Smithy House dates from the 1700's and is superbly furnished and well equipped. It lies only 3 miles from the beautiful Lake Ullswater, 3 miles from Penrith market town, only a mile and a half from M6 motorway. Set in its own mature gardens where you can feed and see red squirrels. The village of Stainton has its own pub and hotel, both are only one minutes walk away. Other attractions are The Reghud Centre 1 mile, Alpaca Centre 400 yards, a local farm shop, a local shop and Pooley Bridge 3 miles away. The ground floor consists of an en-suite bedroom with a cast iron slipper bath, hand basin and wc. The lounge has a wood burning stove, TV, DVD player,unlimited wifi,hi-fi, and views of the garden. The kitchen/diner has an Esse cooking range. The utility room has a washer/dryer,fridge microwave, dishwasher and extra cooker. The first floor has a twin bedroom with flat screen DVD and TV. A separate wc hand basin and shower. The double bedroom has a 4 poster king size bed and shower.

Changeover day
The preferred change over day is Friday although Saturdays will be accepted. Arrival is no sooner than 4 pm and departure is no later than 10am unless this has been arranged with the owner.

First floor bedroom has a king size 4 poster bed - matching mahogany wardrobe, shower and hand basin.

Bathrooms: Downstairs is a en-suite bathroom with beautiful cast iron slipper bath and separate wc and hand basin.
Upstairs is a separate shower, hand basin and wc.
In the bedroom with the 4 poster bed is a shower and hand basin.
Kitchen: The kitchen/diner has a pine dining table, chairs and two matching storage cupboards, an 'Esse' cooker and a tiled floor. It also has a connecting pantry with shelved storage and a fridge/ freezer.
It is well equipped with crystal glasses for your wine.
Utility Room: An extra electric cooker, washer/dryer, dishwasher, sink and plenty of storage space. The kitchen also has a microwave and the fridge/freezer is located in the larder next to the utility and kitchen. The utility room is very well equipped.
Living Rooms: The lounge has a wood burning stove a leather 2 seater settee anda bed settee. The lounge has a free view colour TV/ DVD and wifi, it also has a CD/radio player.There is a shelf with books, magazines and maps and the room is tastefully decorated.

Notes on accommodation
Smithy House dates from 1700's and has retained much of its original character. Heating is via a gas combi boiler, there are adequate radiators in every area. A log burning stove in the lounge makes the house very cosy and logs are freely available for you use. The house is suitable for children and in the twin bedroom upstairs is a flat screen TV/DVD player especially for children whilst adults can enjoy themselves downstairs. New for January 2011 is unlimited free wi fi access.

Accessibility
People with limited mobility could use the facilities on the ground floor. Here there is the kitchen, lounge, larder and downstairs bedroom with en-suite facilities although there is a cast iron slipper bath on this floor and not a shower. Entry to the house is via a step. Parking for 2 cars can be within the grounds.

Outside
The garden is well established with a lawn, teak garden furniture and an abundance of birds and even the odd red squirrel. A shed at the bottom of the garden contains dry logs and 2 mountain bikes for your personal use. Between the house and the lawned area is a large patio area. This can be used for parking 2/3 cars.

Golf
Both Penrith and Keswick have a golf course, Penrith is 3 miles away and the Keswick golf course 14 miles away.

Distances
The house lies in the old part of the lovely village of Stainton next to the village green.
Pooley Bridge and Lake Ullswater are 3 miles away. The M6 is only 2 miles from Stainton, Penrith is 3 miles away and Keswick 14 miles.
The Reghud Centre is only walking distance, approximately 1 mile. The Alpaca Centre is only half a mile away. Within the village itself is a farm shop, pub and hotel.
There are superb walks either from the house or close by such as Blencathra and Helvelyn.

Further details
Within the village is a pub and hotel both serving excellent food, a farm shop with excellent local produce and a shop next to the pub. The nearest large town is Penrith with plenty of pubs, shops, banks, supermarkets and restaurants. Penrith is also famous for its large open air Saturday market.

Bookings are via emails or telephone calls. Normally a deposit of £100 is always required and the full payment is due 8 weeks prior to the actual stay. Payment is by cheque.

About the owner
I am about to enter unknown territory as I will be 60 in November 2011. I retired at Christmas 2011 after teaching in a special school in Darlington/Durham for 34 years. My hobbies are sport related, currently squash, cycling and ski-ing are my favourites. Many, many years ago it was football when I did play professionally for Leeds Utd. Darlington and Gateshead. I also love going to the Lake District and have always wanted to own a house in the Lakes and was fortunate to be able to do this 4 years ago. I have been married for 35 years to Dela who also retired at the same time she was head/chief executive of 3 schools and was made a Dame 8 years ago in the Queen's birthday honours for her services to special education.

Why the owner chose a home in this location
I have always loved the Lake District and in particular Lake Ullswater and have always wanted to enjoy holidaying there. In the past I windsurfed on Ullswater but over the past decade have loved walking and cycling in the lakes. The house is only just over an hour from my home in Darlington so whats better on a Friday evening after a hard week at work than heading West to the Lakes. Lets hope you don't book everyweek/weekends and you leave some for myself.

Unique benefits of the property
The house is very accessible from the A66 and M6. It's great to invite friends and family on a weekend. We usually enjoy a meal at The Brantwood Hotel or The Kings Arm pub on a Friday before doing something more energetic on a Saturday like a long walk on the fells or a cycle ride up one or two passes. The house is extremely well decorated and furnished. It is well equipped with everything you need for an enjoyable stay.
