Notes on accommodation
This character filled maisonette is located on the second and third floors of this traditional property. Gas central heating and electricity are included. One well-behaved pet is welcome but regrettably no smoking is permitted within the property.
Accessibility
The parking is on street, however the internals and rear of the property do require a significant ability to climb steps to be appreciated.
Outside
The lower patio is reached via the ground floor, and offers a sheltered environment with garden furniture, and enclosed storage for bikes/canoes. Steep steps lead to a significantly raised deck area and further upward steps lead to a secluded lawn and prominent upper seating area with BBQ enjoying views over rolling fields beyond. As well as the enchanting secluded garden to the rear the house benefits from a large public grassed space to the front, this follows a small stream and has a child’s playground in one corner.
Coast/Beach
This property is just a pleasant drive (a half hour) to the South Coast, and within easy access of the traditional resort of Torquay.
Golf
8 miles distant. Hele park at Newton Abbot. 9 hole course. Open to visitors.
Skiing
Plymouth artificial slope 20 miles distant.

Ashburton has built a national reputation with its school of cookery and the locality offering fresh sourced organic produce such as the famed Riverford organic farm. Dartmoor is an area of outstanding natural beauty and attracts hikers, cyclists and canoeists. The River Dart country park on the edge of Ashburton, and boasts one of Britain's most beautiful sections of river and is home to an adventure park suitable for the family. Dartington Gardens, arts and Conference centre is about 7 miles from the property, and Totnes with its boutique shops, cafes, restaurants, markets, galleries and alternative lifestyles is 10 miles distant. There is a ferry from Totnes to Dartmouth.

Nearest overground railway station – Newton Abbot 20 minutes, Totnes 20 minutes. Airports – Exeter 30 minutes and Plymouth 30 minutes.

A 1 hour circular walk can be enjoyed which starts 200 yards from the property and takes in some fantastic views through woodlands by the stream. Trago Mills shopping centre and Fun Park are close for family activity regardless of the weather. Other local attractions include River Dart country park, Buckfast Abbey, an otter and butterfly farm, the Devon steam train, the Devon guild of craftsman visitor centre and of course Dartmoor itself.

About the owner
I have lived in this area for 16 years. I love the wildness of Dartmoor, and the alternative culture around here. I enjoy films and organic food. I am a gardener and designer by profession. We completely refurbished this property when we bought it 8 years ago - nothing had been done for 30 years! I was able to put my design skills to good use in the garden (which was a bramble patch with a ruined pig sty when we bought it!). We tried to retain some of the character of the original building, by exposing the original fireplaces for example, whilst creating a home with all the comforts of modern living...

Why the owner chose a home in this location
I love Dartmoor on the doorstep for the walks and contact with nature. The edge of the moor where I live is softer than the high moor, there are more trees and rivers. There's a stream just a few hundred yards from the house, and a circular walk close by with views and woodland too.. I can hear it from my bedroom if I have the window open at night. The shops are just a minute's walk from the door, lots of boutique gift shops, antique shops, 2 delicatessens, a wine bar, a quaint hardware shop, hairdressers, beauticians, massage therapists, clothes shops, an outdoor pursuits shop, and a bike shop called 'big peaks' (a couple of minutes away by car). There is also a fabulous adventure playground with swimming pool, flying foxes, pirate ship etc. called River Dart country Park 5 mins by car.
Unique benefits of the property
This house is in a perfect location for me. One minutes walk from shops, bars and cafes, and yet with the moor on the doorstep too. The secluded terraced garden on the hillside, overlooking the wooded valley on the other side of the road, and the distant church spire, is a real plus for me. Great for BBQs and getting the best of the afternoon sun.
