Apartment all one level, stair gate. Bed 1, super king bed, bed 2, king size bed, bed 3 and 4 with 2 single beds each (access to bedroom 4 is through bedroom 2). Bathroom 1 bath/overhead shower, basin and wc. Bathroom 2 shower, basin and WC. Kitchen with electric cooker, fridge/freezer, dishwasher, microwave, toaster, coffee maker,food mixer, iron, ironing board, table.
Spacious living room with DVD, video, TV some Sky channels, stereo, books, games and bed settee. Large dining area. Laundry room in basement with washing machine, dryer, sink, drying area, shower and wc. Games area with table tennis, selection of beach toys. Wifi hotspot. Breakwater View occupies the whole of the top floor of this huge house and is accessed via some stone steps to a pretty courtyard set with table and chairs and from there via 5 short flights of stairs to the top floor. The view is breathtaking. Guests can use the garden which has a large lawn, play areas,willow house,sandpit, perfect for children.

The Apartment is as described above for Breakwater View but with only 2 bedrooms and 2 bathrooms available to suit smaller groups and reflected in the rental cost. There is the option to have 2 bedrooms; one with a kingsize bed and one with a super king size bed or one bedroom with a super king size bed and one bedroom with twin beds all have sea views.

A lovely room with a kingsize bed [ room for a cot ] and view over a pretty courtyard set with table and chairs for use by guests. Equipped with flat screen tv,mini oven and hob , kettle, toaster, china, cutlery and fridge and freezer and washing up facilities available in adjacent laundry room plus a private bathroom with bath and shower.
The apartments are cleaned to a very high standard and benefit from comfortable beds with well-laundered, good quality linen.
There is a communal basement games room with table tennis, darts, beach toys etc., together with full laundry facilities, a drying area, shower and WC for use after the beach and a BBQ available. Both apartments are family friendly with cots and high chair available upon request. Linen is provided, with the exception of beach towels. Guests can make use of the main garden lawn with garden furniture supplied.
Off street parking is provided for one car in front of the house.

 

Notes on accommodation
We request no smoking inside the properties. We regret no pets. We do have a well-behaved, child friendly dog of our own, none of which are allowed in the apartment. No telephone but most mobiles find reception.There is a wifi hot spot in the village. The accommodation and location is very suitable for children and some toys are provided. Guests can make use of the garden which has a large level lawn and other play areas plus garden furniture and BBQ. All beds have duvets, linen is provided except for beach towels. Oil Central heating. Cots and highchairs available. Both apartments are all on one level and the large top floor apartment has a safety gate at the top of the stairs.

Accessibility
Not suitable for guests with mobility problems.

Outside
The apartments are set in 1.5 acres of beautiful gardens with a path leading through to the village and beaches. Mewstone View is at garden level with a fenced private terrace, lawn ,BBQ ,table and chairs with sea views.Courtyard View is at garden level overlooking a pretty courtyard set with table and chairs plus BBQ. Breakwater View guests can enjoy panoramic views from their apartment and use a large level lawn set with table, chairs and BBQ.The garden is fantastic for children with a living willow house, willow tunnel, sandpit and garden toys.

Coast/Beach
Cawsand and Kingsand beaches are 2-5 minutes walk, no car required. The beaches are gently shelving and very sheltered with a mixture of pebbles, sand and rock pools, very safe for small children.
Whitsand Bay is miles of golden sand, ideal for surfing and is a 5 minute drive, lifeguards in summer.

Golf
Whitsand Bay Golf Course is 10 minutes drive away along a spectacular coastal road. This course has one of the most distinctive and epic landscapes that Cornwall has to offer, you can see the sea from every tee.
St Mellion, with its championship course, plus China Fleet, Looe, Lanhydrock and Lostwithiel are all within 40 minutes drive.

Travel
Plymouth Airport 50 minutes.
Newquay Airport 1 hour.
Plymouth ferry port has a regular service to Roscoff and Ireland.
Plymouth station 40 minutes.
Passenger ferry from Cawsand beach to Plymouth in summer
A car is recommended if you want to sight see the area but many visitors park their car on arrival and do not use it until departure !

Distances
The property is situated in the adjoining twin villages of Cawsand and Kingsand, it takes approx 40 minutes to Plymouth or 30 minutes to Liskeard.

Further details
We are on the South West footpath with beautiful walks east or west from the village.
Mount Edgcumbe Estate is an easy stroll or walk to Penlee Point, Rame Head and on to Portwrinkle for the more energetic.
Eden Project, Cotehele House, Antony House, National Marine Aquarium, Lost Gardens of Heligan are all within easy reach. Masses of information is available in the apartments regarding local Cornish attractions, all within easy reach.
The village has a general shop, a post office, 2 cafes, 3 gift shops and a supplier of organic food plus a delivery of fresh fish every Friday. There are several pubs serving good food and various other restaurants within easy distance.
The village hosts a sailing regatta, gig racing and art exhibition every summer plus various other events.

Booking notes
30% deposit required on booking plus balance 6 weeks in advance. In the event of cancellation the full rental remains payable. If we can secure another letting we will return the rental minus a £30 administration fee.
