Check availability Itteringham Mill B&B (Sleeps 12. 5 Bedrooms)
Itteringham Mill, originally built in 1778, was converted from a derelict mill building in 1938 into a ‘gentleman's residence’.
It has recently been completely renovated and offers 5 excellent B&B rooms with en-suite facilities. Visit Britain 5 star rating.
The Mill is a registered ‘Old Home-Superhome’ offering itself as a demonstration site for renewable technology.
We generate electricity from the river, run a water-sourced heat pump to heat the house and domestic hot-water in the winter.
During the summer solar thermal panels provide most of the hot water.
We also re-cycle rainwater for flushing toilets and have a range of other water-saving and power saving devices.

Notes on accommodation
Itteringham Mill offers high quality B&B accommodation in a converted watermill which spans the River Bure. It underwent a multi-award winning renovation during 2009 in which the East elevation of the building, which looks downriver, was rebuilt with an entirely glazed elevation, maximizing natural light and taking advantage of the amazing views. The contemporary style 1st floor bedrooms have floor to ceiling windows, and modern, wet-room shower rooms. The more traditional top floor rooms have new shower-rooms (one is a wet room) and face west. We offer great breakfasts using fresh local ingredients, sometimes from our own garden. The mill's gardens comprise lawns, mature trees and beds mostly of shrubs. The River runs through the garden which is a haven for all manner of wild-life.

Accessibility
Both the Mill and the associated cottages are originally old buildings with changes of levels, threshold steps, staircases and limited space in bedrooms and bathrooms for wheelchairs.

Outside
The Mill's gardens are available for our guests to use and comprise several acres (including a paddock) of lawns, mature trees, rose-beds, shrubs and river. There is ample gravelled car-parking space around the cottages and in front of the mill. There are a number of outdoor seats scattered about and a portable (non-gas) barbecue available for guest use. Swallow Cottage has its own private garden.

Coast/Beach
The nearest coast is approximately 10 miles due north (Sheringham). North Norfolk coastal beaches vary from shingle, through sand and pebbles to sand dunes and offer a variety of experiences and facilities from the pier at Cromer to wild sand-dunes beaches backed by pine forest at Holkham. The coast is famed for its birdlife

Golf
There are a number of golf courses in the area.

Travel
Norwich Airport is approximately 14 miles away. Given that Itteringham Mill is in a very rural part of North Norfolk the use of a car or bicycle is essential.

Distances
Itteringham Village shop is about 1/4 mile away. The market town of Aylsham (3 supermarkets, three butchers and an active market square is 4 miles away). The Georgian town of Holt with its boutiques, art galleries and smart department store is 8 miles away. The county town of Norwich (worthwhile visit to the Castle and the Anglican Cathedral) is about 15 miles away. The Broads are about 12 miles away.

Booking notes
Full payment for the holiday cottages must be received six weeks before the start date (or at the time of booking if this is less than six weeks from the start date). A deposit of 20% is required to hold a reservation. Deposits are not refundable. The balance payable is refundable only if we are able to rebook the cottage if you cancel, and only to the extent that a last minute booking covers the balance. We recommend you take out insurance. We can transfer paid cancellations to other weeks.

Owner profile

About the owner
We moved up to Norfolk in semi-retirement from professional life in London in 2004 and choose the Mill because of its outstanding location. The holiday cottages were seen as an enhancement to our pensions. We almost had the B&B business forced upon us - although what else we were going to do with all those bedrooms hadn't crossed our minds. But we find that we really enjoy sharing our house with other people.

Year purchased: 2004

Why the owner chose a guest house in this location
We decided on the Mill because of its outstanding location. Supremely peaceful it sits astride the River Bure in its own extensive, riverside gardens. Views are fantastic, wild-life abundant. A big plus for us was an excellent pub literally at the end of our drive. We didn't know this part of Norfolk at all but feel we have very much fallen on our feet. Itteringham is a tiny village with a lively social life and a great community run shop. It's close to the main attractions but far enough away to avoid crowds, noise and traffic. The countryside is gently rolling with a patchwork of fields and woodland - ideal for walking or cycling. There is a very wide range of things to see and do in North Norfolk from Stately Homes to working mills, to nature reserves, beaches and The Broads

Unique benefits of the property
We have spent a lot of time and money improving the building - first improving the roof and windows and then, most significantly in 2009 when we undertook a complete refurbishment and redesign which involved demolishing the entire rear elevation of the building. We are delighted with the improvements which have created a harmonious mix of contemporary and old, opened up the building to fabulous views, enhanced natural light and vastly improved levels of comfort. We operate as a demonstration site for a range of renewable technologies including micro-hydro, heat pump, solar thermal hot water, rainwater recycling, and other energy and water saving devices. Come here to unwind, enjoy nature and eat well.
