This beautifully restored and spacious dwelling can comfortably accommodate 8 people offering four double bedrooms (2 ensuite). With its flint stone walls and exposed beams, traditional decoration but with all modern appliances it offers a truly wonderful setting from which to explore nature or simply relax with some rooms offering distant sea views. Guests have access to the surrounding countryside and the half mile stretch of private beach perfectly fulfilling those with a sense of adventure as access to the beach is via a steep (but safe) cliff top path. Rousdon is just a few miles from 'the pearl of Dorset' Lyme Regis.

Changeover day
Changeover day is usually Friday but other options are available if the property has not been rented. Just ask!

Notes on accommodation
The ground floor consists of the lounge with oak flooring and French doors to the garden; the kitchen/diner with oak parquet flooring; the cloakroom (wc) and the utility room leading to a large staircase to the first floor where two bedrooms and the main bathroom are situated. There is also a lounge (with sofa bed) that has stairs leading to a galleried bedroom 3 (and en-suite) and the oak beamed bedroom 4 is on the second floor. ** Please Note ** the sofa bed is effectively in the same room as the Gilpin bed - the sofa bed is in the lounge area and the king size bed is on the mezzanine level. The property is centrally heated. This is a no smoking property and we do not accept pets.

The property is not suitable for wheelchair users.
Outside
There is an open garden to the back of the property offering access to the estate. There is a barbecue and outdoor furniture for 8 including umbrellas.
Coast/Beach
The estate has exclusive access to a private beach (Charton Bay) which is via a steep, cliff top path (weather permitting) which may not be suitable for the infirm or very young. Public beaches can be found in the neighbouring towns of Lyme Regis and Seaton both within 3 miles of the property.
Golf
There are several golf courses within driving distance, namely Axecliff Golf Club, Lyme Regis Golf Club and Sidmouth's Oak Mead Golf Course.
Travel
Nearest airport is Exeter. Nearest train station is Axminster which is approx 7 miles away/15 min car journey.
Distances
Lyme Regis and Seaton are both approx 3 miles away. Exeter is approx 30 miles. The area is full of wonderful fishing villages and small towns all within easy reach.
Further details
Rousdon can be found sitting on the borders of Devon and Dorset and although quiet and private is close to many popular attractions and quaint villages and towns.
Being part of the Jurassic Coast (and a World Heritage Site) there are many opportunities to go fossil-hunting at Lyme Regis (which is also home to Dinosaurland) and Charmouth.
Axminster is about a 15 minute drive away, home to the River Cottage Canteen and shop, and also offers a sports complex with a swimming pool and other facilities.
It is an area to explore on foot along the South West Coast pathway. Go fishing in Beer; see the forge in Branscombe; travel the tram at Seaton; visit Jacob's Ladder beach at Sidmouth; grab a cream tea or pub lunch almost anywhere!
Booking notes
30% of the rental charge must be paid (as non-refundable deposit) on booking and the balance will be due 6 weeks before the date of the first day of the rental period. A security deposit of £350 will also be charged and returned within 2 weeks of the end of your stay. If the booking is due to start within a 6 week period then the full rental charge is due.
