Rolleshayes Farmhouse is a beautiful, Grade II listed, thatched farmhouse in East Devon close to the borders with Dorset and Somerset. It is ideal for an English country holiday, as a touring base for the West Country or for get-togethers and special occasions. Fuller details, including a floor plan, and many more photographs, are on our website (see link below). Although an historic property there was a full renovation in 2002. Thus there are all modern conveniences as well as inglenooks, exposed timbers and wood burners. There is also plenty of space. In particular there are two lounges, one very large with a tuned piano and a smaller TV lounge. A stone flagged dining room leads into a well equipped kitchen. The lovely garden and grounds (5 acres!) are completely private and from the summerhouse and deck there sweeping views of the River Love valley. This is a much loved second home and is furnished as a home rather than a holiday property.

Notes on accommodation
The house has full oil fired central heating but there are also stoves of various types in each of the three reception rooms. These are really only needed for effect rather than heat, fuel for these is provided at no extra cost.
There is a freeview box but please note no Sky.
There is a telephone which accepts incoming calls or for calls to emergency services.
Well behaved dogs are welcome - please note there is livestock in neighbouring fields.

Accessibility
Unfortunately the house is not particularly suitable for wheelchairs due to the sloping terrain outside. There are no downstairs bedrooms.

Outside
There is plenty of parking in the cobbled yard and drive.
An open fronted barn houses an all-weather table-tennis table.
Immediately outside the house is a paved terrace with wooden dining table and chairs and other seating, and gas barbecue. Steps lead through landscaped herbaceous borders to a large lawn. There is also paved herb garden by the kitchen, and a shrubbery. Beyond the formal garden (about 1/2 acre) there is an orchard planted with many fruit trees, and within this a summerhouse (supplied with power and mains water) and a large wooden deck look back over the house witha panoramic view of the valley. There is a picnic table here and plenty of chairs.
Beyond the orchard are two fields, one with a tree swing, where you are free to roam providing ready access to National Trust property at the top of Dumpdon Hill.

Coast/Beach
The south coast, and the South West coastal path is less than 30 minutes by car. Explore the pretty resorts of Lyme Regis (small sandy beach), and Beer, Sidmouth, Axmouth, Charmouth and Budleigh Salterton(shingle). Exmouth has a large sandy beach.

Golf
There are many golf courses within easy reach eg; Honiton, Sidmouth, Lyme Regis, Woodbury Park, Seaton, Taunton, Tiverton.

Travel
Exeter Airport: 25 minutes
Honiton station - 10 minutes
Taunton station - 30 minutes
Weymouth ferry: 75 minutes
Portsmouth: 120 minutes
Use of a car is essential.

Distances
Honiton (all amenities) - 10 minutes
Axminster, Ottery St Mary - 20 minutes
Sidmouth, Lyme Regis, Exeter, Taunton - all around 30 minutes.

Further details
Many National Trust properties and similar are nearby - Bicton, Killerton, La Ronde, Castle Drogo, Forde Abbey,Knightshayes, Powderham Castle, Fleet Air Arm Museum etc. Dartmoor (45 minutes), Exmoor and the Quantock Hills(50 minutes) and Woodbury Common (25 minutes) are within easy reach as well as many places of interest - Wells, Glastonbury, Sidmouth, Topsham, Dartmouth, Torquay, Babbacombe, Sherborne, Axminster (River Cottage), Bath, Dunster and Lynmouth can all be reached in an hour or less.

The house is on the edge of the Blackdown Hills with many local walks, and handy for pleasant days out in the Otter valley, running through Ottery St Mary, Otterton and down to Budleigh Salterton.

Sea fishing is available at Beer and Lymes Regis, and there are a number of coarse fishing lakes and riding stables locally. Racecourses are at Taunton, Exeter and Newton Abbott (all 30 - 40 minutes). 5 miles away gliding and karting are at Dunkeswell Airstrip and stock car / banger racing at Smeatharpe.

Childrens activities are also served by Crealy Country (20 minutes), Pecorama at Beer, tram rides at Colyton, Weston Donkey Sanctuary, Quaywest at Torbay etc.

Full booking details are on our website. A deposit of around one -third of the cost is payable on booking, the balance plus a £100 security deposit is payable 8 weeks before commencement of your stay. The security deposit will be refunded within 14 days of departure provided in the absence of damage.

About the owner
My husband and I have owned the house since 1994 and live there part time. We have rebuilt and refurbished the house since it was devastated by fire in 2001. We have had guests returning every year who love the homely feel and some come twice a year. Since 2001 we have decided to developed a garden in half of the 5 acres and now have many interesting plants, a large lawn, orchard and summerhouse. The latest project is a bog garden which should be completed by autumn 2010.
