The stunning open plan ground floor overlooks the lake and has two spacious lounge areas and dining area that seats 8-10. We have tried to think of everything to make your stay more comfortable. The house has Sky+ TV, wireless broadband, DVD player, CD Player, Ipod dock and a PS2. We keep a selection of books, DVDs and board games for all the family, including a poker set. We are very child-friendly and provide lots of equipment so that you don't need to load the car up! We have 3 travel cots, 3 high chairs, a Phil and Ted's double buggy, baby bath seats, changing mat, potty, stairgate, baby backpack, steriliser, food blender, bed rails and lots of plastic cutlery and plates. We can also provide sleepover futons for additional young children. We have four bedrooms and four bathrooms (three en-suite) so there is no queuing for the bathroom! All bedrooms have TVs and hairdryers and two have their own DVD players.

Notes on prices
Up to date rental rates are available on our website and there are no hidden extras.
Our rates include all bed linen and towels, our welcome pack, all children's equipment including cots and highchairs, wireless broadband, Sky+ TV, all utilities (no winter supplement) and use of the Spa and leisure facilities.
Changeover day
Arrival time 4.00pm, departure time 10.00am. Preferred changeover days Friday and Monday, but other days considered.

Notes on accommodation
Falcon House is equipped for families and we have stacks of baby equipment so that you don't have to pack any! 3 travel cots, 3 highchairs, Phil & Teds double buggy, baby backpack, baby bath seats, potty, microwave steriliser, food blender, plastic cups, plates, bowls and cutlery, changing mat, stair gate, toy box, PS2 and games, jigsaws, board games, children's books, colouring pencils and paper. Whilst we aim to provide a child-friendly holiday home, please be aware that the houses on the Estate are close to open water and your children will need to be supervised outside.
Accessibility
Whilst we have no special adaptations, the house has parking space very close to the house and the approach to the house is on a flat path with a very slight incline. The front door threshold is almost flat and there are no steps. The ground floor is open plan and all level with stone flooring. All bedrooms are on the first and second floors and need to be accessed by stairs. The spa is a short walk away and the access is flat. There is an adapted shower/wc and flat entry to the pool area.
Outside
Outside we have a decking area with gas barbecue and large table and chairs, the perfect spot to sit with a glass of wine and watch the bird life on the lake. The house overlooks Clear Lake and you can fish just a few feet from the deck. We have a secure 5 bay bike rack for you to lock up your bikes. Falcon House is a 2 minute walk from the Estate Spa, with indoor pool, outdoor pool (seasonal), fitness room, steam room, sauna, relaxation room and treatment rooms. Treatments at extra cost). Children are welcome in the Spa except at designated adult-only swim times (usually at the beginning and end of the day). There is also a kids playground, trampoline and a tennis court all within a 2 minute walk. There are long walks and bike rides around the Estate and fishing on a number of the lakes.

Falcon House is in the Cotswold Water Park, an area of over 100 manmade lakes that offer a great choice of watersports: cable waterski, windsurfing, kayaking, sailing etc. There are a good choice of nature reserves and bird-spotting opportunities, and also a wide range of angling clubs and lakes for fishing. For the more adventurous flying lessons are available at Kemble airport with hot air ballooning, horse-riding and polo all a short drive away. Bike and boat hire is just a mile away. The local pub, The Bakers Arms is a pleasant 15-20 minute walk away and there is a wide choice of othe family-friendly pubs within a 5-10 minute drive,
Cirencester has a good choice of restaurants and shops and a Waitrose and Tescos that both deliver to the house.
Booking notes
30% deposit required to confirm booking. Balance payable 6 weeks prior to stay, along with £250 security deposit. No hen or stag parties. Noise restrictions in place at Lower Mill Estate.
