The cottage is in a quiet location (conservation area) only about 150 metre walk from the town centre and harbour, at the end of a private cul-de-sac. Downstairs comprises: entrance porch, kitchen-diner with wood strip floor and feature fireplace. Well-fitted kitchen with oven and hob, d/washer and microwave, glazed dresser and pine dining table. Sitting room with dual aspect windows, cathedral ceiling, LCD digital TV, video and DVD and CD/tape/FM hi-fi system and small library. Access door to peaceful garden and annex (sleeps further 2 if required). On the first floor, accessed by feature curved staircase: double bedroom with period fireplace and bathroom with bath, shower and WC. On the second floor, twin bedded room with dual aspect windows and skylight. All bedrooms have pillows, duvets, linen and towels. The cottage is well furnished in natural materials and numerous original water colour paintings. There is also an excellent library of reference books and novels.

Changeover day
During peak seasons Saturday changeovers. Off season other days and durations of less than a week, please ask. Arrival usually 3pm to allow for cleaning.

Outside
Pretty private garden with plenty of planting and interest. Two seating areas, one with bench and table, other with circular oak dining table, chairs and bench. Pot belly cast iron barbecue. Outside utility room, wc and shower (for use by all guests) and additional accommodation (if required).
Coast/Beach
The Estuary is at the end of our road where you will find beautiful views, waterside pubs & coastal walks. The beaches of Exmouth, Dawlish & Budleigh Salterton are only about 10 miles away.
Golf
Topsham boasts two golf courses close by. Exeter Golf & Country Club (just 5 minutes and Woodbury Golf Club about 15 minutes drive). Both offer other leisure facilities and Woodbury also houses the world famous Nigel Mansell World of Motor Racing. There are numerous other golf clubs within easy drives.
Special interest holidays
Bird watchers come from all over the world to the RSPB reserve just 5 minutes walk from the cottage at Bowling Green Marshes. Small trains are available 2 minutes away to take you to Exeter, Exmouth or other destinations around the coast. Small ferries are available 2 minutes away for pleasure trips around the estuary and to other coastal destinations. Hikers will enjoy the wonderful selection of country and coastal walks available nearby. Topsham boasts a heated outdoor swimming pool (spring and summer months) within easy walking distance.
Travel
Topsham is just over an hour from Bristol, London about 2.5hrs and a few minutes from the centre of Exeter. Exeter airport is only 5 minutes away and trains come into Topsham from most parts of the country.

About the owner
Nick and Jane Bailey.
We are married, have 3 children (and an equally delightful spaniel!) and have lived in the small rural village of Tockington near Bristol for the past thirteen years. Jane runs her own book-keeping business and works for many diverse clients from estate agents to farm equipment dealers. Nick has also run his own property management business for over 30 years and now specialises in period refurbishments and holiday lettings.

Why the owner chose a home in this location
There are a number of reasons why we fell in love with Topsham and hope one day to live there full time.
We have fond memories of Devon and being near the sea. Jane lived in Salcombe for much of her childhood and Nick spent many happy weeks in Hope Cove (also by coincidence near Salcombe).
Topsham is a delightful estuary town with a real feel of belonging to its residents whilst catering for some tourism (although thankfully many pass it by and travel further down the M5).
It is only just over an hour from Bristol (M4/M5 interchange), 10 minutes from the beautiful city of Exeter and on the Ex estuary, minutes by boat (or train) from the open sea.
Unique benefits of the property
Shapter Cottage benefits from being in the conservation area of Topsham, surrounded by well maintained period homes and just a couple of minutes walk from the river, great shops, restaurants and waterside pubs. Topsham is a unique town with a real village feel which offers so much such as the open air heated pool just off the main street.
Open countryside is on our doorstep & the best food & fish (wet or cooked) is found a few minutes up the road at Darts Farm.
At Shapter Cottage you find peace, relaxation and perfect living without the normal stresses of city life. Once there your car can be abandoned as getting about is just so easy be it on foot, by water taxi or ferry, bus, bicycle or local train. Bliss!
