Beach House built in 1880 and lovingly cared for by present owner. Self catering Easter to October. Very spacious living area. There is easy access parking. Sorry, no smoking, no pets.

Notes on prices
Sleeps up to 10 people at £22 per person per night pro rata. For all school holidays the minimum charge is 10 people. There is also a deluxe annex if required.

Changeover day
Flexible but generally, during peak period, arrive any time Saturday, depart Friday by midday.

Kitchen consists of dishwasher, microwave, gas cooker, fridge and larder fridge.
Large breakfast room with door leading to outside decking and garden.
Basement table tennis room and storage for bikes.

 

Notes on accommodation
Please note one or two private storage cupboards plus bedroom are kept closed. The house is exclusive to the paying guests.

Large lawn area with flower beds and seated sheltered nooks. Patio with wooden garden furniture. Panoramic views.

Coast/Beach
Large expanse of dunes, sand and pebbles. Visiting seals can sometimes be seen close to the shore. Ideal for kite flying. Kessingland is on the tip of East Anglia's heritage coastline between Lowestoft and Southwold. Near to the Norfolk Broads, a natural wild life area.

Skiing
Watch this space for news on the future development for the largest indoor ski resort in Europe which is being built near Ipswich. 'Snowoasis' approx. 50 minutes by car from Beach House.

Travel
A car is recommended. Limited public transport.
Both Norwich airport and Port of Harwich are 1hr by car.
112 miles from London on A12. Travelling time from Ipswich approx. 1hr. From Kessingland buses run every 1/2hr to Lowestoft and Southwold.

Distances
Famous Walberswick can be reached by ferry from Southwold, home of Adnams beer, approx. 6 miles. Lowestoft 6 miles. Aldeburgh and Snape Concert Hall approx. 25 miles.
Royal Society for the Protection of Birds at Dunwich Heath 16 miles.

Further details
Places of interest - the maritime town of Gt Yarmouth and the historic town of Bury St Edmunds with its cathedral, Abbey Gardens, museums, theatre and shops.

Booking notes
Self catering in Beach House is not available from 1st November to Easter. 20% deposit, non-returnable. Balance due 28 days prior to arrival. Payment by cash or cheque only. The house is only let from Easter-October for a minimum of 5 nts and a minimum of 5 people with the exception of the school summer break when it is only let for a booking of 10 at £22 per person per night. However if you are a previous holiday guest some winter dates may be available including Christmas (excluding New Year).
