At the edge of an old coastal village with lovely views and walks across fields and to the church. Clifftop and rural walks and perfect for cycling. This farmyard is where artists Ben Nicholson, Henry Moore and Barbara Hepworth regularly holidayed. Stunning sunrises behind the church and sunsets across the fields. Norwich 30 mins. Broads boat hire 10 mins. Jet ski hire and Wroxham 15 mins. Tesco (Stalham) 10 mins. Village shop 7 mins walk. Pub with food, 5 mins walk. This very pleasant, compact (but not small) flat is within a 350 year old owner occupied brick and flint, thatched barn in a great location. French windows onto a shingled outdoor seating area with garden. There is easy access to a small field and a shingle path to ample parking. Property adjoins a track leading straight to the sea and is close to the village playing field. Central heating and supplementary electric heating included. Towels and bedding included. Welcome pack. Regret no pets and no BBQs (thatched).

Notes on prices
Prices are for the property per week in UK Pounds and include heating, electricity, linen, sheets, towels. Fortnightly bookings with optional mid stay cleaning available at £20. Stays of longer than 2 weeks please deduct £20. Late bookings for 3 to 5 nights £50 to £60 a night.

Changeover day
Flexible changeover day but usually Saturday. Please leave by 11am and do not arrive before 3pm. Late bookings (the week before) can be for 3 or more nights. Please leave the accommodation as clean as you find it.

Bedrooms: Bedroom with double bed, wardrobe, 2 chests of drawers, bookcase, Turkish rugs. Lovely view of the church. Bedside lighting and wall lights. Cane chair. Also comfortable double Ercol bed settee in living room.
Bathrooms: Step up from living room to semi-tiled Victorian, brass and mahogany bathroom with low level wc, sink, bath, shower over bath, mirror, cabinet. Open field views. Hot water included.
Kitchen: Small cooker on work surface with 2 hobs and small oven, microwave, fridge (not freezer), washing machine, ironing board, iron, kettle, toaster plus pots, pans etc. Good condition. Ample cupboards over and under. Access to washing line.
Living Rooms: Comfortable double sofa bed, cane chairs. TV and video. Dining and coffee table, 3 chairs. TV corner storage and bookcase. French windows with garden view leading to sitting out area, stone table and stools. Side and wall lights. Sunny, relaxing room.
Other: If required a lock up shed can be made available for bicycles.

Towels, sheets and linen included. 1 duvet cover and 4 pillow cases - extra bedding on request. Self catering. Please leave property as you find it. Mid stay cleaning purchasable on request for 2 week stays (+ £20).

 

Notes on accommodation
This s/c accommodation is ideal for a couple. The bed settee is available for use by a 3rd person if required. The accommodation is part of the ground floor of a large and beautiful thatched barn. The holiday accommodation was converted about 5 years ago and is in good decorative order throughout and well equipped. Lovely, open field views from the kitchen and bathroom and a great view of the church through the bedroom window. There are 2 old cottages and a farmhouse in the farmyard and another holiday let barn conversion. There is a private garden adjoining the flat and access to a small field for ball games. Sorry but no smokers and no pets. Oil fired central heating is on a time switch with additional electric heating (included). There are also electric heaters in the bedroom and living room. Thick brick and flint walls help ensure that the flat is warm in winter and cool in summer. This is a peaceful place and yet within walking distance of the village, playing field and beach.

Accessibility
This property is not suitable for people with mobility problems as there is a shingle pathway from the shingled car park area to the accommodation plus 2 external steps and 2 internal steps (up to the kitchen and bathroom). The property is reached a short distance up an unmade up track but it is suitable for cars. There is very limited public transport here but North Walsham railway station is a 15 minute taxi ride away.

Outside
There is a private garden and a small field behind the property that may be used for ball games and sitting out. There is a sheltered, shingled seating area with stone table and stools that is a south facing sun trap. Cane chairs may also be taken outdoors from the flat. BBQs are not possible due to the thatch insurance. The accommodation opens out onto a garden that is for the use of tenants. Bicycles can be locked in a nearby shed or attached to a cartshed. The flat is close to unused open fronted cart sheds and an interesting disused Victorian Forge. The shingle pathway from the flat leads to a track to the cliff and sea in one direction ( 5 mins walk) and past a pond to the playing field, church and pub in the other direction.

Coast/Beach
The beach is only 5 mins walk away along a track and past the coast watch station. A scramble down the cliff to a fairly private part of sandy beach is possible for agile guests. Less agile guests can walk for 10 mins past the pub and across the field to the public beach that is accessible via a substantial metal staircase. There is a beach car park but walking is recommended. The beach is mainly sand with some shingle parts. Bathing is mostly safe but avoid rough seas and outgoing tides.

Travel
Norwich Airport is 40 mins away and roughly £30 by taxi. Car hire is recommended if you don't bring your own. Bus service is minimal and infrequent. Nearest train station is North Walsham (change at Norwich) and then approx £7 taxi fare. Nearest channel port is Harwich (approx 2 hours away). Yarmouth, Felixstowe and Lowestoft are other ports but with few passenger options.

North Walsham (market town- Thursdays) 7 miles. Stalham 4 miles (Farmers market and Tesco). Norfolk Broads (with motor boat/canoe hire) 4 miles. Hickling Broad Nature Reserve and Horsey Mere with windmill about 15 mins. Yarmouth about 14 miles. Norwich Castle and Cathedral 20 miles. Holt is about 40 mins away, Cromer about 20 minutes, Sheringham 30 mins, Blakeney (National Trust/seal trips) about 50 mins. Sand dunes at Sea Palling and Waxham 15 mins.

Further details
Local post office with a few provisions a 5 min walk away. 5 mins in car to Walcott where there is a bigger village store. Tesco at Stalham 10 mins car or Sainsbury's at North Walsham 15 mins car. Pub food at Hill House pub (Sir Arthur Conan Doyle stayed here) a 5 min walk. At Walcott the Lighthouse pub serves many meals at most times of day (5 mins by car). The Swan at Ingham 10 mins by car for an old world thatched pub with good food. Fish and chips at Bacton shop and hotels 7 mins by car. Banks and building societies at Wroxham, Stalham, North Walsham. Cash machine at Walcott Stores and Tesco in Stalham. Church Tower open at weekends and some days (panoramic views). Happisburgh Lighthouse is fully operational and open some weekends. East Ruston has an amazing garden open to the public (Wed and Sun) , fishing lakes and access to the Weavers Way footpath. Bacton Woods is 10 minutes drive and has paths and is good for cycling: Stalham, a small rural town with shops, supermarkets, library, pubs and cafés. The Broads and the Weavers Way footpath can be accessed here. Stalham (Market day Tues) has pubs, cafes, surgery, library. Wroxham: a bustling village on the Broads where day boats and cruisers can be hired or river trips booked. Cycle hire available. The Bure Valley steam railway runs from here. Wroxham Barns craft centre and Junior Farm. Wayford Bridge day boat hire, water sport activities, hotel, restaurant and farm shop. Ingham has The Swan pub and restaurant. Worstead is a small village with a large medieval flint church. The tower is often open. Worstead hosts a huge 3 festival (last weekend of July). North Walsham (market Thursday) is a town with shops, pubs and restaurants, supermarkets,a Cat Pottery, motorcycle museum, railway station, library and swimming pool. Cycle hire is available. Sutton Windmill has magnificent views and an unusual memorabilia museum. 30 mins drive to National Trust, Blickling Hall (Jacobean). Cromer has beach, pier,theatre, cinema.
