Sleeps 6 Plus cot. Accommodation is on 3 floors, with open plan living space located on the middle floor from which there are lovely sea views all round. There are 2 bedrooms on the ground floor, one of which has patio doors opening onto garden decking. The master bedroom is on the 3rd floor, has a fabulous sea view and a en-suite bathroom. Outside, the private rear garden has a summer house storing garden furniture and an exterior shower for surfers! The house is only a 5 minute walk from Port Isaac Harbour and just 10 minutes walk to the safe bathing cove of Port Gaverne. Port Isaac is a quintessential fishing village with a buzzing atmosphere. Padstow, Polzeath, Rock, Daymer Bay, Tintagel and Boscastle are all in easy reach. Coastal and moorland walks are closeby. Surfing, kayaaking, coasteering instruction are all offered either here or at nearby locations. Once bitten by Port Isaac, you will always return, we did! All in all the village is ideally located for a fun family holiday!

Changeover day
During high season our changeover day is Friday. We request departure by 10 am and will have the house ready for new occupancy from 2 pm.

Bedrooms: 3rd floor master bedroom 1, king size bed and en-suite. Bed 2 has a zipped double which converts to 2 singles. Bed 3 has 2 single beds. Beds 2 and 3 are ground floor and share a bathroom. Egyptian cotton bedlinen and anti allergy bedding are provided.
Bathrooms: En-suite bathroom in bedroom 1, with bath + over bath shower (best bath view ever!), slipper sink, WC and heated towel rail. Downstairs shower room with walk in ceiling shower, WC, large sink and family sized heated towel rail. Both with shaver points.
Kitchen: Boasts glass splash back, clever lighting, touch control electric hob, electric oven with overhead extraction, fridge with freezer compartment and a 10 place setting dishwasher. We love to cook, so the kitchen is amply supplied with good quality cookware.
Utility Room: We do not have a utility room but supply a washing machine and exterior washing line, & an exterior surfers shower with a clever rail for up to 6 wetsuits. An iron & board are in the cupboard.
Living Rooms: A large, light room with a big picture window is the main family open plan living/dining/kitchen area. An L shaped sofa has plenty of space for all and the dining table extends to seat 10. A flat screen wall mounted TV has an integral DVD, DVDs supplied.
Other: All rooms are sound proofed and luxuriously appointed with handmade soft furnishings of high quality. Every attention has been given to detail in order to make your stay safe and comfortable. Centrally heated and double glazed throughout.
Cleaning/towels/
linen/maid service:
Egyptian cotton bedlinen, luxury bath and hand towels are supplied on a weekly basis. The house is cleaned between lets unless a maid service is required on a negotiable basis.

Notes on accommodation
We have used a local Interior Designer to ensure the comfort of your stay. An optional shopping basket of local bread, bacon, eggs and sausages, or a vegetarian alternative can be requested. We supply both puzzles & games for family fun! Cooking basics are in the cupboard, tea, coffee, oil, herbs, spices you just supply the ingredients! We are anxious to get it right so welcome feedback from you stay. We have had a fabulous first year of letting with wholly positve feedback, we hope to welcome back many who booked in 2011. Feedback is mostly about comfort and amenity, however we have been suprised how many comments we have had about the situation of the house, its convenience & quietness.Chy Kembro is a non smoking property and we regret to say we do not accept pets.

Accessibility
This property has steps with a handrail to all living accommodation and as such is not suitable for those with mobility problems.

Outside
The garden has a summer house where garden furniture and umbrella is stored. It is nice & private with a high fence to one side and a thick hedge to the other side and rear. There is lawn for games and a selection of planter pots, some of which grow herbs for your culinary use. Outside there is also a decking area with steps up to the rear bedroom, ideal for alfresco breakfasting and an exterior shower for wetsuits. The side gate has a high latch for the safety of little fingers, so the garden is entirely secure. We provide re-cycling facilites in the gravelled side entrance to the house and ask our guests to utilise this facility. There is also a long exterior washing line and storm pegs.Off street parking for one vehicle.

