Treviades Melyn is a 4 bedroom newly converted granite mill that occupies a stunning position high above the riverside hamlet of Port Navas, with magnificent, far reaching views over the Lizard that can be appreciated from every room in the house. Across the cobbled drive, where there's ample parking space, is an additional, optional twin bedroom above the games room, making overall capacity 10 guests. The large south facing garden is a gently sloping lawn, so bags of space for everyone to relax or enjoy more energetic activities. The property is a stunning example of traditional quality workmanship combined with a luxuriously simple interior full of light and character. Fabulous kitchen, exposed beams, oak staircase and floor, and a comfortable, spacious living area. Upstairs each bedroom has been individually styled with doors opening onto Juliet balconies. Situated in a peaceful rural area, but within easy reach of the village of Constantine, our house makes for a memorable holiday.

Changeover day
Changeover days are usually Saturdays, but we are prepared to be flexible. Short breaks also available just not in peak season. Arrival after 3pm and departure 10am.

Utility Room: Washing machine and tumble dryer. Can be accessed from outside or through the kitchen.
Living Rooms: Cosy sitting room with corner wood burner. Triple folding/sliding doors to outside terrace. Very comfortable sofas and easy chair. Large flat screen TV with Satellite and home cinema.
Other: Hall with sofa, easy chairs and work station. The annexe has a family games room with a full sized table tennis table, darts board and many board games and puzzles. The bedroom above has TV with free-sat.
Cleaning/towels/
linen/maid service:
Towels and linen are included with the exception of beach towels. The property is cleaned each week, when towels and linen will be changed. Guests are expected to leave the house clean and tidy. An excess charge may be made if it's left dirty.

Notes on accommodation
There is underfloor heating throughout the house that operates on an automatic programme. The temperature in each room can be adjusted independently. There are heated towel rails in each bathroom that are linked to the water heating. The annexe has a separate electric heating system.

Outside
Wooden gates open onto a cobbled drive, with ample parking for 4 vehicles. A cobbled terrace runs along the front of the property with benches to enjoy the view. There's a slate patio with a large outside table and chairs and gas BBQ for alfresco dining, together with steamer sun loungers and comfy reclining chairs. The large gently sloping, south facing garden is mostly laid to lawn, and ideal for all the family to play football, cricket or badminton, stored in the games room. Or if you prefer something more relaxing, steamer sun loungers and comfortable chairs are also available.

Coast/Beach
The Helford River has many unspoilt, tiny beaches that can only be accessed easily by boat. All along the south coast of Cornwall there are sheltered coves, ancient creeks and palm trees. Falmouth has many family friendly beaches, around 7 miles away. If you want to have a go at surfing, we recommend you visit the north side of Cornwall, it’s a trip of about 30 miles. A total contrast with long sandy beaches that are more exposed and can be windy.

Golf
There are some great golf courses locally. Nearest is the Budock Vean Hotel which is about 2 miles. Falmouth Golf Club is around 7 miles away. Mullion Golf Club approximately 12 miles away, is England’s most southerly course, situated on the cliffs of the Lizard. The views are absolutely stunning and worth visiting just for the walk.

Special interest holidays
For sailors, the Port Navas Yacht Club is under a mile away and membership is included in the hire of our property. Boats can be hired from Helford (a short drive away) on an hourly, daily or weekly basis. Alternatively, you're welcome to bring your own boat as there's plenty of room to park a trailer. Being situated close to the South West Coast Path, the property is ideal for walking holidays, and dogs are welcome here.

Travel
Newquay airport is around 45 minutes drive away and has regular flights from many different airports. Alternatively the train from London Paddington is direct to Truro which is around 25 minutes away or you can change and get off at Penryn station which is, at most 15 minutes away.

St Austell – (The Eden Project) 27 miles.
Newquay – 27.5 miles.
Lands End – 30 miles.

Further details
There really is something for everyone at this location. The South Cornwall coast has its own micro-climate thanks to the warming balm of the Gulf Stream. This means early springs and long lingering summers ideal for outside activities. Together with sailing and walking, there is a very good riding stables close by. The famous exotic gardens of Trebah and Glendurgan that stand next door to each other are under two miles away, together with the National Seal Sanctuary at Gweek, The National Maritime Museum at Falmouth and many other visitor attractions such at The Tate at St Ives and The Eden Project at St Austell.

Constantine is the closest village and has two good local stores, a post office and cash point. There are many pubs and restaurants within a few miles of the property.

Booking notes
A 25% deposit is required at the time of booking, and full payment must be received at least eight weeks prior to your stay. A security deposit is not required, but any damages may be billed.

Restored to the highest standard, we had everything we could wish for and only minutes from the beautiful Helford River, we felt we never needed to travel any further afield! David and Carol Cross are the lucky owners of Treviades Melyn. We currently live in Dorset, with 3 miniature dachshunds who love visiting Cornwall as much as we do.

Year purchased: 2007

Why the owner chose a home in this location
David went to school in Cornwall and his family live there, so when the opportunity arose of having our own place, we jumped at it. Even in its derelict state this building was magnificent. The renovation project was 2 years in the planning and building, but we recently finished in the summer of 2009. We've taken a huge amount of care in transforming this wonderful building into a comfortable home and are looking forward to making it our permanent home as soon as we can give up our day jobs. Until that time arrives, we'll share it with you.

Unique benefits of the property
We find the house and area very calming and relaxing. Looking out at the 180 degree view of fields and the Helford River you feel a million miles away from the bustle of every day life. But it's a very convenient location to reach civilization quickly. In the summer it's just wonderful to laze in the sun on the very private terrace, or go out on a boat on the river and explore the tiny coves. Equally in the winter, there's nothing better than lighting the log burner and settling down to a good DVD.
