At the end of a country lane Orchard Barn can be found. It is a Grade II Listed 2008 conversion of a farm stone barn and stands on the edge of its own 6 acre meadow. The meadow leads to ancient woodland (ancient means prior to 1600 or before) with its abundant wildlife such as deer. The sitting room is situated in the centre of the barn in the full height threshing bay with a vaulted oak-beamed ceiling. Log burner. The kitchen has a full gas range and great for a cook. Rural views can be enjoyed through glazed doors front and back. The above is complimented with under-floor heating from ground source heat pumps and harvested water flushing the toilets. WI-FI Internet. A low carbon footprint is assured for your holiday. Changeover day
Fully flexible with changeover. Visitors can begin and complete their holiday at any time of their choice. Departure is by 10am please and arrive at 4pm. Please ask if an alternative is required if we can agree we will.

Kitchen: A super cooks kitchen with a large range gas cooker, fridge, freezer, dishwasher, microwave. White porcelain china service and lovely unbreakable diner service for garden use. The farmhouse kitchen table can sit 10 diners comfortably.
Utility Room: Available in the untility room is a dyson washing machine, electric dryer and all the eco friendly washing powder/ conditioner necessary to be a friend to the environment.
Living Rooms: The sitting room is situated in the centre of the barn in the full height threshing bay with a vaulted oak-beamed ceiling. Wood burner. Seating is with settees and chair. 32" lcd flat screen TV, SKY TV, Combined surround sound CD, DVD and Radio.
Other: Entrance hallway with occupancy sensor lighting.

Accessibility
Generally complies with M2 level of access. There is a dedicated parking space for wheelchair users with level access to the barn. The sitting room, kitchen, dining area is all on the same level and is very convivial. With the twin room and family bathroom all on this level then a visitor with mobility problems will be able to access all ground floor areas easily. However, the ground floor bathroom has a bath with shower over.

Outside
The patio area has outdoor garden furniture and a barbecue (not gas).

Coast/Beach
Severn Estuary and the severn-bore is 3 miles away (tidal phenomena) 10 minutes if driving.

Golf
Bells Golf Club, Lords Hill, Coleford, Glous, Forest Hills Golf, Coleford at 8 miles. St Pierre Golf, Chepstow 30 mins. South Herefordshire Golf Club, Twin Lakes, Ross on Wye, Herefordshire HR9 7UA 15 mins.

Bristol airport 1 hour away if driving. Cardiff airport 1 hour away if driving. Use of car is necessary.

A 25% deposit with reservation and balance 8 weeks prior to the holiday. Balance payable if within 6 weeks of holiday. Credit/Debit cards accepted.
