Notes on accommodation
This s/c accommodation is ideal for a couple (maybe with an older child) or for a couple or 2 friends. The window bed is available for use if required. This is a large brick and flint barn. The owner lives in the barn. The recently converted studio apartment is in very good decorative order throughout and basically equipped (table top hob, microwave,fridge) for simple cooking. Lovely, open field views from the big velux roof windows. Balcony views to the sea in the distance, the church and lighthouse.There are 2 old cottages and a farmhouse in the farmyard and another barn conversion of holiday lets.There is a shared garden by the flat and access to a small, private field. Sorry but no smokers and no pets. Oil fired central heating is on a time switch with additional electric heating (included). Thick brick and flint walls help ensure that the flat is warm in winter and cool in summer. Within walking distance of the village shop, playing field, cliffs, beach, lighthouse and pub.
Accessibility
This property is not suitable for people with mobility problems as there is a shingle pathway from the car park area to the accommodation plus an external stairway entrance. The property is reached a short distance up an unmade up track but it is suitable for cars and there is ample parking. There is very limited public transport here but North Walsham railway station is a 15 minute taxi ride away.
Outside
There is a shared garden and a small field behind the property that may be used for ball games and sitting out. The balcony is sheltered and south facing sun trap, with outdoor table and chairs. Cane chairs may also be taken outdoors from the flat. A gas BBQ is available. The accommodation opens out onto a shared garden but usually it is empty. Bicycles can be locked in a nearby shed or attached to a nearby cartshed post. The flat is close to unused open fronted cart sheds and an interesting disused Victorian Forge. The shingle pathway from the flat leads to a track, past a field with horses, to the cliff and sea in one direction (5 mins walk) and past a pond to the playing field, church and pub in the other direction.
Coast/Beach
The beach is only 5 mins walk away along a track and past the coast watch station. A scramble down the cliff to a fairly private part of sandy beach is possible for agile guests. Less agile guests can walk for 10 mins past the pub and across the field to the public beach that is accessible via a substantial metal staircase. There is a beach car park but walking is recommended. The beach is mainly sand with some shingle parts. Bathing is mostly safe but avoid rough seas and outgoing tides.
Special interest holidays
Sailing, motor cruising and canoeing in the summer months is only a 15 minute drive away. This area is popular with bird watchers, walkers, sailors and cyclists and those with an interest in old churches.
Travel
Norwich Airport is 40 mins away and roughly £35 by taxi. Car hire is recommended if you don't bring your own. Bus service is minimal and infrequent. Nearest train station is North Walsham (change at Norwich) and then approx £10 taxi fare. Nearest channel port is Harwich (approx 2 hours away). Yarmouth, Felixstowe and Lowestoft are other ports but with few passenger options.

Hickling Broad Nature Reserve and Horsey Mere with windmill about 15 mins. Yarmouth about 14 miles. Norwich Castle and Cathedral 20 miles. Holt is about 40 mins away, Cromer about 20 minutes, Sheringham 30 mins, Blakeney (National Trust/seal trips) about 50 mins. Sand dunes at Sea Palling and Waxham 15 mins.

Local post office with a few provisions a 5 min walk away. 5 mins in car to Walcott where there is a bigger village store. Tesco at Stalham 10 mins car or Sainsbury's at North Walsham 15 mins car. Pub food at Hill House pub (Sir Arthur Conan Doyle stayed here) a 5 min walk. At Walcott the Lighthouse pub serves many meals at most times of day (5 mins by car). The Swan at Ingham 10 mins by car for an old world thatched pub with good food. Fish and chips at Bacton shop and hotels 7 mins by car. Banks and building societies at Wroxham, Stalham, North Walsham. Cash machine at Walcott Stores and Tesco in Stalham. Church Tower open at weekends and some days (panoramic views). Happisburgh Lighthouse is fully operational and open some weekends. East Ruston has an amazing garden open to the public (Wed and Sun) , fishing lakes and access to the Weavers Way footpath. Bacton Woods is 10 minutes drive and has paths and is good for cycling: Stalham, a small rural town with shops, supermarkets, library, pubs and cafés. The Broads and the Weavers Way footpath can be accessed here. Stalham (Market day Tues) has pubs, cafes, surgery, library. Wroxham: a bustling village on the Broads where day boats and cruisers can be hired or river trips booked. Cycle hire available. The Bure Valley steam railway runs from here. Wroxham Barns craft centre and Junior Farm. Wayford Bridge day boat hire, water sport activities, hotel, restaurant and farm shop. Ingham has The Swan pub and restaurant. Worstead is a small village with a large medieval flint church. The tower is often open. Worstead hosts a huge 3 festival (last weekend of July). North Walsham (market Thursday) is a town with shops, pubs and restaurants, supermarkets,a Cat Pottery, motorcycle museum, railway station, library and swimming pool. Cycle hire is available. Sutton Windmill has magnificent views and an unusual memorabilia museum. 30 mins drive to National Trust, Blickling Hall (Jacobean). Cromer has beach, pier,theatre, cinema.

About the owner
I live here with my grown up children and the space and light is wonderful here. Beautiful sunrises behind the church and great sunsets over the fields. I have lived here for about 20 years and have enjoyed creatively developing the barn to enable it to be used and shared. I travel abroad and around the uk quite a bit with my work but always enjoy returning home to Happisburgh, where I can just walk to the edge of the cliff or along the beach and feel earthed. I am an author and find this a peaceful place to work through my ideas.
Happisburgh is a real, pretty traditional village with a cricket ground, pub, church, shop and school. There is a real sense of community here that we enjoy.

Why the owner chose an apartment in this location
We chose this spot because it was close to The Broads and the sea and we love both. I knew instantly it was where I wanted to live. I love the flexible living space, the flint and old bricks and the open sky here. It seemed the perfect place to bring up children, fields, cliff walks, sandy beach, clean air, safe cycling. Rather like an Enid Blyton childhood. The barn was thatched when we bought it but 2 years ago the thatch was replaced with old pantiles which made it possible to put in big roof windows and bring in the light and wonderful views. It inspired me to create the studio flat and let others enjoy this unique and lovely barn. My son has a self contained flat within the house too.
There are interesting outbuildings, including a Victorian Forge and cartsheds.
Unique benefits of the property
You can walk in 5 mins to Hill House pub for ppub grub or walk across the fields to the Lighthouse pub at Walcott. The imposing Church with great sea views is 5 minutes walk. Walks along the cliffs or beach are never busy. You can walk or cycle for miles. Walking to Cart Gap for a coffee or lunch at Smallsticks cafe is a favourite. To make an evening of dinner 'The Swan' at Ingham is a good place to go and for pub food there is also The Star at Lessingham and the Butchers Arms at East Ruston. To get onto the Broads then Wayford Bridge (canoe or motor launch hire) is 10 minutes drive away (the route to Barton Broad features on many calendars). Boat hire at Potter Heigham too. Hire a sailing boat at Hicking Broad and have lunch there or take a pleasure cruise at Horning or Wroxham.
