Mallard House occupies two and a half upper floors of this town house, reached via 10 stone steps leading to the rear of the house. Situated on the level, off Victoria Road, at the bottom of Vicarage Hill. Accommodation comprises of open plan living area and kitchen, master bedroom, single bedroom and attic with twin beds and a wash basin. The recently refurbished family bathroom has a fabulous large walk-in shower and a corner bath, and a separate wc with wash hand basin. The feeling in the house is 'light and airy', lots of pine and original features, rural views, lush and green. 4 minutes walk into the town centre, 1 minute to a child's play park area. Mallard House has recently had fantastic new sash windows! Great for looking out of and enabling a variety of ventilation options, as you can tell I'm really pleased about them! Prices are for the property per week in UK Pounds. Please call for winter rates and availability. Mallard House can be made available as a Winter let, from November until April. Weekend and short breaks available.
Changeover day
Saturday arrival after 4pm, departure by 10 am on vacation, can be some flexibility.

10 stone steps lead to the path to the front door.

Area outside front door with table and two chairs.
Coast/Beach
4 minutes from the waterfront. There is a children's play park very close by, in fact less than a minute away. Take alook at Woodlands, just outside of Dartmouth on the road to Totnes, great for youngsters!
Golf
Dartmouth Golf and Country Club, approx 5 miles away, has fabulous spa and leisure facilites, and a great restaurant. Plenty of excellent eating establishments, my favorites: bar, less formal is the Dartmouth Arms located by the Lower Ferry. Anzac Street Bistro, also Wildfire are always good, not to mention Mitch Tonks Fish restaurant! Dittisham is another favorite, the Ferry Boat Inn on the banks of the Dart, you can catch the ferry up from the Embankment in Dartmouth, day times, great for crab fishing on the pontton, or a visit to Agatha Christies Estate just opposite at Greenway Quay.
Travel
Totnes and Paignton have the nearest national railway stations. Paignton has a bus station also. A very special trip is the journey on the steam train from Paignton to Kingswear, then a short ferry ride across the Dart.
Distances
2 minutes to Dartmouth town centre. Totnes approx. 25 mins. Exeter approx. 1 hour. Plymouth approx 1 hour.
Further details
Mallard House, is off of Victoria Road at the bottom of Vicarage Hill. Drive into Ford to unload, you will find parking on Victoria Road, or further up Vicarage Hill in Town Close, or further up again in Mount Boone, or the Market Square which is back towards town centre, or the main car park in town, or finally, the park and ride.
Parking can be arranged for you, however it's usually quite easy to find a space anytime accept Regatta!

About the owner
Dartmouth is a great place, my favorite spots are, Sugary Cove, head to the mouth of the river and take a right, a few minutes by car, take the ferry, or about 20 mins by foot. The cove is reached by many(!) steps down, lots of rock pools await at low tide, has the sun 'til late afternoon. Dittisham is an absolute must further inland on the edge of the River Dart, great pub on the beachside, and the Anchorstone Cafe, - the most amazing seafood! By road takes about 20 minutes, park down on the Ham, or take the ferry, runs half hourly through the summer. Agatha Christie's estate is opposite, fabulous gardens, delicious afternoon teas! Sharpham wines, absolutely fab organise a visit! Wine tasting and lunch.
The Spa at Dart Marina has some great offers on, lunch and 'dip' or supper and 'dip

Why the owner chose a home in this location
The house has lots of pine, and original features, it is very peaceful, at the far end of Orchard Terrace, Ford, only pedestrian access makes it very cosy. The basement is now self contained. No one walks past Mallard House, only those visiting and enjoying it's cosiness!
Unique benefits of the property
Mallard House is situated about 4 mins from the waterfront, close enough to enjoy the 'throng' of the town, and far enough away to be peaceful. The local Spar shop is less than two minutes away, open 'til 10pm, very handy! Ford is just off of Victoria Road, which is the old road out of town, also the main bus route.
I can arrange parking for you in Mount Boone, the road runs adjacent to the New Road, behind which the Britannia Royal Naval College holds court above, it's £25 for the week.
