Notes on accommodation
Babies in travel cots are welcome. The cottage has a staircase alongside glazed panels, so care must be taken with toddlers.
Accessibility
There are wide steps with a handrail on the right, down into the garden from the car parking area. Walking into the village (a pleasant 10 minute stroll) will take you both downhill and uphill, and the same on the way back.
Outside
The garden gives total privacy and being south facing is a real sun trap from midday onwards. We have planted a vine and other climbers to clothe the pergola, providing a welcome shade for the bistro table and chairs. There are also two directors' chairs and two steamer style wooden sunbeds with cushions for your relaxation.
Coast/Beach
Closest beaches are at Torquay (A range of small beaches about 15 mins drive),Teignmouth and Shaldon (20 mins drive). Blackpool Sands (with organic cafe) and the long shingle stretch of Slapton Sands are about 40 -50 minutes drive. Further afield (about an hour's drive) is the huge sandy sweep of Bigbury-on-Sea which also has an organic cafe. From here you can walk to Burgh Island at low tide.
Golf
The closest course is Dainton Park, 5-10 minutes drive. Brian is a member here and will be happy to give you as much information as you need. there are many other excellent courses in the area - we can supply a list on request.
Travel
Nearest airport is Exeter (30 mins). A car is desirable but by no means essential here, as there is a good bus service to Newton Abbot bus station and Torquay in the other direction. The Round Robin ticket is a lovely way to see the area, using bus, steam train and boat.
Distances
A pleasant ten minute stroll will take you past the parish church with its stream to the centre of the village of Kingskerswell.

Owner profile
Alison and Brian Ainsworth
About the owner
Alison and Brian met in Devon some 33 years ago, at Newton Abbot publishers, David and Charles. Alison, then an editor, is from Edinburgh, and Brian is a graphic designer from London. They moved to Rock House 17 years ago, totally renovating the neglected house and gardens. Five years ago the project was completed with the renovation of the (then) dilapidated coach house and barn adjoining the house, creating a light and airy one bedroom cottage and self contained B & B suite, together with a cedar conservatory to maximise the space and light. Within a few weeks of opening, the cottage and B & B were both awarded 5 stars by Visit Britain. The B & B also has a Silver Award. The cottage and its secluded garden reflect Alison's love of gardening and Brian's artistic flair.
Year purchased: 1993
Why the owner chose a home in this location
This is a wonderful part of the world - there is such a variety of landscapes, from the wide open spaces of Dartmoor, the rolling hills and wooded valleys of the South Hams and of course the coastline with beaches and clifftop walks. It is a gardeners' paradise, with a great selection of National Trust properties and private gardens to visit and many specialist nurseries to tempt you. There are idyllic villages and busy market towns to explore, and for a bit of city life (on a small scale) Exeter is hard to beat, with the cathedral and of course the shops - from individual boutiques to the big name stores. Good food is another reason to love this area; the local produce is outstanding and there are many excellent eating places and farm shops serving the very best locally sourced food.
Unique benefits of the property
The cottage is in a very accessible position, yet tucked away with its own secluded walled garden. It's very easy to get around, whether by car, on foot or using public transport. Dartmoor, the coast and Exeter are all within 20 minutes' drive. If you don't feel like going far, you can walk through the bluebell woods and Devon lanes. We can suggest itineraries to suit your interests, and to make most use of your time. We also run a B & B (5 star Silver Award), so you can treat yourself to our Rock House Breakfast, served either in the cottage or the conservatory in the main house.
