The barns lie in their own private gardens within an idyllic 28 acre estate with mature gardens, woodland areas and fabulous views over the Lynher valley. All bedrooms are en suite. Centrally heated, comfortably furnished and fully equipped. Only 2 miles from St Mellion and 10 miles from the coast, they are within easy reach of the finest West Country golf courses and some beautiful NT properties, as well as being close to the south coast beaches and the attractions of Plymouth. They are very comfortable and characterful, with exposed beams, timber lintels and slate ledges beautifully offsetting the original white stone walls, furnished with a mixture of antique and modern furniture, with original art works. Attention to detail is paramount, and touches like White Company bathrobes, goose down duvets and hardwood outdoor furniture provide a perfect environment for chilling out, while there is lots to do locally (including our own adventure playground) - whatever the weather.

Notes on prices
Prices are for the property(s) per week in UK Pounds. Short breaks are available from November to April (excluding Christmas and New Year) and subject to availability at other times at the following rates: 1-2 nights, 50% of weekly rate. 3-4 nights, 65% of weekly rate. 5 nights, 75% of weekly rate. 6 nights, 90% of weekly rate. Longer winter lets discounts - by negotiation.
Changeover day
Changeover day is Friday. Arrival after 4pm, departure by 10am. Short breaks available by arrangement.
Owl Barn (3 Bedrooms, Sleeps 6)

Owl Barn is on 3 levels, with 3 double bedrooms, all ensuite. The master bedroom (entry level) has a king-size sleigh bed, matching bedside tables and chest of drawers, built in wardrobe and ensuite shower room. French windows lead onto the deck area. Bedroom 2 (downstairs) has zip lock beds (for either a super-king double, or twin beds), with chest of drawers, bedside tables, built-in wardrobe and an ensuite shower room. Bedroom 3 (downstairs) has twin ziplock beds, wardrobe and an ensuite bathroom with corner bath. There is plenty of room in both the master and bedroom 2 for a cot. Owl has a large light kitchen and dining area, fully equipped with oven, hob, microwave, freezer, fridge, dishwasher, washer-dryer, hand blender and a full range of cutlery, crockery, pans and cooking equipment. There is a bright and airy galleried sitting room above with two 3-seater sofas and 2 armchairs, TV, DVD and CD player. This is linked by an internal bridge to a smaller galleried study area.

Tree Barn in on 2 levels and has 2 double bedrooms, both ensuite. The master bedroom has a king-size bed with matching bedside tables and chest of drawers, built in wardrobe and ensuite shower room. Bedroom 2 has zip lock beds (for either a super-king double, or twin beds), with chest of drawers, bedside tables, built-in wardrobe and an ensuite bathroom with cast iron bath and shower attachment. There is plenty of room in both the master and bedroom 2 for a cot. Tree Barn has a light kitchen and dining area, fully equipped with oven, hob, microwave, dishwasher, fridge, freezer, washer-dryer, hand blender and a full range of cutlery, crockery, pans and cooking equipment, with great views over the Lynher valley. The sitting room has two leather sofas and a leather recliner and footstool, coffe table, TV, DVD and CD player. Outside, Tree has a south-facing paved terrace with built-in barbecue and table and chairs, and a private lawn area at the back, as well as shared landscaped gardens.

The Coach House (1 Bedroom, Sleeps 2)

The perfect romantic retreat for two. The original coach house to the main house (c.1750) has fabulous views over the valley and has been sympathetically restored to a high standard retaining many original features. There is a double height sitting room with dining area, with exposed original roof timbers and lintels. The lovely galleried bedroom has a king sized bed, chest of drawers, built in wardrobe and cupboards and space for a cot (for those with babies there is an ingenious system which enables you to curtain off the cot area so as not to wake the baby). The lovely new kitchen has fridge, freezer, hob, oven, microwave, dishwasher and washing machine as well as a full range of cutlery, crockery, pans and cooking equipment. The bathroom is an impressive slate and glass “wet room” with huge shower area. Downstairs, the flooring is teak block with rugs; upstairs, the bedroom area is carpeted for comfort. Outside the Coach House has a private garden with terrace and lawn area.

