in February 2010: Yes, thank you, it was a fantastic weekend. We loved the house and the location, and the welcome was second to none.

I have to say, the games room and the fact it is in such a lovely, picturesque setting made it very a special visit for us -it enabled my son to really relax over the weekend, which is exactly what he needed. My nieces loved the ducks and hens too!

The house was beautiful - we loved the open fires and the retained/refurbished period features. The welcome was great (thank you for the logs and tea.

About the owner
Boycombe has been in my family for over thirty years. I first went there as a boy in 1979 and have been going back regularly ever since. I live and work in London where I am bringing up a large family so it's hard to go there as often as I'd like but we still manage to come down two or three times as year when it's not let out. This is why we started holiday lets five years ago, something I manage along with Mo and Dave, our lovely caretakers who live in one of the cottages down there. Between us, we hope to make sure you all have a great time there. Francis Wyburd.

Unique benefits of the property
It's amazing to think, as you sit in front of the fire in the sitting room at Boycombe and gaze up at the 16 panel tudor ceiling that Elizabeth 1st was probably not on the throne when it was built. Throughout the house you are struck by this historic perspective as the Boycombe retains many original features and some surprising things here and there. and then one looks outside and realise the scenery is also unchanged with its ancient hedgerows and streams, woodland areas and flowers. But with modern conveniences, like central heating, modern kitchen and bathrooms, you get all the benefits of modern life in this ancient setting, perfect for getting away from it all.