Coast/Beach
Port Isaac harbour, the home of many a lurking crab is 5 mins walk down the hill. Port Gaverne offers safe bathing in a sheltered shingly cove. Sandy beaches are within an easy 20 min drive at Polzeath and Daymer Bay. For the more experienced surfers Trebarwith Strand is a 20 min drive up the coast, where there is a seasonally lifeguarded beach. This beach also offers the best rockpools around!

Golf
15 mins drive from the magnificent 18 hole links at St Enodoc, there are also golf courses and tuition available at Rosearrow, and St Kew, both within a 15 min drive.

Special interest holidays
We can provide in conjunction with a local company surfing holidays and tuition as nearby Polzeath.

Travel
Newquay Airport is a half hour drive, from which car hire is available. Exeter Airport is further at an hour's drive. Bodmin Parkway Station is a half hour in the other direction. There are bus services up and down the coast and to the local town of Wadebridge.

Distances
Padstow 10 miles, made famous by the chef Rick Stein. Tintagel of King Arthur fame, 10 miles the other way. Rock, holiday choice of the young princes is 6 miles, as is Polzeath, Daymer Bay once home of John Betjeman, who is buried in the charming church in the sand dunes on this beautiful beach is slightly further at 7 miles. But in between these are many less popular and harder to get coves and beaches!

Further details
Port Isaac is recent years has become home to a plethora of very good restaurants, offering local fish and shellfish, booking is usually essential in high season. We supply you with menues and details.

The fishing cellars on the harbour houses an excellent fishmonger, and up the street a baker provides locally made pasties. At the top and close to the house is a superb little fish/shellfish shop, which also sells crab sandwiches, fish pate's, soups etc all from sustainable stocks. We have an excellent selection of cafe's, all supplying home made cakes and freshly produced food. There is a pub, which featured in the Doc Martin series, and the restaurants also double as bars. Over the hill in Port Gaverne is another pub, which features a great collection of photos depicting the days of sail and the local slate industry. We have a well stocked Co-Op store 2 mins from the house, hours 8am-10pm. 7 days per week (cashback available).

Banks are in Wadebridge, as is Tesco who will deliver to our house as access is easy. Asda, Lidl, Sainsbury's and Morrisons are all in Bodmin. Petrol can be bought at the garage round the corner, where they will invariably do emergency repairs too!

Booking notes
A 50% deposit is required on booking, the balance to be paid 6wks before your holiday. We ask for a £50 returnable deposit against any damage. Terms re letting and cancellation are supplied on booking. Deposits can be paid by cheque or online.

About the owner
We bought this house with the proceeds of the sale of our family home after our father's death. We named it Chy Kembro, Cornish for "House of the Welshman" in deference to his roots, and know he'd be tickled pink. Our association with the village started many years ago in 1965, when we spent our first magical holiday here...and never looked back. I now live in Port Isaac & run an Interior Design business, which skills have been put to good use project managing the reburbishing of this house to meet the high standards we aim for. We love the area, and still spend nearly all our leisure time here together! In all we think its perfect for a family holiday!

Why the owner chose a home in this location
Fabulous cliff top walks, endless sandy beaches and teeming rock pools number among our reasons for choosing this stretch of the Cornish Coastline. Its still possible, if you don't mind a stretch, to get away from the holiday crowds even at the height of the season. But the evenings in Port Isaac buzz with people enjoying the sights, sounds and the excellent food. Port Isaac has lots of interesting shops and galleries including a lovely Pottery set in an old Chapel. Fresh seafood can be bought in the cellars, there is a bakery and a well stocked Co-op 5 mins from the house where there is a cashback service.

Unique benefits of the property
As the sun drops down in Port Isaac it's quickly hidden behind the hilltops. Our house is set above the village, with wonderful surround views and gets the best of daylong sunshine. Whilst very picturesque, the tiny crowded streets of the lower village can be very noisy for a small family. Yet we are within 5 mins walk of the busy harbour! The house does not have a parking space, but has an unloading bay, parking is in the garden of the house four doors down the road, we pay the fee.
