This 2 bedroom property enjoys a prime position on the Maenporth estate, a development of luxury apartments and cottages set in 29 acres of private parkland. Built on the side of a hill directly overlooking Maenporth beach, the apartment has outstanding views across Falmouth Bay and coastline from all rooms. A leisure complex is provided for the exclusive use of owners and guests. Facilities include heated indoor pool, spa, sauna, table tennis and pool table. The pool area opens out onto a terrace and barbeque area. There are two all-weather surface tennis courts as well as a children's playground area. Maenporth beach is just down the hill from the apartment and has a cafe offering light refreshments as well as a selection buckets, spades, windbreaks etc. Cars can be parked on the beach. The Cove bar and restaurant overlooks the beach, offering, snacks, full meals or just a drink which can be enjoyed inside or on the patio. Falmouth is just ten minutes drive away.

Notes on accommodation
Maenporth Estate is an excellent family holiday location and children are very welcome. The property, grounds and leisure facilities are maintained to a high standard.

Accessibility
The property is built into a hill and entered form the rear. Stairs then lead down to the apartment which is then all on ground level with garden access.
Outside
Patio doors lead from the living area and bedroom 1 out onto the patio and lawn overlooking the beach. Patio furniture and sun loungers are provided for the use of guests.
Leisure complex including heated indoor pool, spa, sauna has patio doors leading out onto a sunterrace.

Enclosed children's play area with activity climbing frame and a large lawned area for ball games.
The development is set in 29 acres of natural woodland, with well-maintained grounds and footpaths.
Coast/Beach
Maenporth beach is just a few minutes walk from the apartment. It is a wide gently sloping sandy beach, ideal for children. Cars can be parked at the top of the beach. There is a beach cafe providing drinks,cappocinos, snacks and ice-creams as well as a good selection of beach essentials.
Golf
The excellent Falmouth golf course, (18 hole and driving range) overlooking the sea is approximately one mile from Maenporth. There are also other golf course within easy travelling distance.
Travel
Maenporth is approximately 280 miles from London, travelling via M3, A303 or M4/ M5 and A30. There are trains to Falmouth, via Truro, and flights to Newquay airport (approx 30 minutes drive from Maenporth).
A bus service runs from Maenporth to Falmouth. There are so many attractive coves and areas to explore that a car is highly recommended.
Distances
Falmouth is approximately 2 miles away and provides a good selection of restaurants and shops together with the National Maritime Museum.
The Helford River is within waling distance and takes about 10 minutes to drive.
The Lizard peninsula is about 30 minutes drive away with its many picturesque villages and coves, including Kynance, Cadgwith and Mullion.
Goonhilly Downs Satellite and Earth station is open to the public.
The nearest village with a village shop and pub is Mawnan Smith.

The apartment has to be the best positioned on the gated estate.
Sitting in the lounge,2 bedrooms looking out to sea,was a dream.
The apartment has excellent quality fittings and fixtures,and there is everything that you need for a fantastic holiday.
The sea is a two minute walk down the hill,and the leisure centre is one minute walk from the apartment.
Exceptionally clean,well maintained.
The welcome bottle of champagne was a lovely touch.
Would recommend this apartment to a friend,and would certainly book it again,maybe next year in fact.
