The Linhay is an architect-designed thatched property which provides 5 star accommodation. Excellent access to the Jurassic Coast, being only 5 minutes drive from the sea at Budleigh Salterton and 10 minutes from the sandy beaches of Exmouth. The Linhay offers visitors a modern, spacious, fully equipped kitchen-diner and separate sitting room perfect for relaxation and entertaining. Upstairs there are two spacious bedrooms - one with king size bed and en-suite, one spacious twin room. Plus there is a luxury family bathroom. The sitting room has a comfortable sofa bed sleeping an additional two people if required. The barn benefits from underfloor heating downstairs and radiators upstairs. Outside there is a small, enclosed private garden for relaxation, alfresco dining and for children to play. The village is very pretty with many other thatched properties. It also boasts two pubs, community shop, and play park. It also has a pretty brook running through the high street.

Notes on accommodation
Freesat TV. Radiators upstairs. Washer/dryer. Wireless internet access as of March 2010. Suitable for young children: stair gate upstairs, some toys, plastic bowls, plates, cutlery, high chair and travel cot. We will allow one small/ medium well-trained dog at £15 per week. Please do not allow the dog on the furniture or upstairs.

Accessibility
Level access to property, two large parking spaces. Cross gravel to access the front door. No steps on the ground floor, but have to go upstairs for the bathroom. No further steps once upstairs.

Private enclosed garden with gravel, shrub borders, table, chairs and bench. Clothes airer (inside) and whirligig outside.

Coast/Beach
5 minutes drive to Budleigh Salterton - pretty shingle beach
10 minutes drive to Exmouth - large sandy beach.
10-15 minutes to Sidmouth - sandy beach and lovely town.

Golf
East Devon Golf club within 5-10 minutes drive situated on the cliff top at Budleigh Salterton at the western end of the World Heritage coast, with magnificent views along the coast. One of the finest courses in the south west. At 6231 yards long, it offers a fair and interesting test of golf that requires accurate shot-making in order to score well. The fairways have been cut through a profusion of heather and gorse and, according to Peter Alliss, the 16th tee provides 'the best view in golf'.

Travel
Airports at Exeter (10 miles). Bristol Airport (75 miles). Also good train links at Exeter from approx. 2 hours from Lon Paddington. Use of a car is recommended as there are so many places to visit in the area. However, for those without a car many things are in walking distance as the village has a shop, two pubs (Rolle Arms across the road will bring over your dinner if you ask nicely!), Indian take-away, play park, tennis club. And you could walk to Budleigh Salterton in about 25 minutes.

Local community-run shop in the village, plus 2 pubs, play park, tennis club. As well as lovely local beaches, places of interest include: Bicton Park Botanical Gardens, Otter Sanctuary, Go Ape Tree Top adventures, Crealy Great Adventure Park, Powderham Castle (said to be haunted!), Pecorama light railway, Castle Drogo. Plus there are many pretty villages to visit nearby including: Beer, Lyme Regis and Sidmouth.

'Thatched cottages don’t come any newer than The Linhay, it has a traditional green oak frame (still cracking and twisting as it dries), with an interior that’s suffused with oak beams, so it almost resembles a tree house. Downstairs, the kitchen-diner, flagged with Cornish slate, is well equipped. The living room is comfy with sofas and books. One of the delights of Linhay is the abundance of natural light from the large windows, ensuring that the cottage is cosy, not poky. Upstairs a mezzanine gallery links the double and twin room. Off street parking is private.'

About the owner
My husband and I own the property with my parents and we use the property for ourselves as well as a holiday let. We also run a furniture business. We fell in love with the property as it a lovely mix of old and new.

Why the owner chose a home in this location
There is so much to do in the local area: 1. Proximity to the Jurassic coast, a World Heritage site. Enjoy glorious walks with breathtaking views 2. Great beaches - Budleigh Salterton is a pretty shingle beach (1.5 miles), whilst Exmouth (5.5 miles) is a large sandy beach. 3. Many attractions for all the family in easy reach, such as Bicton Park Botanical gardens - beautiful gardens, childrens play areas, train ride. 4. Proximity to Exeter, with its wonderful cathedral and great shopping. Only 10 miles away. 5. Lots of lovely country pubs and tea rooms int he area! probably not the best holiday for those on a diet as there really is an abundance of good food on the doorstep. We would also love to hear about any great finds in the local area-places of interest, pubs, restaurants, etc.

Unique benefits of the property
We fell in love with the property as it a lovely mix of old and new. It is a very old barn with a thatched roof and a modern, comfortable interior with a 5* finish. We want all our guests to rally enjoy their stay at the Linhay and would welcome all your comments (good or bad) so that we can improve our service. We believe it is a really special place and a joy to stay in. The property is in the lovely village of East Budleigh, which truly has picture postcard good looks, with the brook running down the high street and flowers at every turn. The village has won a Britain in Bloom award for many consecutive years. The village has two pubs, tea rooms, childrens play park and village shop.