Notes on accommodation
We can provide cots, cot linen, bottle sterilises, baby listeners and highchairs – all at no extra charge. All cottages are equipped with CD player, radio alarms, hairdryer, television, DVD and digi box as well as lots of board games and a wide selection of books. The price you pay is all inclusive – there are no hidden extras – and covers all utilities, linen (wonderful goose down duvets and pillows, pure Egyptian cotton bed linen, White Company bathrobes, big fluffy white towels, tea towels), fresh flowers and a welcome pack of tea, coffee, sugar, bread, milk, butter, organic eggs and a bottle of wine to enable you to swiftly recover from your journey. We also provide a comprehensive list of things to do locally, from details of where to find fine dining and pubs to tourist attractions and OS maps for intrepid walkers.
Accessibility
None of the 3 properties are suitable for wheelchairs. Owl and Tree Barns have a flight of sleeper steps from the car park (with hand rail). Owl is on 3 levels (one bedroom on entry level, two downstairs). Tree has both bedrooms upstairs. The Coach House has 2 steps up into the front door, then a smaller step up to the sitting area and a small step down to the kitchen area. There is also a small step down to the bathroom. The galleried bedroom is up a staircase with bannister rail.
Outside
Each cottage has a private garden and a terrace area with built-in barbeque (manly tools and a starter pack of coal included!) and hardwood outdoor furniture. You are free to enjoy our 28 acres, which include the 'football field' - a large flat grassy area good for ball games etc. We also have a 14-foot trampoline (with safety net) and have recently put an adventure playground in our grounds, with two towers, a clatterbridge, staircase, commando nets, swings, a climbing wall, a sandpit with seats and a wave slide! There are a couple of small woods (great for making dens), as well as an orchard, another big flat open area with trees, and 20 acres of paddocks (sometimes populated by friendly cows).
Coast/Beach
While the North coast of Cornwall is perhaps better known for its beaches than the South coast, we still enjoy some beautiful coastline. The coast is about 10 miles away, from the sweeping golden beaches of Whitsand Bay, Cawsand and Kingsand, which provide the more traditional golden sand bucket-and-spade type beaches, to Seaton and Downderry, which have lovely long coastal walks with interesting rock formations and rock pools. Tregantle is good for body boarding.
Golf
There are many great golf courses within easy reach. St Mellion (< 2 miles) has 2 18-hole golf courses – the internationally renowned championship Nicklaus course (6626 yards, par 72), and the Old course (5927 yards, par 70). China Fleet (4 miles) – with views over the River Tamar, claims some of the most dramatic scenery in the South West. The 18-hole championship course is 6551 yards, par 72. Lostwithiel (20 miles) off the A390, is set in wooded hills above the banks of the river has an 18-hole course (5984 yards, par 72). Launceston (15 miles) is another attractive 18-hole course (6374 yards, par 70). St Enodoc (30 miles) at Rock has 2 courses - the Church Course (6243 yards, par 69) and the Holywell course (4103 yards, par 63). Whitsand Bay Country Club (10 miles) has an 18-hole cliff top golf course (6013 yards, par 70) with spectacular views. As we are close to Devon, the courses at Yelverton, Tavistock and Dartmouth are also all within easy reach (30-45 minutes drive).
Skiing
Dry slope skiing is available about 15 minutes away, at Marsh Mills in Plymouth (easy to find - just off the A38)!
Travel
Car essential. Nearest airport and seaport are at Plymouth (10 miles).
Distances
Nearest village is Pillaton (1/2m) with pub and church. Nearest supermarket: Waitrose (4m) at Saltash. Plymouth is 10m away, with all metropolitan amenities (National Marine Aquarium, theatre, cinema, etc). Banking and shopping at Saltash (4m) and Callington (6m). Things to do locally include canoeing on the Tamar, fishing (fly, coarse and shark!), horseriding, walking (OS maps and walking books provided), karting, river cruises, NT houses and gardens. den and Heligan are c. 45 mins drive.
Further details
We are very baby-friendly and provide baby equipment (cots, highchairs, stair gates, sterilisers etc) at no charge. There are lots of activities for children locally including our own brand new adventure playground - 2 towers linked by a bridge; a trapeze, suspended tyre swing, baby swing and wooden swing. Get to the towers using the cargo net, climbing wall, or (for shorter legs) sturdy stairs. There is also a 3m wave slide and a sandpit and 25 acres to explore. Further afield, there is the Donkey Park, the Monkey Sanctuary, the Owl Sanctuary, the National Marine Aquarium (Plymouth), Dobwalls Adventure Park (adventure playground and miniature railway) and the Amazing Maize Maze (summer only). St Mellion and Saltash both have swimming pools for rainy days. St Mellion (2m) has a creche and a spa, if Mum needs a rest!
