Imposing 250 year old house built of granite and sandstone set in its own 3 acres of grounds at the head of the Roseland Peninsula in mid-Cornwall. The beaches of the south coast are just 10 minutes away, the surf beaches of the north coast half an hour away across the county and even St Ives in the far west is less than an hour away. Both St Mawes and Truro are just 15 miles away. Many of the rooms are dual aspect and the house faces south so sunlight pours in most of the day. There is a gorgeous sweep of lawn to the front and a more intimate walled garden to the east side of the house with a breakfast terrace and garden furniture. At the front of the house there is another paved terrace with more outdoor furniture - ideal for lunch and evening drinks.

Changeover day
Saturday to Saturday. Arrivals from 4pm and departures by 10am. In exceptional circumstances we may be able to offer some flexibility on this to suit your itinerary.

| Living Rooms: | 2 large reception rooms on the ground floor. The sitting room has 2 large sofas, table & 5 chairs, TV, DVD & video. It has an open working fireplace. There is a large family/dining room leading to the kitchen. It has french doors onto the garden. |
| Other: | Master bedroom has double aspect windows and ensuite. Top floor large double bedroom has a beautiful arched window and exposed beams. The downstairs bedroom has an armchair and TV and an adjacent shower room. |
| Cleaning/towels/ linen/maid service: |
Towels and linen are provided and changed at the end of each booking. For longer stays weekly cleaning and change of sheets can be arranged with an additional charge. Please bring your own beach towels. |
Notes on accommodation
The house is currently a family home (owners' children 8 and 10) so it is no stranger to children! And the 3 acres of grounds, large trampoline, climbing frame etc make it ideal for a family holiday. The ground floor bedsit (which is off the kitchen) is also equipped for the elderly but would make a delightful self contained quarters for au pair or chauffeur! Ideal for two families plus au pair.
Accessibility
See above for bedsit details. Whilst the house is pretty user friendly it would not be suitable for wheelchairs; there are 3 steps to the main doors and also 2 steps from kitchen to dining room and 2 steps from separate bed sit to kitchen.
Outside
The house is surrounded by its own land and has 6 doors so in summer it really is open house onto the terraces and grass. So, there's a lot of garden furniture - 3 tables, 12 chairs, 4 benches, 3 sun loungers etc. Just follow the sun around the house from breakfast to sunset. And there's a barbecue of course.
Coast/Beach
Spoilt for choice! From the gentle south coast (sailing) just 10 minutes drive away to the rugged north coast (surfing) just half an hour away by car. The Cornish owners have left a huge amount of detail on all this at the house but their favourites include, locally, Caerhays, Hemmick, Pendower and St Mawes to Watergate and Porthtowan in the north.
Golf
Neither of the owners are golfers! The nearest course is 6 miles away at The 4 star Carlyon Bay hotel - a beautiful links course. St Mellion is near Plymouth and Killiow near Truro. There are many more half an hour across the county in North Cornwall - Trevose, St Enodoc et al. Tehidy is 45 mins away near Redruth.
Travel
Use of a car is essential.
A303/30 or M4/M5 from London work well nowadays - 4 hours on a good day ...allow 5.

Rail from Paddington to StAustell (5 hrs) St Austell station 10 mins.

St Ewe (pub) 2 miles.
St Austell 5 miles/10 mins. Truro 15miles/20 mins.
Sticker (pub shop etc) 2 miles/5 mins.
St Mawes 15miles/30mins).
Lost Gardens of Heligan 3 miles/5 mins.
Eden Project 10 miles/20 mins (through St Austell).
Further details
Although delightfully private and deep in the countryside the house is close to everything. St Austell has both a huge Asda and Tesco and Truro has all major banks and stores including a new Marks and Spencer. There are many pubs nearby and an all day Londis just down the road. The farm shop at Heligan is a joy and open 7 days a week. Rick Stein is half an hour away and so too now is Jamie Oliver's 15! The Tresanton in St Mawes is 30 minutes away....all times by car.
The Eden Project's massive covered skating rink (Nov-Feb) is a must in winter.
Booking notes
A 20% non-returnable deposit is required on booking with the balance due 8 weeks before the start of the holiday. We also ask for a security deposit of £500 to cover damages and breakages. This is payable with the balance and returned after your holiday and inspection of the property.
