The Coach House is an all year round, comfortable, detached period coach house in a quiet area on the outskirts of Bradford on Avon, only 8 miles from Bath and easily accessible in 15 minutes by train, with small sunny walled garden and cobbled courtyard parking, 5 bedrooms and large living areas, recently completely renovated to a high standard. Good base for visiting historic centres in nearby Bath, Stonehenge, Avebury, Lacock, Wells and Salisbury. 10 minute walk to the quaint historic town of Bradford on Avon with its shops and restaurants, Tithe Barn, Saxon Church, Shambles and bridge Lock-up. Golf courses are nearby and the canal is easily accessible for walks, bike and boat hire, so plenty for all the family to do! Pets also welcome in some downstairs rooms.

Kitchen: Large family kitchen with breakfast bar, sofa and large flat screen TV, and double doors to sunny enclosed garden terrace. Double electric oven, gas hob, microwave, fridge/ freezer, and dishwasher.
Utility Room: Washer/ dryer in ground floor cloakroom cupboard.
Living Rooms: Large lounge with 2 double sofas and armchairs, flat screen TV / DVD player, large bay window with door to garden terrace and arched windows to cobbled courtyard. Dining room with table and seating for 8, glazed double doors to courtyard and oak flooring.
Other: Study/ bedroom 5 with desk and single bed. Paved terrace and walled garden.

Notes on accommodation
There is full central heating throughout the property. Electricity and gas is included in the cost. Property is south facing so warm and bright. The Coach House is a no smoking property. Up to 2 well behaved dogs are allowed in the kitchen, dining room and entrance hall at an additional cost of £20 per dog per week. Children must be supervised at all times.

Accessibility
Car access to front door, 2 steps up to ground floor level with all living rooms, cloak room with wc and basin, and 1 single bedroom/ study. Other bedrooms and bathrooms are at first floor. 1 step down from living areas to garden terrace.

Outside
There is an enclosed walled garden, with small lawn and paved terrace area with table and chairs.

Cumberwell Golf Club is 2 miles, Kingsdown is 4 miles, The Park (Tracey Park) is 10 miles and several other golf courses within 15 miles.

Bristol Airport is 20 miles and Heathrow Airport is 90 minutes away.
Train stations - 3/4 mile to Bradford station, connecting 15 mins to Bath or 45 mins to Salisbury for direct mainline trains to London, Portsmouth, South West and South Wales, or change at Bristol for Birmingham and the north.
The ferry port at Poole is 50 miles.
The National Coach stop is at Box.
By road, London is 100 miles and 2.5 hours by car.

Further details
Bradford on Avon is a 15 minute walk to the historic wool town, with traditional architecture, Saxon church, Tythe Barn and town bridge with lock-up. It also has a variety of shops with post office, banks, chemist, delicatessen, baker, butcher, interest shops, small supermarket and local pubs and restaurants for good local food. There is also a train station and health centre.
A small shop for papers and essentials is a short 5 minute walk down the road to the garage.

About the owner
We lived in the Bradford on Avon area for 25 years and it was home for our growing family. We were married in Fowey, Cornwall 30 years ago and it has been our favourite holiday destination since then. London is where we enjoy meeting up with our grown family and taking advantage of the diverse cultural and entertainment opportunities. We hope our guests will enjoy staying in our homes as much as we do and make the most of all that they and the surrounding areas have to offer.

Why the owner chose a home in this location
We first spotted The Coach House just over a year ago, and loved its quiet position in the original walled gardens of the historic Conigre House. Being on the edge of Bradford on Avon, it is close to beautiful walks yet the charm of the historic town is just a short walk or car ride away, so we feel has the best of both worlds. The walled garden is south facing and sunny, and perfect for sitting out on the terrace and eating alfresco. With its own parking, it is easily accessible by car and ideal for getting about to explore the area. When the Coach House came up for sale, we had to buy it and love being there whenever we can.

The Coach House has a wonderful character and charm of its own, with the original cobbled courtyard and a small private walled garden you can enjoy your own space all year round. Inside the period features include original timber roof beams, whilst also providing warm and comfortable accommodation which has been fully refurbished to a high standard with quality finishes. A few minutes walk brings you to the historic and traditional market town of Bradford on Avon with friendly welcome and good local fayre. Alternatively, Bath is only a short car or train ride away and offers a wide range of cultural stops, as well as shops for essentials or browsing, and restaurants to enjoy. Not far away by car is Stonehenge and a host of delightful villages and beauty spots to explore and enjoy.
