Leys Cottage is the highest property in the farm hamlet of Churchill, about 5 minutes drive from the Arlington Court estate. It is gloriously quiet - you are more likely to hear a tractor than a car and at night the stars glow brightly with no light pollution. There are buzzards on the the telegraph poles and deer in the fields on the far side of the valley. Visitors have regularly commented that the term 'Cottage' in the name is misleading, it's a spacious 4 bedroom house. There is even room for a table tennis table downstairs. The house has views to the south and east towards Arlington Court and Exmoor beyond. Originally built around 200 years ago, the house has been fully modernised and extended, while retaining original features such as an old bread oven in the chimney breast, and exposed beams. It has easy access to excellent beaches (Woolacombe: 20-25 minutes by car), the coastal path (10-15 minutes) and Exmoor National Park (boundary 10 minutes).

Notes on prices
Prices include electricity, oil for heating, gas for cooking, bed linen, cottage towels, and reasonable cleaning at the end of the stay. Use of the Rayburn is an additional £50/week, if required. Short breaks are 65% of the weekly rate for 3 nights, 75% for 4 nights.
Changeover day
Friday preferred, particularly during main summer holidays. Negotiable outside peak holiday periods.

Notes on accommodation
This property is used as a second home by its owners. No smoking anywhere inside the property. Maximum of 2 dogs.
Accessibility
The property is accessed by flagstone steps both at the front and rear, which can be slippery when wet. Therefore the property is not advised for people with mobility problems. In addition, the ground floor is on three levels, so is not suitable for wheelchairs (sorry!)
Outside
Garden with lawn in front of the house, and parking space for 2 cars. Old apple trees and coppice willow, surrounded by a hedge. (There is space for one more car in the lane 2 minutes walk from the house if required). Patio with garden bench, chairs and table.
Coast/Beach
Woolacombe (20 to 25 mins by car) voted Best British Beach in the Mail On Sunday. 3 miles of sand, with Blue Flag status. Life guards at North end. Never crowded in the middle, even in high summer. Good surfing. Croyde (30 mins by car): smaller sandy bay, most popular surfing beach. Saunton Sands (30 mins by car): another long sandy beach with surfing. Combe Martin - the closest beach (15 mins). More for paddling & rock pools than swimming Crow Point (25 mins), great bird watching.
Golf
There is a wide choice within 30 minutes drive, from 9 hole Pay & Play to 18 hole championship courses. Woolacombe and Morthoe (9 holes). Ilfracombe (18 holes). Portmore Golf Park, Barnstaple (18 holes & 9 hole par 3). Saunton (2 x 18 holes), one of the top courses in the country. And slightly further afield (40 minutes) is Westward Ho! - the oldest golf course in England.

Car essential. Nearest airports: Exeter and Bristol. Nearest station: Barnstaple

Ilfracombe, 9 miles. Barnstaple, 9 miles. Combe Martin, 6 miles by road (4 miles in a straight line = nearest point on the coast from the house). Lynton, 13 miles. Simonsbath (middle of Exmoor), 13 miles.

Supermarkets in Barnstaple and Ilfracombe. Food market in Barnstaple in historic pannier market (worth a visit). 2 good local farm shops selling own meat and other produce. Local pub within a mile. Gardens to visit: RHS Rosemoor (Torrington) and Marwood (nr Barnstaple). Great walks along the coast and on Exmoor, with good pubs as well. Boat trips from Ilfracombe - fishing, sight seeing, or to Lundy. Riding from various stables on Exmoor. Cycling on the Tarka Trail (old railway line). Lots to do if weather not perfect: Wildlife and Dinosaur Park (Combe Martin). Cobbaton Combat Collection, one of the biggest collections of WW2 memorabilia (Umberleigh). Arlington Court National Trust property (5 minutes away). Dartington Glass, factory tour and shop (Torrington). The Big Sheep (all weather entertainment park - near Bideford). Atlantic Village factory outlets (near Bideford). Clovelly - famous picturesque fishing village, used for film sets (west of Bideford).

About the owner
I live near London, with my wife, 2 children and 2 dogs. I work in Marketing, and my wife runs a local charity. She originally comes from North Devon, and we regard it as the perfect place to escape for peace and quiet, with beautiful beaches, coastal walks, and moorland on Exmoor. We bought the property in 1998, as a second home, and have only recently started renting it out.

Why the owner chose a home in this location
Have known this area for more than 30 years. It has just the best combination of sandy beaches, fantastic walks on the coast path and glorious isolation on Exmoor....and all relatively accessible from the South East. Am still discovering new places and things to do after all this time

Total peace and quiet - an absolute haven from the frenetic pressures of living near London. The position of the cottage is perfect for a mixed holiday not far to the beach for those who want the beach, not far to the coast path or to Exmoor for those who want to walk and all in a proper farming community, with a pub at the bottom of the lane
